Investing In Real Estate - Lesson 2 - 11/25/11 06:42 PM
The phone call was a bit strange; the person calling a bit evasive. Apparently, the woman is running some sort of 'real estate investment company' (or maybe a scam?). She tells me that she has an 'investor' coming into town who wants to buy a duplex and he wants the owner to finance the purchase. But she's not a real estate agent. Because she is not a licensed, paying member of our MLS, she has to call a real estate agent to find out how the property can be sold. How can she be in this business and not have (13 comments)

5 Things A Real Estate Agent Cannot Do - 11/14/11 06:02 PM
by Maria Morton 1. I Cannot Sell Your House For More Than It Is Worth. Seriously, I do not set house values. A house is worth what a ready, willing and able buyer will pay for it today. Home Buyers are not stupid. Most will have an agent to help them determine value of houses they are considering. They will not pay more for your house than what the recent comparables show it to be worth. They will not pay an extra $100,000 just because that's how much you'd like to get. If the number you want is unrealistic, I won't (17 comments)
2024 The Future of Real Estate - 11/13/11 01:28 AM
Remember the George Orwell book 1984? Well this is a prediction of where I see Real Estate going in the next decade or so. Chapter 1 of 2024 by Maria Morton Imagine a buyer is jetting by a house that grabs his attention. Buyer emails/texts a request in to the Centralized Clearing House and pulls his vehicle alongside the curb in front of the home. R2-D2's cousin, R3-D3, is dispatched by the comptroller at CCH. While he's waiting, Buyer strolls around on the sidewalk in front of the 3 story Craftsman style home noticing the swing on the front porch; imagining (14 comments)
Open Houses Beyond Sunday - 11/12/11 11:59 PM
Open Houses don't have to be on Sunday afternoons. Houses can be Open anytime. Did you ever stop to think about the people who, for whatever reason, cannot come to Sunday Open Houses? Try a Saturday afternoon Open House. Yes, soccer players probably can't come then but no time is perfect for everyone. Hold the home Open at different times to get different people inside. If the house is on a route many people take to or from work, try holding an Open House from 4pm until 6pm on a Wednesday - catch people as they're going home. Put up (23 comments)
Remembering Veteran's Day 11/11/11 - 11/11/11 04:17 PM
As 11/11/11 approached, I found myself remembering all those who have gone before me. Some were veterans; some were civilians; all are loved and well remembered.
Have you ever visited the Tomb of the Unknown Soldier? As a child, I was struck with the immense respect and honor flowing out from the Old Guard as they marched their 21 steps north and then south. The pauses at each turn were riveting; the changing of the guard impressive and awe inspiring. As an adult, I found the meaning behind the soldier's dedication so pure and naked that it brought tears (10 comments)
Check Your Budget - What Is The Cost Of Living? - 11/11/11 03:40 PM
Has anyone been paying attention to United States' Health Care, cost of living, minimum wage, and how many pundits are saying that the key to getting over the recession is the recovery of the real estate market? Who here believes that? Let's say a regular person earns $10/hour; that's $21,200/year gross income. Suppose this regular person pays 20% in taxes, that leaves $16,960/year or $1,413/month. Please keep in mind that, according to the United States Department of Labor, the minimum wage for Kansas and Missouri is $7.25/hour, not $10. According to the US Census Department, monthly housing costs are (4 comments)

Kansas City Real Estate Investing In Multi Family Properties (MO & KS) - 11/03/11 01:16 AM
by Maria Morton People who already own their Primary Residence in Kansas City are now looking for investment property to buy. I'm getting phone calls every day from another person who wants to invest in real estate to produce monthly income. They've done their research and know that the ROI is better than the ROI they are getting on their stocks, bonds and money market accounts. It's best to start off with a single family home as a rental and progress to multi family buildings after you have some experience. Once you have a property manager, accountant, and good contractors in (3 comments)

Of all the homes on Agent Tour today, in the Brookside area, my favorite is 1215 W 61st Terrace. This charming Tudor house entices you in with an elegant front door and keeps your interest as you explore every gracious room. Inviting living room to the left as you enter; formal dining room to your right. Beyond the dining room, the updated kitchen connects to the hearth room with cathedral ceiling and skylights. The circular floor plan is perfect for entertaining. Are you planning a holiday party?
