Chairs and Vice Chairs of Committees met today at the Kansas City Regional Association of Realtors©. One of the first things read was KCRAR's mission statement. "It is the mission of the KCRAR to be the advocate for Realtor© members, to advance the professionalism, integrity and competency of members, and to promote private property rights." We've all read that statement more than once but do we consider it's implications in our daily lives?

This article by Lola Audu, Realtor© in Grand Rapids Michigan, puts a different light on what it takes to be a good salesperson. Like Lola, I don't appreciate the pushy, sleazy, fast-talking salesy type but I really appreciate a salesperson who can listen to my needs and then offer some sound advice or show me exactly what I need.

The National Association of Home Builders (NAHB) reports that the real estate market is   improving in 76 markets across the country. They base part of that onthe number of building permits pulled and  increased prices in home sales over the last 6 months. Full article here. Both Joplin and Columbia Missouri made the list.

2011 Market Report for Kansas City zip code 64113 in the popular Brookside neighborhood. 
220 homes sold in 2011. Prices ranged from $95,11 to $1,600,000. The Average Sold Price was $298,518. The   Median Sold Price was $248,000.
Days On Market ranged between 1 and 530. The Average number of Days On Market was 97. 
The average Brookside home is just over 2,000 square feet though you will find some smaller 2 bedroom/1 bath homes as well as larger, 5 and 6 bedroom homes with multiple baths and square footage greater than 5,000.

The Sunset Hill neighborhood is bordered by Loose Park, The Plaza, and Ward Parkway. There  are numerous architecturally and historically significant homes in this desirable area of Kansas City. In additon to the winding, hilly, tree lined streets, many homes have a view of the Plaza while others face Loose Park.
14 homes sold in Sunset Hill during 2011. The smallest home, a 2 bedroom 3 and 1/2 bath, sold for $305,000. The highest price paid for a home in Sunset Hill last year was $1,650,000.

2011 Kansas City Real Estate Market Report - 64114 - Waldo - 01/09/12 05:31 AM
There were 334 single family homes sold in zip code 64114 during 2011. The Waldo area has been a popular dancing and dining venue for Kansas Citians for a very long time. I know a few 80   and 90 year olds who remember taking the Trolley over to Waldo for a night out on the town way back when. The music and the establishments have changed but the atmosphere is still lively. The homes, overall, are more modest than the majority of homes found in Brookside so it's a great option for home buyers who are watching their pennies.

During the first 24 hours of 2012, the Kansas City Real Estate Market is still moving. Yes, people ARE buying and selling homes. Here's what happened over the last 24 hours:
  In the residential market, we have 53 New Listings, 49 Price Changes, 17 Pending, 8 on Back Up, and 15 Sold Homes.
Multifamily Units: we have 1 Pending, 1 Back Up, and 1 Sold.
For Vacant Land, we have 25 New Listings, 1 Price Change, and 1 Pending.
