Well it was hot and humid out on tour today. The weather in Kansas City is partly cloudy @ 94 degrees & 70% humidity; in other words, you can drink the air. 
Despite the oppressive heat, we managed to see a number of new listings. The most amusing listing today was the one where the owner left her bras hanging on the handle of the closet door in the master bedroom. But you're not here to laugh, you want to know what's hot in the Kansas City Real Estate Market today.

Frank Steinman, Missouri Water Color Artist, Painting of the McCormick Tree - 08/31/10 12:27 AM
Frank Steinman (1914-1986) did the watercolor painting of the McCormick Tree in Kearney Missouri before it was chopped down. The painting is covered with glass for protection so that's the reflection you see.

Addenda & Amendments
An Addendum adds a condition or contingency to the base real estate contract.  There are dozens of addenda;  each house and buyer will need some but never all.  We will discuss the applicable addenda as needed.   
An amendment changes the terms or conditions in the base contract.  If we want to change the closing date, we would write an amendment to that effect because we are changing a term in the base contract.

What makes a home worthy of your consideration?
Beyond the buyers’ likes and dislikes, there are contingencies placed by the sellers which may eliminate some homes from your selection.  For instance, if you intend to finance part of the purchase price, a seller specifying ‘Cash Only’ will not work for you.  If your agent is aware of a pending zoning change which would affect the tenor of the neighborhood, that house might need to be eliminated from your search.  Most mortgage lenders will not finance a property that needs a new roof so unless you’re a cash buyer, we can eliminate … (4 comments)

I love Kerry Klun's posts about the Historic Homes of Denver and now she is doing a series on architectural styles. This is something that we all probably discuss with our buyers. If Kerry would publish a book, that would be a wonderful teaching tool to share with our buyers.

When a homeowner is thinking about selling their house in Kansas City, I use a tool that makes it easy to  know what to do to get started.
I call it the Seller's Action Plan because it has a list of actions for the seller to complete before we  meet to go over the Marketing Proposal for selling their home.
 


Sellers find the Action Plan very helpful in organizing and checking off what they have completed and what they have yet to do.

The Multiple Listing Service (MLS)
The MLS in Kansas City was created in the 1990’s after a few Realtors© took a trip back east.  Prior to the MLS, each brokerage kept track of their own listings only. Buyers either had to hunt down each agent or find one to help them ( remember that Buyer's Agency did not exist prior to the 90's either).  Imagine how much fun that was before cell phones and the internet!

Questions most Home Buyers have:
What is LTV?  Loan To Value is the ratio of price to loan amount. Ex: borrowing $80,000 on a $100,000 home = 80% LTV.
What is HVAC? HVAC stands for Heating, Ventilation & Air Conditioning.
Do I get my EMD back if the Seller rejects my Offer?  Yes, unless otherwise stipulated in the contract.
What is EMD?  EMD stands for Earnest Money Deposit.  This is submitted as part of the Offer To Purchase as a show of good faith and ability to produce funds. Page 4, paragraph 9, of the contract addresses EMD details.
