Fort Collins bows out of Riverwalk land deal - The city of Fort Collins has informed the developer that it will not be part of a proposed land purchase at the southwest corner of I-25 and East Harmony Road. The city had agreed in February to buy 128 acres of the southern portion of the proposed 293-acre Riverwalk development from The Turnkey Cos. LLC for $4.425 million. The city had planned to use the property to expand an existing gravel pit into a 1,500-acre-foot water storage facility and open space area. Fort Collins is leading the way out of the high foreclosure rates around the nation. In an article printed last week the numbers appear to be coming our way. However i tend to be a bit more reserved and in talking to many of the REO agents i work with they have some concerns about the large amounts of inventory still on hold at many lending institutions.

It has been an interesting real estate market as of late. Although i have been investing and working in Real Estate for 12 years. (my whole adult life if you call me an adult) I have never been through a period of time like this. Many times in the deals i have been working there have been reasons for the Buyers to feel stressed. Rates are going up. Prices are too high based on affordability. Many new stores are open in Front Range Village.
Sprouts is opening specializing in fresh natural foods.
Panera Bread is also open and ready for business. They are right next to the Harmony Library. Super location. I am sure that location will lead to a lot of future clients for them. If you have not been to the Front Range Village yet i would recommend it. New shops open all the time.

Bond Yields Push Mortgage Rates Higher This Week, an article from Realty Times, reports that the 30-year fixed-rate mortgage averaged 4.91% with an average 0.7 point for the week ending May 28, 2009, according to Freddie Mac's Primary Mortgage Market Survey. Last week, it averaged 4.82%, and a year ago it was 6.08%. "Fixed-rate mortgage rates followed long-term bond yields higher this week as financial markets try to discern the state of the economy," said Frank Nothaft, Freddie Mac vice president and chief economist. What you need to know about RULE HB 1091.
By July 1 of 2009 The Real Estate commission will require each listing to disclose the requirements specific to HB-1091. The basic requirement here will be installing a Carbon Monoxide detector. This can be combined with a smoke detector. The alarm must be installed in all homes with a Fuel Fired Heater or Appliance, Fireplace or attacted garage. It also much be installed 15 feet from the entrance to each lawfully used room used for sleeping.
