As you know, many clients in 2011 decided to pull their money from stock market and low yielding retirement funds to buy rental properties that produce monthly income. When we first sit down for our initial consultation, the client is very happy with the thought of getting between $400 and $800/month on a $30,000 or $50,000 property.

Setting the stage when selling your home is vital. Another example of how properly staging a home can attract buyers who are ready, willing and able to pay the best price. When you are selling, you are competing with other sellers within a 1 to 3 mile radius so be sure to give yourself every advantage!

Day 21 - Winter Solstice - 12/22/11 12:59 AM
What did I do today that will help my business grow in 2012? Well, being that today, the winter solstice, is the shortest day of the year, the time seemed to fly by! Still, I was able to get a few things done:
___2 hand written notes
___set up showings for Friday
___attended a social luncheon
___did a final walk-through for a closing tomorrow; triple checked closing documents, HUD-1, etc.
___contacted current clients by phone and email
___signed last 20 cover letters for newsletter and gave to secretary for enveloping, addressing and mailing

David Saks reminds us how easy it is to be scammed buying real estate on the internet. I've had too many people call me - after they bought property - to ask for help. It's too late for me to help if you've already made a bad deal. Call me when you are just thinking about buying so that you can get the information you need to make wise choices.

They Really Don't Mean Any Harm - 12/13/11 01:16 AM
Really, they don't. Recently, a number of other agents have told me about friends and family members buying or selling houses without even calling them. They feel betrayed. They feel like their friends are letting them down.
They say things like "Don't they know that's how I put food on my table? Don't they understand that I can't buy them presents if they're sending business to other people? Don't they get that I have bills to pay too?"

Kansas City Real Estate - List Vs. Sold Prices of Homes - 12/10/11 02:27 PM
During the first 10 days of December, 341 homes sold in the Greater Metropolitan Kansas City Area. [Includes both Kansas & Missouri Residential Real Estate]
The Average List Price of homes sold was $164,722.
The Average Sold Price was $157,631.
What I find interesting is the chart below showing the MEDIAN list and sold prices over the last year:
The Median Original List Price is shown in green; the Median Sale Price is shown in blue. This looks like good news for home sellers!

This afternoon our CEO announced that Prudential Real Estate has been bought by Brookfield Real Estate Services. Brookfield is a network based out of Canada. They own the largest real estate company in Canada - Royal Le Page.
We are still a locally owned and operated franchise but will now have about 80,000 affiliates around the globe. It seems that we will keep our branding and continue business as usual.
The acquisition increases Brookfield's presence in China, India and Brazil. Brookfield Asset Management, Brookfield's parent company, is listed on the New York and Toronto Stock Exchanges as BAM. It's … (8 comments)

The hardest part of the December blogging challenge is not actually the doing - it is taking time to write down the most important things I do every day.

Awesome House in Parkville - On Bluff Drive - 12/01/11 08:32 PM
Saw a great house in Parkville! It's on Bluff Drive and is absolutely perfect for parties! That's Annette, in the red sweater - she's the listing agent who hosted the wine tasting so that all the neighbors and several agents could see the house. The home's location makes it perfect for an evening viewing. High in the treetops, the sunset is incredible!
From either deck outside, you can see part of the river through the trees and every now and then hear a train whistle. The house is just about 20-25 minutes from downtown Kansas City, Missouri but you'd never know … (3 comments)
