http://activerain.com/blogs/margaretmitchell en-us http://activerain.com/blogsview/1326897/does-your-smartphone-make-you-feel-dumb- <p><img src="http://activerain.com/image_store/uploads/3/5/1/0/4/ar125772203140153.png" height="98" alt="" width="46" />I have no real excuse but let me try:&nbsp; I live in a no cell tower zone.&nbsp; Cell phones just don't work where I live.&nbsp; I know, I know.&nbsp; I'm planning on moving.</p> <p><img title="DUH!" src="http://activerain.com/image_store/uploads/3/6/0/5/0/ar125772207705063.jpg" height="100" alt="dunce cap in the corner" width="34" />&nbsp;So, I have been happily behind the times on cell phones for years.&nbsp; I had a Motorola Krazr, what the heck.&nbsp; Besides, this is Maine, right?</p> <p>&nbsp;I am on line more hours of the day than not.&nbsp; I don't want a phone for email.&nbsp; I just wanna phone!!!&nbsp; But times have changed.&nbsp; I would go to broker open's and instead of rushing the lunch, everyone's face was in their Blackberrys.&nbsp; Hullo?&nbsp; Anyone home?&nbsp; I don't want to be the Realtor focused on technology, ignoring the people.</p> <p>&nbsp;So I looked at Blackberrys.&nbsp; Tiny buttons with both letters and numbers which are hard for boomer eyes.&nbsp; Ok for getting your email but really, I just want a phone. Median sales price November 2008 was $384,000, median days on market was 101 days, and median sales price was 96% of list price.</p> <p>November 2008 sales of 8 single family homes is just over half of the total November 2007 sales, which was 15 single family homes. Median sales November 2007 price was $409,000, median days on market was 81 days, and median sales price was 95% of list price.</p> <p>What's the forecast? Most agents believe that December 2008 sales will be light relative to the year before also. However, the recent steep drop in mortgage interest rates, from 6.5% on 30 year fixed just a few weeks ago to 5.5% today, coupled with some true bargain pricing, may lure buyers back into the Seacoast real estate waters. An automobile accident.&nbsp; It is little solace in a collision that you, in fact, had the right of way.</p> <p>I use this phrase all the time to persuade others to a reasonable course of action.&nbsp; "Of course, you are right but sometimes being right is not relevant."&nbsp; Sometimes being right can hurt you, like failing to yield in a dangerous situation even if you have the right of way.</p> <p>&nbsp;I remember riding in a car at a very young age with my Uncle Bob and my namesake, Aunt Margaret.&nbsp; Years later, Aunt Margaret loved to tell this story:&nbsp; Uncle Bob said to me, "Peggy, would you roll down the window a couple inches please?"&nbsp; (Remember roll up windows in cars?)&nbsp; My little curley haired head snapped right around from gazing out the window. &nbsp;"Well, Uncle Bob, exactly how much is a couple inches?&nbsp; Is it two inches or four?&nbsp; Uncle Bob, could you please be more precise?"</p> <p>&nbsp;My ire grew as the adults roared in laughter.&nbsp; There you have it at a very young age, the core of my being.&nbsp; It is a form of shamanism.&nbsp; If we can just figure out what THEY did wrong, we can avoid it and it won't happen to US.&nbsp; But perhaps they did nothing wrong.&nbsp; Perhaps it could happen to us.&nbsp; I have worked as a builder for 10 years.&nbsp; We are renowned for the detail in our homes.&nbsp; People see the detail and totally flip: "Where did you get that??? "&nbsp; Web, web, web.<img src="http://activerain.com/image_store/uploads/1/0/4/6/0/ar121946084406401.JPG" height="640" alt="" width="405" /></p> <p>Sometimes I find creative peeps on the web and email them an idea.&nbsp; We go back and forth, and then they build it for me.&nbsp; Prices are usually nice for the quality, and true custom work, because most people like to go good work and appreciate someone who recognizes quality and will pay for it.</p> <p>Chiseled granite sinks, period mahogany lights, detailed floor medallions.&nbsp; Web, web, web. <img src="http://activerain.com/image_store/uploads/7/6/0/7/6/ar121946107267067.jpg" height="531" alt="" width="800" /></p> <p>I buy not only my car but my husband's work trucks on the web.&nbsp; OK, no clue really after V6 vs. V8, but I ask him the buzz words.&nbsp; And then I browse the web and see who has what we are looking for on the lot.&nbsp; We usually buy on December 30.&nbsp; You have a VERY motivated dealership, looking to move vehicles off their lot and we get a potential tax deduction.&nbsp;&nbsp; My first conversation with the car salesman is when we arrive to pick up the truck.&nbsp; Everything has been done and agreed on the web.</p> <p>An automobile is an automobile. &nbsp;Once you specify the make, model and options, THEY ARE ALL ALIKE. There ya go. &nbsp;Drive it off the lot.</p> <p>Two things I will never buy on the web:&nbsp; First, my dog.&nbsp; I can't even "pre-order" my dog from a breeder.&nbsp; I just have to see her, look at her little face, to know if she is the one for me.&nbsp; Second: my home.&nbsp; I have to see her face, too, to know if she is the one for me.</p> <p>A HOUSE IS NOT AN AUTOMOBILE.&nbsp;&nbsp; A photo will never tell me if I can smell the salt sea spray, if I hear the buzz of Route One, what the light looks like at dawn. &nbsp;The floor plan does not tell me if the builder is an artisan with old world craftsmanship and well deserved pride in his work. &nbsp;I can't drive it off the lot. &nbsp;I can only hope that the builder/journeyman intuitively knew the most important aspect: how to join it to the earth.</p> <p>&nbsp;NO TWO ARE ALIKE.</p> <p>&nbsp;I preview every new listing in my town and look at every photo.&nbsp; But at the first broker open, off I go to see it.&nbsp; If there is no broker open, I go to the public open house which must be unusual judging from the listing agents' reactions.</p> <p>&nbsp;It doesn't matter what time of day I go, nor the weather.&nbsp; I have this bizarre builder's compass in me that knows which way the house faces and what the light will look like at dawn or dusk.&nbsp; I never see what the house is, just what it could be.&nbsp; I am flawed: I like all houses.</p> <p>Here's an exciting secret:&nbsp; I have a talent for knowing if a house is the home for my buyers.&nbsp; I preview it on the web and then in person.&nbsp; Then I send a web preview to my buyers and set up a showing.&nbsp; I can't wait to see their faces, when they actually see the house that will become their home!</p> <p>&nbsp;The web, my ally, my best friend, will not be replacing me, the real estate agent, soon. &nbsp;&nbsp;A house is not an automobile and no two are alike.</p> Margaret Mitchell, York Maine Real Estate (Coldwell Banker Yorke Realty) Fri, 22 Aug 2008 22:16:14 -0500 http://activerain.com/blogsview/655307/understanding-value-part-i-a-house-is-not-an-automobile http://activerain.com/blogsview/640893/diving-in <p>I do not dive gracefully.&nbsp; For some reason, my entrances are all somewhat awkward.&nbsp; And as I slice through the water, it shocks me, as if the water is slicing me instead.&nbsp; Always.&nbsp;</p> <p>&nbsp;In that split second, my body recognizes that temperature change as not me (foreign) and worse (danger), it covers me perhaps to tether and suffocate me.&nbsp; The split second of panic on contact (whoosh) stiffens my body and ruins the dive.&nbsp; I must gasp quickly and fight to quell the panic that would rise up burning in my throat.</p> <p>Then slowly I begin the repetitive motions that propel me forward.&nbsp; I don't like to put my face in the water but I must.&nbsp; It takes all of my concentration in those first few seconds to begin the swim, to shed the panic.&nbsp; Each stroke warms the muscle and the next is a little faster, truer through the water, As the motions turn and repeat, I slowly carve the water and gradually I cool to the environment, more comfortable with each minute.</p> <p>&nbsp;My ability to control the fear comes from the knowledge that I can float.&nbsp; I mean, float like nobody's business, really world class.&nbsp; Of course it helps that I am a floater but that's not all it is.&nbsp; Years of operatic training means I breathe down to my soul.&nbsp; It is the power to completely relax, release all tension from my body, breathe hugely and start to rise to the surface.&nbsp; Once there, I can stay there. This is not such a bad thing in real estate.&nbsp; Most of the buyers come from there.&nbsp; Arthur is from 250 miles north, a much greater distance.&nbsp; But it is Maine.&nbsp; He is not from away and belongs here in a way that I cannot.<em></em></p> <p>&nbsp;Southern seacoast Maine is a beautiful place.&nbsp; A mere 60 miles from Boston, we are blessed with a good economy.&nbsp; And even in a slower market, everyone wants to live here.&nbsp; Spring through fall, our ranks swell with the seasonal property owners and tourists, who flock to our sandy beaches.&nbsp; I enjoy the ebb and flow of the tides, the seasons, and the visitors.</p> <p>&nbsp;Seasonal traffic does not ebb and flow.&nbsp; It is an abrupt downshift.&nbsp;&nbsp; Our little beach town's even littler main street becomes one way, in a circular pattern.&nbsp;&nbsp; To go to Wells, a mere 10 mile jaunt up the road, through Ogunquit, invokes that famous Maine phrase: "You cahn't get theah from heah."&nbsp;&nbsp; Well, actually you can.&nbsp;</p> <p>&nbsp;You can go the back roads, up Mount Agamenticus, perhaps twice the distance.&nbsp; Only the locals know this way.&nbsp; Not even your Nav system knows it! &nbsp;Or you can relax and take more than twice the normal time to accommodate the intersection at the center of Route One Ogunquit.&nbsp;</p> <p>&nbsp;Better yet, take your time and the scenic route.&nbsp; It's summer!&nbsp; Pick up Shore Road in the Cape Neddick section of York.&nbsp; Stop at Shore Road market for a lobster roll.&nbsp; Continue on past golf courses on the left and the rocky coast on the right.&nbsp;&nbsp; It is the sound.&nbsp; Perhaps once a summer, we hear a cadre of aircraft over the sound of waves, birds and bell buoy.&nbsp; Helicopters another shortcut through Ogunquit ...</p> <p>&nbsp;Now we come to our local great divide: east of Route One (considered "in town") or west of I 95, which closely parallels Route One through much of York.</p> <p>&nbsp;Bookmarked by the York river to the south and Cape Neddick River to the north, west of 95 has some antique houses perched on the main roads like Cider Hill and Beech Ridge, built close to the road to reflect their true colonial heritage.&nbsp; There are some subdivisions of newer homes, many near the rivers and a few spectacular homes befitting landed gentry.&nbsp; There are also farms of gorgeous rolling fields and woodlots, many handed down for generations.</p> <p>&nbsp;In some cases, west of 95 is a wondrous place of big land and little houses.&nbsp; As you cross Route One, the lots become smaller.&nbsp; As you approach the beach, still smaller until at last you arrive at the place of little land and big houses.&nbsp;&nbsp; Those who bask on the miles of beach don't mind this.</p> <p>&nbsp;The twang also changes, imperceptible to most but impossible to miss by those who grew up here.&nbsp; As you approach the beach, and seasonal residences, Massachusetts accents like mine abound from those who come up for the summer and weekends.&nbsp; And even foreign accents from the influx of young people who work the summer jobs.&nbsp; In York Harbor, the mix changes still again with the addition of New York&nbsp;&nbsp;&nbsp; and Connecticut accents.&nbsp;&nbsp; All are important to our local economy and we welcome them all.</p> <p>&nbsp;I promised to tell you the Story of Ames Field in this post.&nbsp; Alas, I have gone on too long, setting the stage.&nbsp; I must leave this for Part III.&nbsp; Will you look through my eyes one more time with me?&nbsp; I promise you that this is a special place and worth a return visit.&nbsp;</p> <p>&nbsp;Part II is the only detour.&nbsp; Day to day efforts stop me from writing <em>on the topics that I think I should.</em>&nbsp; You know: the market , the numbers, the facts.&nbsp; I'm good at numbers and it's hard to argue with the facts.&nbsp; A risk free entry into the blogging world.&nbsp; And yet, I drag my feet.</p> <p>Finally, I know why.&nbsp; Before I can tell you what I want to tell you, I must first tell you what I need to tell you.&nbsp; About this place that possesses me.</p> <p>This is real estate, but this is personal.&nbsp; Dare I tell you?&nbsp; Tell strangers, who may read on line, anonymous during day and night.&nbsp; It feels exhibitionist. &nbsp;&nbsp;Can you possibly understand?&nbsp; And once unleashed, perhaps I cannot stop.&nbsp;</p> <p>No matter.&nbsp; I have no choice.&nbsp; My only hope is to tell the story.&nbsp; To let this place captivate someone else.&nbsp; And in so doing, perhaps to set myself free.</p> <p>We are not born in Realtor suits.&nbsp; We all arrive at our virtual community with different backgrounds and perceptions.&nbsp; I used to wear a banker suit.&nbsp; Navy blue or grey, jacket and skirt.&nbsp; A frequent traveler, I was constantly stopped at airports and asked what gate for a particular flight.&nbsp; A few times, when this flight attendant presumption was accompanied by rude behavior, I made up gate information to the farthest corner of the airport.&nbsp;</p> <p>The suits we wear not only color our world but the perceptions that others have about us.&nbsp; And these perceptions, in turn, influence who we are.&nbsp;</p> <p>&nbsp;Lo and behold: donning a Realtor suit does not stop my need to touch, to smell, and to shape the earth so that the universe makes sense to me.&nbsp; To find or make my home.&nbsp; The Realtor suit is just one more layer of human complexity.</p> <p>The first of many secrets:&nbsp; I used to fall hopelessly in love with houses.&nbsp; And when I saw a house in disrepair, I always wanted to rescue it.&nbsp; Until I discovered a much more dangerous trade: the ability to build my own.&nbsp; The ability to dream it and make it appear.&nbsp; I discovered that I had the eye.</p> <p>And yet this dangerous ability came with a small gift.&nbsp; When I would show this house that I created, amidst choruses of "How can you bear to sell it?", I would always know instantly when I met someone, if this house was meant for them or not.&nbsp; And when they looked at it through my eyes, they fell in love with the house, too.&nbsp;</p> <p>The decision is made.&nbsp; The die is cast.&nbsp; Next I will tell you: the story of Ames Field.&nbsp; But for tonight, I share with you here, literally, my window on the world.&nbsp; The sunrise each day that tells me all's right.&nbsp;
