Starting tomorrow morning I'll be reviewing the second quarter sales numbers for these major Palm Beach Gardens communities: PGA National BallenIsles Mirasol Mirabella Old Marsh Steeplechase and San Michele. It's been rather busy (regardless of what the newspapers say!) so I'll be going over what sold in the last 3 months and what's still available. For all the folks who insist that real estate is dead in Florida: "Florida's existing home sales rose in February, making it the sixth consecutive month that sales activity showed increases in the year-to-year comparison..." AND "Existing home sales rose 20 percent last month with a total of 9,858 homes sold statewide compared to 8,181 homes sold in February 2008...." The powers-that-be at PGA National have posted the newest update to the change in access to the property: Starting February 1st, 2008 access to PGA National will be restricted to Residents ONLY between 9 PM and 6 AM. I, along with many other owners in this prime piece of Palm Beach real estate, hope that 24 hour restricted access can't be too far behind. Not just for the safety that it provides or the restriction of through traffic between PGA Boulevard and Northlake. There's no way around it - market reports are not the most exciting things to read, or write! Then why do it? Because YOU as a potential Client need to know what is going on in the community that you are concerned with. If you live there, you want to know the facts about what has sold. If you are looking to buy there you'll want to see the final sales prices of the other homes. When comparing the great Golf / Country Clubs of Palm Beach - PGA National, Ibis, BallenIsles and Mirasol, just to name a few - PGA National is the only one that does NOT have it's main roads gated. Sure, there are Security booths at all of the entrances, but non-Residents are allowed free access because the main roads belong to Palm Beach County. This has been an annoyance for quite some time - and most, if not all, Property Owners (myself included) have wanted to correct this problem. Well, it looks like it's finally going to happen! Another fun experience.... I received a call from a Gentleman last week - he got right to the point. He wanted me and my Company to "Sell his Homes". Yup - plural - 2 Homes. Great! A call-in, easy. Two Listings just fell in my lap. There I go assuming again. Big DUH. I tried to set a time up to come by to talk to him - he said that wasn't necessary. Was he coming by the Office? Nah - silly me! It's not easy... Not only having to live in Florida year-round, but also being 'stuck' in Palm Beach Gardens, surrounded by Luxury Homes and Golf, Golf, Golf. Being able to swim all year long.... Easy access to the ocean for fishing, or just relaxing... It really is a rough life! (Nuts- I forgot to mention the tennis.. did I mention golf? Oh, yeah - once or twice!)

Happy (almost) New Year to everyone! Now is the time to get ready to implement all of those changes, improvements and traditional New Year's Resolutions we've been thinking so hard about. Granted you should never really wait to make changes, but with the New Year almost here, there's that whole 'fresh start' feeling. Just make sure that when you say you're going to improve something, YOU STICK WITH IT! Big changes aren't easy, but the end results are definitely worth it. It dosen't matter if you are a hard-core computer user or a casual one, all of us need to be up-to-date on how to protect ourselves from scams and security problems. Just like the Nigerian scam that has been written about quite a bit lately there are tons of other problems you need to be kept aware of. The best thing you can do is have top-notch security software installed on your computer. But this won't protect you from everything. In yesterday's post: My Town - Palm Beach Gardens, Florida, I mentioned that PBG, unfortunately, didn't go all the way east to the ocean. Luckily, this is only a minor problem because the next town over (actually ENE) is right on the water. I'm originally from New York (Far Rockaway) but I've been in Florida for several years now. Currently I live in Palm Beach Gardens - a small, roughly 56 sq mile city in Palm Beach County. Up until 1959 PBG consisted of mostly cattle ranches, pine forest and some swamp land. True luxury! But things improved- The city was incorporated in 1959 and by 1960 the US Census reported that it officially had a population of 1. Yes, one. A Customer contacted me the other day and she was a bit annoyed that her Realtor wanted to see proof that she had, or could get, the money necessary for a purchase - THE NERVE!
