As a part of the Florida life style residents enjoy their days of water activities, water sports , waverunner ,snorkeling, water ski and wakeboarding, tubes and banana boat rides.

Castellanos was part of a 12-man group that left Black Point Marina last July 2007 for Elliot Key. While the group was returning to the marina, Castellanos fell overboard of the boat. The Coast Guard searched for him all night and day with boats and helicopters. He may have collided with the vessel and once you had been knocked and unconscious is the minute that you're unfortunately going to drown.

In memory of this youg former lifeguard ,Miami- Dade Parks are hosting a boating safety awarenss day on Sunday, August 31,2008- from 6 AM to Noon at Black Point Marina- Cutler Bay 24775 SW 87 Avenue.

The purpose of the event is to remind boaters and water sports fans of the importance of safety out at sea along with the maritime rules and regulations. Singer Gloria Estefan will be doing her first South Florida concert in four years -- a partial fundraiser for education groups from Miami-Dade to Indian River counties. The Casino Hotel near Hollywood, Fl is where the singing superstar will perform Oct. 24 for about 5,500 people.

Because of recent legislative cutbacks, that's about how much money will be whacked from South Florida school district budgets, said Linda Lecht, president of The Education Fund in North Miami, one of the groups to benefit from the concert.

''I have been working in education for 20 years and it's the worst I've ever seen,'' said Lecht, whose nonprofit group has raised about $30 million for Miami-Dade schools since being launched by the Ford Foundation in 1985.

''They keep saying they won't cut from the classrooms. But when you cut close to $300 million [in Miami-Dade County], there's not much left and they cut from the classrooms,'' Lecht said. ``Even before this happened we were 49th in funding education around the country.''

The Gloria Estefan Foundation has partnered with Blue Cross & Blue Shield of Florida to donate money to the The Education Fund, as well as Broward Education Foundation and the Education Foundation of Palm Beach County and Education Foundation of Indian River County, where the Estefans recently opened the Costa d'Este Beach Resort.

In recognition for her work, the hotel gave her a customized black-and-white Fender guitar, engraved with ''Gloria'' and covered with roses.

Today, President Bush signed the recently-passed housing legislation (H.R. 3221) into a law. The new first-time homebuyer tax credit goes into effect immediately. This credit is intended to convert prospective buyers into new Homeowners. This will be of great benefit to Realtors, their clients and to communities.

The chart presented below outlines the basic features of the new credit. The Research Department is also preparing a brochure that REALTORS® can provide their clients. The guidelines here will help Realtors guide their Clients through these new provisions.

Amount of Credit	Ten percent of cost of home, not to exceed $7500
Eligible Property	Any single‐family residence (including condos, co‐ops) that will be used as a principal residence.
Refundable	Yes. Reduces income tax liability for the year of purchase. Claimed on tax return for that tax year.
Income Limit	Yes. Full amount of credit available for individuals with adjusted gross income of no more than $75,000 ($150,000 on a joint return). Phases out above those caps ($95,000 and $170,000, respectively).
First‐time Homebuyer Only	Yes. Purchaser (and purchaser's spouse) may not have owned a principal residence in 3 years previous to purchase.
Recapture	Yes. Portion (6.67 % of credit) to be repaid each year for 15 years. If home sold before 15 years, then remainder of credit recaptured on sale.
Impact on District of Columbia Homebuyer Credit	DC credit not available if purchaser uses this credit.
Effective Date	Purchases on or after April 9, 2008
Termination	July 1, 2009

When it comes to an urgent action the sell a ome, most Sellers will use many different methods to speed up the closing. And guess what.. one of my clients told me recently that he had buried the St Joe statue at the front of his yard to speed up the sale.

Sceptic of doing it, I mostly recommend Feng Shui improvements and Staging in a home when listed with me.

But I had to find out about the ritual done by many sellers as of these days.

Here is what I found:

Most commonly, a statue of St. Joseph is placed inside a protective cloth and buried upside-down in the front yard. People differ as to whether the statue should be upside-down or right side-up, and whether the yard should be the front yard or back yard, but worrying about such things is unecessary.

Then a prayer to St. Joseph is said.

When the house is sold, God and St. Joseph are thanked, the statue is dug up and given a place of honor in your new home, and you, of course, tell others about the power of St. Joseph's intercession.

Is this custom superstitious? It is if one doesn't believe in the intercession of Saints and the good of making outward signs of prayer. Given that kits are sold in internet at a very convenient price including the shipping charges and an effective prayer to St Joe.

Believe it or not, I'd been showing that house more than other ones...may be Joe has a good offer for the Seller....

I've been some days out of the AR blog, and I admited I'd been very busy.

I did not feel bad for not commenting and posting after I read Carole Provenzale's post. If you missed it follow this link " When-LIFE-Takes-Over".

When many of my co-workers complain about RE being slow I have nothing else to say how good is doing for me. Many calls and contact leads from the AR, even one to West Palm Beach scheduled for this upcoming March 18th.

More new listings, more rentals, more price reductions and one Pending transaction was lost.

Advertising bi-monthly and targeting specific areas ( farming market reports) keeps me updating data and last sales prices in the area.

Invitations received to join Qassia between other events.

Two new business oportunities, a house and a kid to manage. Isn't that enough?

I always think even in the exhasuted depleted " 5 minutes Lunch" that I've made it. Part of my sucess is being part of this blog. Meeting people with positive attitude and positive thoughts made me more responsible and competitive than before. Being in a company that " lift me up" to become a top producer is part of this succes too. Trainings. more trainings, news and materials are part of what Keyes professionals are entitled to.

What's next? Well, today is Sunday and my son is waiting for me to share a lunch and a walk in the shopping mall... Have a relaxed week-end..... I need it too.
