The phone call was a bit strange; the person calling a bit evasive. Apparently, the woman is running some sort of 'real estate investment company' (or maybe a scam?).
She tells me that she has an 'investor' coming into town who wants to buy a duplex and he wants the owner to finance the purchase. But she's not a real estate agent.

13 homes sold in Brookside [zip code 64113] so far this month. 12 Single Family Homes and 1 Condo. The condo unit sold was in the 333 Meyer West Building (AKA 'the Blue Goose). The 2 bedroom, 2 bath sold for $102,000. It needed new carpet and updating in the kitchen and baths.
The chart depicts the sold price of the home compared to the list price for each month between Dec 2010 and Nov 2011. Noice that the difference between list price and sold price has lessened.

Home Buyers are not stupid. Most will have an agent to help them determine value of houses they are considering. They will not pay more for your house than what the recent comparables show it to be worth. They will not pay an extra $100,000 just because that's how much you'd like to get. Open Houses don't have to be on Sunday afternoons. Houses can be Open anytime.
Did you ever stop to think about the people who, for whatever reason, cannot come to Sunday Open Houses?
Try a Saturday afternoon Open House. Yes, soccer players probably can't come then but no time is perfect for everyone. Hold the home Open at different times to get different people inside.

Has anyone been paying attention to United States' Health Care, cost of living, minimum wage, and how many pundits are saying that the key to getting over the recession is the recovery of the real estate market?  
Who here believes that?
Let's say a regular person earns $10/hour; that's $21,200/year gross income. Suppose this regular person pays 20% in taxes, that leaves $16,960/year or $1,413/month. Please keep in mind that, according to the United States Department of Labor, the minimum wage for Kansas and Missouri is $7.25/hour, not $10.

Forbes magazine used subjective criteria to evaluate the downtown atmosphere of cities across the US in order to come up with their list of the Top 10. This is really how you choose your favorite cities, isn't it? By their ambiance, ease of getting from one point to the next, and amenities available along the way?
