Our lovely Brookside neighborhood is still popular with home buyers. There are actually several waiting for the home they want to come on the market as our inventory is down so their choices are limited. 
 
The one for $30,000 under Pending is not in Brookside; the listing agent entered the wrong zip code. It is actually a Short Sale in Waldo in the 64114 zip code. 
That Average Days On Market (DOM) of 80 days is lower than in many parts of the KC Metro. Multiple homes in Brookside sold in less than 2 weeks.

As you probably know, our area continues to see rising prices and decreased inventory. The statistics show 2013 and before; the trends are continuing in January and February of 2014. (Even during Snowmaggedon 2014)
 Rising prices and falling inventory portends well for sellers who act before the rest of the competition puts their homes on the market this Spring.

For our statistics, we will discard the condos & patio/villa homes as well as the 2 which sold for 1.6 and 2.3 million $ and the low anomaly. That leaves us 41 homes to consider.

Houses are selling in KC. We are seeing multiple offer scenarios on a daily basis. Prices have risen slightly in both the luxury home and  moderate home markets. We are even seeing more competition in the lower-priced home market.
