money matters: What’s Happening With Real Estate Prices in the Georgian Triangle - 01/06/10 02:07 AM
Collingwood, Blue Mountain and Area Real Estate Prices Rising Again
First, a disclaimer:  Statistics can be dangerous things if they are not carefully and accurately assessed.  For example, our MLS® system uses average sale prices rather than median sale prices.  Neither is an exact science but when used comparatively, it gives us a general sense of trends only.  For example, the absence or presence of very low or very high-end sales can dramatically alter averages within small sampling groups.  Now having said that, I think we have a fairly safe picture emerging.  I've taken a look at the average sale prices … (0 comments)

money matters: What To Do When You Can’t Pay Your Mortgage Anymore - 04/26/09 04:11 AM
This is one of those uncomfortable topics that most people prefer not to talk about but the reality is that it happens.  Job loss, illness or other life events can suddenly interfere with the ability to pay a mortgage and it happens to the nicest people.
If times are tough at the moment and you are struggling to pay the bills because of a change in your life circumstances, there are things you can do and try that you may not be aware of.
First, consider talking over the situation with a trusted friend, family member or advisor to get some … (8 comments)

money matters: Test Your Mortgage Knowledge - 03/02/09 07:18 AM
Could you pass a short quiz about mortgage basics?  Most people can't which is a bit frightening when you consider how many of them carry a mortgage that likely represents the biggest portion of their financial portfolio.
In the recent federal budget, there is a proposal to start a financial literacy task force this spring.  Their job will be to make recommendations to finance minister Jim Flaherty on how best to equip Canadians to make more responsible financial decisions.
As Flaherty said in a speech last May, "We are graduating people who can design and build complex buildings and bridges, but … (5 comments)

money matters: Why Waiting To Buy A Home Could Cost You Thousands - 02/10/09 06:16 AM
Back about 18 months ago, I can clearly remember thinking that things would change in the real estate market. Fast sales, multiple offers, interest rates, home prices... they'd all change.  After twenty years in the business, I've seen enough changing cycles of the market to know that nothing ever lasts.
18 months ago, buyers here in the Collingwood - Blue Mountain area were often frustrated because they had little time to think.  When a suitable home came on the market, it would often sell before they could arrange to see it or before they could make an offer.  They were often in … (7 comments)

money matters: Part 4: Building a Home In The Collingwood – Blue Mountain Area: Financing - 04/24/08 05:30 AM
In our continuing series on building your own home, today I'm pleased to present an article about financing your build written by my favourite local mortgage broker, Michelle Reichart  with Invis.  Thanks for your contribution Michelle!
About 5 years ago I helped my brother in law build his dream cottage on a beautiful lake up north; at that time both families really got along great.  We have been going to the cottage for years, we always laughed and had fun, how hard could it be to build  his dream house...get a mortgage...build the house...not that hard, right?  NOT!
If you have not been … (0 comments)

money matters: Bank of Canada Lending Rate - 09/06/07 09:36 AM
Despite earlier forecasts of a raise in the rate, the Bank of Canada decided last night to hold the key overnight lending rate to the current level of 4.5%.  Although Canada's total inflation rate of 2.2% marginally exceeds the Bank of Canada's target, concerns about global credit markets and their impact in Canada have caused them to hold the line for the time being.
The Canadian economy is performing well and ahead of projections but a slow down in the U.S. and global markets impact us through things like reduced demand for Canadian exports and by a tightening of credit policies that … (0 comments)
