real estate: Do Home Buyers Today Want Immediate Gratification Or Personal Service? - 02/15/14 09:24 AM
Most, whether they realize it or not, expect both. Is that something we real estate agents can truly deliver?
When a home buyer Googles real estate, they usually want to see homes for sale. Right now. Loads of them in the neighborhoods in which they want to live. But when they go to buy the home of their dreams, they feel - and are - entitled to protection and representation. They've just usually skipped the step involved in finding out how to get that.
Jack Markham, of Active Rain, offers an excellent demonstration of what buyers want when they go on … (0 comments)

real estate: BROOKSIDE 64113 HOUSE VALUES 1.1-2.12.2014 - 02/11/14 03:16 PM
Our lovely Brookside neighborhood is still popular with home buyers. There are actually several waiting for the home they want to come on the market as our inventory is down so their choices are limited.

The one for $30,000 under Pending is not in Brookside; the listing agent entered the wrong zip code. It is actually a Short Sale in Waldo in the 64114 zip code.
That Average Days On Market (DOM) of 80 days is lower than in many parts of the KC Metro. Multiple homes in Brookside sold in less than 2 weeks.

real estate: Wall Street Journal Reporter Calls Maria Morton - 08/26/13 06:40 AM
So, a Wall Street Journal reporter calls me today to ask some questions. He found me through one of my blog posts here on Active Rain. Now my only hope is that he doesn't misquote or misconstrue what I had to say. Mom will be so proud if he gets it right! My broker may not be happy with me if he gets it wrong...
Robbie Whelan, of the WSJ, and I talked for 21 minutes with only one interruption (a call from a client I needed to reach). I think what the reporter was going for was something to use … (10 comments)

real estate: Tip: Showing Houses In the Heat of the Summer - 07/05/12 04:12 AM
So, you want to sell your house but you wonder who's going to come see it and make an offer to buy it when the temperature is 100+ degrees.  Good question!   According to our Centralized Showing Service stats, there was a drop in the number of showings the first few days the temperature first reached the 100 degree mark.  What does this mean for the home seller? It means that the number of people looking at your home may be fewer. It also means that those people out looking are serious about buying a house. Just like home buyers who … (9 comments)

real estate: Real Estate Sharks in Brookside: A Real Estate Lesson - 06/25/12 02:33 AM
A client called me about 2 months ago asking if I would help her friend sell her house. Her friend is a senior citizen with some mobility issues and she wanted to make sure her friend got a real estate agent who would take good care of her. We'll call the lady 'Sally' to protect her identity. Sally's home is in Morningside, a very desirable neighborhood in Brookside. So, I pull the comps and go over to talk with Sally about listing and selling her house. Sally tells me that she wants to sell her house in Kansas City so that … (3 comments)

real estate: Visions of Dollar $igns Dance in Their Head - 12/31/11 06:35 AM
As you know, many clients in 2011 decided to pull their money from stock market and low yielding retirement funds to buy rental properties that produce monthly income. When we first sit down for our initial consultation, the client is very happy with the thought of getting between $400 and $800/month on a $30,000 or $50,000 property.
They start calculating: $500/month on $30,000 = a 17% return! Paid for in 6 years! They are smiling from ear to ear with the thought of making this kind of return. The possibility of retiring with adequate income delights the investor. More calculations are … (7 comments)

real estate: Why Would You Want A Real Estate Agent in Kansas City to Refer You To Another Agent? - 03/26/11 11:56 AM
What could a Real Estate Agent in Kansas City possibly know about real estate and agents in other states and cities? More than you might imagine. As a member of NAR, MAR, KCRAR, ABR, SRES and Active Rain, I am constantly communicating with other agents around the country - sometimes out of the country.
Why do you care who I talk to? Well, if you're like most people, myself included, you don't want a salesperson when you are buying a house, you want someone you can trust.
But how do you know which real estate agent to trust? Just ask one … (5 comments)
