Inventory is decreasing. Prices are rising. Length of time on the market is decreasing. In most areas, the months supply of homes for sale is less than 6 months indicating a seller's market.

58 homes in Leawood sold during the month of November 2013 at an average price of $493,671. High = $2,350,000; Low = $141,750. 2 were condos; 12 patio/villas; 43 Single Family Homes. For our statistics, we will discard the condos & patio/villa homes as well as the 2 which sold for 1.6 and 2.3 million $ and the low anomaly. That leaves us 41 homes to consider.

There were 334 single family homes sold in zip code 64114 during 2011. The Waldo area has been a popular dancing and dining venue for Kansas Citians for a very long time. I know a few 80   and 90 year olds who remember taking the Trolley over to Waldo for a night out on the town way back when. The music and the establishments have changed but the atmosphere is still lively. The homes, overall, are more modest than the majority of homes found in Brookside so it's a great option for home buyers who are watching their pennies.
