Collingwood, Blue Mountain and Area Real Estate Prices Rising Again
First, a disclaimer:  Statistics can be dangerous things if they are not carefully and accurately assessed.  For example, our MLS® system uses average sale prices rather than median sale prices.  Neither is an exact science but when used comparatively, it gives us a general sense of trends only.  For example, the absence or presence of very low or very high-end sales can dramatically alter averages within small sampling groups.  Now having said that, I think we have a fairly safe picture emerging.  I've taken a look at the average sale prices … (0 comments)

A few months ago, I showed a house listed with another local real estate company.  It was in surprisingly poor condition inside and I was surprised at the asking price.  As is customary, I contacted the listing agent afterwards to provide feedback on my showing. 
I told the agent that I thought the house was seriously over-priced by at least $30,000 and interestingly, he agreed with me.  He said his clients were not co-operative about reducing the price.  (I always then wonder why this agent would even have taken the listing).  Anyway, it languished on the market for over six months … (4 comments)

The New York Times ran an article a couple of weeks ago that reported on a lawsuit in the U.S.  It appears that a person felt she had paid over the market value for her home so, she is now suing her real estate agent, saying it was his fault.
From reading the article, I gather that basically, this lady and her hubby bought their million dollar+ home at the height of the real estate boom in California.  After they moved in, they became more aware of property values in their new neighbourhood and subsequently felt that their agent had misrepresented the value of … (5 comments)

Next to "How's the market?", I think the question I'm asked most frequently is, "What's it worth?"  Considering that real estate often represents a persons largest asset, that's a very fair question for both buyers and sellers of property and, as a Market Value Appraiser - Residential, one that I think I'm qualified to answer.
Market value is generally defined as the probable price a property will sell for in a reasonable time when fully exposed to the market and with a willing buyer and seller and with neither party under duress.  Quite a mouthful, huh?  Since most of us don't carry … (0 comments)
