There were 58 homes sold in Prairie Village during January & February of 2012.
The lowest price paid for a house in Prairie Village was $62,000.
The highest price paid for a house in Prairie Village was $989,000.
The average price paid for a house sold in Prairie Village is $208,958. Average Days On Market = 90
So far, in March, 7 Prairie Village homes sold at a median price of $155,430. The first time home buyers are out!   
There a currently 111 Active Listings (homes for sale in PV) priced from $92,000 - $1,950,000. Average list price = $312,081.

Good news for home sellers - showings are up in Kansas City! The weather may be partly responsible for this as we've had sunshine and warmth instead of ice and snow this winter.  
Other factors affecting the 30% increase in showings this January from last is the still low interest rates and prices commensurate with those of 2002 - 2004 levels, depending on which area of Kansas City the home buyers are searching in.

2011 Market Report for Kansas City zip code 64113 in the popular Brookside neighborhood. 
220 homes sold in 2011. Prices ranged from $95,11 to $1,600,000. The Average Sold Price was $298,518. The   Median Sold Price was $248,000.
Days On Market ranged between 1 and 530. The Average number of Days On Market was 97. 
The average Brookside home is just over 2,000 square feet though you will find some smaller 2 bedroom/1 bath homes as well as larger, 5 and 6 bedroom homes with multiple baths and square footage greater than 5,000.

The Sunset Hill neighborhood is bordered by Loose Park, The Plaza, and Ward Parkway. There  are numerous architecturally and historically significant homes in this desirable area of Kansas City. In additon to the winding, hilly, tree lined streets, many homes have a view of the Plaza while others face Loose Park.
14 homes sold in Sunset Hill during 2011. The smallest home, a 2 bedroom 3 and 1/2 bath, sold for $305,000. The highest price paid for a home in Sunset Hill last year was $1,650,000.

There were 334 single family homes sold in zip code 64114 during 2011. The Waldo area has been a popular dancing and dining venue for Kansas Citians for a very long time. I know a few 80   and 90 year olds who remember taking the Trolley over to Waldo for a night out on the town way back when. The music and the establishments have changed but the atmosphere is still lively. The homes, overall, are more modest than the majority of homes found in Brookside so it's a great option for home buyers who are watching their pennies.

  In the residential market, we have 53 New Listings, 49 Price Changes, 17 Pending, 8 on Back Up, and 15 Sold Homes.
Multifamily Units: we have 1 Pending, 1 Back Up, and 1 Sold.
For Vacant Land, we have 25 New Listings, 1 Price Change, and 1 Pending.
No changes recorded in the Commercial Real Estate Market.

During the first 10 days of December, 341 homes sold in the Greater Metropolitan Kansas City Area. [Includes both Kansas & Missouri Residential Real Estate]
The Average List Price of homes sold was $164,722.
The Average Sold Price was $157,631.
What I find interesting is the chart below showing the MEDIAN list and sold prices over the last year:
The Median Original List Price is shown in green; the Median Sale Price is shown in blue. This looks like good news for home sellers!
