Pop Up Agents Reviewed on Trulia
Here's a great example of a "Pop-Up Agent" and how the homebuyer feels about working with agents like this.
From Daisy :  "I called an agent, they showed me a property after work one night on Friday, then on Saturday we looked at a few (all pretty close in location).  While they spent the day with us (my fiance and I), I wasn;t feeling the relationship.  He continued to use closing lines, and although we are lookng to find something quickly, it's annoying.  He also suggested I do more "leg work" online, to get one … (1 comments)

Here is a segment from 60 Minutes that I find so interesting that I havn't heard anything about.  You would think that something this big and promising would be front page news.  It makes me very skeptical of our government and big business. (ie. Who killed The Electric Car?)  Apparently there are some very big names behind this technology that have whole heartedly embraced it in a big way.  If this technology is … (3 comments)

inner & Music in Kansas City the Night Before St. Patrick's Day

Dinner & music at Mike's downtown Marriott Hotel in Kansas City is a tradition enjoyed by many the night before the big St. Patrick's Day Parade.  Music by Eddie Delahunt & John Morris, corned beef and cabbage, and good friends make this one of the March festivities I enjoy the most.

A Cowboy never takes unfair advantage!
Recently I came across the COWBOY CODE and I was prompted to think of the application we can make as Realtors.  I am not talking horse riding and chewin tobacco but rather a code of honesty, integrity and respect. Look over the code and see if you would fit in the Wild West Club. Whether you are a real estate agent selling homes in Texas or a buyer's … (0 comments)

Searching Homes for Sale Using the Internet - 03/10/10 09:11 PM

Searching Homes for Sale in Kansas City Using the Internet.
Ryan Shaughnessy, in St. Louis,  did some research about homebuyers using the internet to find homes for sale.  His post caused me to wonder how the results he obtained would compare to a search in our Kansas City area.  I started by doing a searh on Heartland Multiple Listing Service, the MLS for the Kansas City area.  Then I did a Google search of "homes for sale in 64113"; this is a zip code in Kansas City Missouri (MO).
Here's what came up:

Some People Don't Want an Extra $8,000 - 03/08/10 12:23 AM
Some People Don't Want an Extra $8,000
Today I met a man at my Open House who is going to buy a home but doesn't care about the $8,000 tax credit.  Well, he said it would be okay but he's going to buy whether he gets it or not.  He just started looking at homes today so he wants to look around a bit before he makes a decision. (The house we held open today has a contract on it now; it's been on the market for 6 days.)
Personally, I don't believe in rushing to buy something as important as … (7 comments)

Helping Buyers - 03/07/10 01:39 AM
Helping Buyers
This last week has been pretty hectic!  Buyers in Kansas City have been feeling the pressure to get their contract finalized before the April 30th deadline so that they can claim the $8,000 Tax Credit for First Time Homebuyers. The sunny weather has been great for Showings and Open Houses!
I met with 3 homeowners this week that have been downsized and were concerned about being able to make their present mortgage payments.  It looks as though all three will be able to refinance so they will not lose their homes. Helping people find the right mortgage for them … (4 comments)

The Hat on Your Home - 03/06/10 12:49 PM
The Hat on Your Home
The roof on your home protects your house much as a hat protects your head from the elements.  It keeps the rain and snow out and the heat in.  It deflects the sun in the summertime.
Proper care and maintenance of your roof will help extend its' life.  Have your roof checked by a professional roofer every year.  Check your roof after major storms that beat the roof with hail or high winds.
Loose shingles or tiles need to be replaced so that water cannot come in.
Asphalt shingles that are curling or worn indicate that … (2 comments)

How Long Do Things Last? - 03/06/10 11:40 AM
How Long Do Things Last?
This is a question that many first time homebuyers ask.  It's something many don't think about until after the home inspection.  Later that day, I get a phone call from the homebuyer wanting to know that if this furnace is 5 years old, how much longer will it last?  And what about the thermostat?  Since these questions come up repeatedly, I thought I'd make a little chart showing the expected lifespan of various home components.

Life Expectancy of Home Components Chart:

The parts of your home will last longer and perform better … (8 comments)

Kansas City MO - Update on Waldo rapist
You may recall reading in a previous post about the Waldo rapist that has been upsetting the normal, peaceful, happy lives of the residents of the Waldo neighborhood in Kansas City.  The people of Kansas City have held flashlight walks and even a fundraiser to increase the amount of the Reward for the capture of this violent criminal known as the Waldo rapist.  The reward is now at $12,000.
The Kansas City Police Department has received more than 400 tips regarding this case.  Ten officers have been assigned to the case and … (3 comments)

Kansas City Market Report - Waldo + - 03/04/10 11:54 PM
Kansas City Market Report -  Waldo +
The Wonderful Waldo Neighborhood is just south of the Brookside neighborhood in Kansas City, Missouri.  Waldo, like it's upscale neighbor Brookside, is an established neighborhood close to the Harry Wiggins Trolley Track Trail; the  trail actually runs through parts of Waldo.
The tree lined streets and the close proximity to shops, restaurants and bars make this Kansas City neighborhood popular.  You will find homes built in the 1920's through the 1960's in Waldo.  Bungalows and ranches prevail though you will also see traditional 2 story homes as well as some split levels in … (1 comments)

And Out Come the Wolves - 03/03/10 03:43 AM

Paul Slaybaugh, a Realtor© in Scottsdale Arizona (AZ) wrote an excellent post about home buyers and sellers who want to cheat.  Realtors who may be tempted to participate in unethical practices may like to read what he has to say before making their final decision.  Honest business practices and ethical behavior are for all seasons.
If I needed a realtor in Scottsdale, Paul is the one I would call on.
