    <title>Chrysler's $2.99 Gas Guarantee</title>

The gist:&lt;br /&gt;&lt;br /&gt;You choose between the gas card + $0-$3000 in rebates (depending on car) OR the standard rebates ranging from $0-$5500 (depending on car).&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;You get to keep the lease loyalty and any bonus rebates. And the employee or friend and family discount.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;But, in the end most people will choose to save an extra $100 or so a month on their monthly payment with the standard rebate rather than get the gas card.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;Cool thing about the card- You can use it for 3 years, so even if you get a 2 year lease, you&amp;#39;ll still have the gas card for another year. Also, you can use it on whatever car you want, doesn&amp;#39;t have to be on the car you got it with.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;If gas climbs to:/ Annual savings:/ 3 Yr savings:&lt;br /&gt;$3.50/gal / $361 / $1084&lt;br /&gt;$3.75/ $538/ $1615&lt;br /&gt;$4/ $715/ $2146&lt;br /&gt;$4.25/ $892/ $2668&lt;br /&gt;&lt;br /&gt;So, say you want a Ram. The rebate you give up is $5500 (about $175/month in rebates). But you get the gas card plus $3000 rebate. So, if gas goes up to $4.25, you may come out ahead by almost $200 in the end- if you get the gas card. *** BUT your monthly payment on the truck is about $175 more a month.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;Anyway, hope the info is handy.     <title>I just shoveled my Open House's walkway and driveway...</title>

&lt;p&gt;I haven&amp;#39;t logged on in awhile, so sitting at my Open House, I thought it&amp;#39;d be a good time to play catch up and read some blogs and post some while I was at it.&lt;/p&gt;&lt;p&gt;It&amp;#39;s currently 9 degrees in Michigan and it&amp;#39;s freezing cold, especially with the wind blowing at hurricane force! Ok, I&amp;#39;m exaggerating, but it&amp;#39;s close enough! I&amp;#39;m at &lt;a href="http://detroit.craigslist.org/rfs/569242423.html" target="_blank"&gt;4140 Crystal Creek in Ypsilanti, MI&lt;/a&gt; today. A beautiful 3 bed, 2.5 colonial that I&amp;#39;m trying to short sell.&lt;/p&gt;&lt;p&gt;At one point it was the 3rd lowest priced home, but&amp;nbsp;according to the&amp;nbsp;CMA I just did, puts it at 16th lowest. UNBELIEVABLE the prices for some of these gorgeous homes...&lt;/p&gt;&lt;p&gt;Anyway, this is my 2nd weekend in a row, I&amp;#39;ve been here an hour and no one&amp;#39;s come to look yet. Last weekend, Superbowl Sunday, I was here from 12-2 and had only one couple stop in. And I&amp;#39;ve been getting 1 to 0 showing requests per week.&lt;/p&gt;&lt;p&gt;I think it&amp;#39;s time to lower the price, but I&amp;#39;m already going to be asking for over $65k to be forgiven by the bank... I&amp;#39;m not sure if I can go any lower... but then again, it&amp;#39;s not even really getting showings at the price it&amp;#39;s at... The lowest comp was at $205k! What do you guys think? Will the bank go for it if I lower another $10-15K?&lt;/p&gt;&lt;p&gt;Anyway, I was trying to put up some Open House signs today and they kept getting blown over.Luckily, I was still in my car and saw it, so I just gave up, grabbed the signs&amp;nbsp;and didn&amp;#39;t put any signs out. Two of my signs, in a row, broke... and the other kind I have, the ground&amp;#39;s too frozen to put them up. LOL... Just not my day... (Not to mention that I&amp;#39;m personally missing 2 garbage cans from my home... the wind blew them away and I couldn&amp;#39;t find them, and I live between 2 dead end streets!)...&lt;/p&gt;&lt;p&gt;I just read in the paper today that they have &lt;a href="http://www.freep.com/apps/pbcs.dll/article?AID=/20080210/BUSINESS04/802100686&amp;amp;theme=CREDIT012008" target="_blank"&gt;officially stopped zero down loans&lt;/a&gt; in MI. Wow... More great news for this market... Foreclosures in Michigan rose 68% in 2007... Ouch!&lt;/p&gt;&lt;p&gt;You know, this isn&amp;#39;t really anything new... There&amp;#39;s articles in the paper on this and it&amp;#39;s covered in the news daily... and yet, there&amp;#39;s still homeowners in trouble that aren&amp;#39;t asking for our help. It&amp;#39;s incredible how many homeowners are choosing to just walk away from their homes without even calling their lender to discuss options or contact a realtor for help with a shortsale.&lt;/p&gt;&lt;p&gt;I bring this up only because I just learned in the last week that a neighbor across the street is getting foreclosed on. I didn&amp;#39;t believe it because I had never seen a for sale sign in the yard, and I looked it up on the MLS, and it&amp;#39;s never been listed... Sigh... I think that there should be more news articles and news coverages on short sales and options people have if they can&amp;#39;t afford their payments.&lt;/p&gt;&lt;p&gt;Ok, now I&amp;#39;m just ranting...&lt;/p&gt;&lt;p&gt;Anyway- if you made it to the bottom of this blog, what&amp;#39;s the most you&amp;#39;ve seen a bank forgive? &lt;p&gt;I have been using the new mapquest like crazy!&lt;/p&gt;&lt;p&gt;You can plot up to 10 locations, then rearrange their order so you can plan your showing routes better! It allows you to call your showing appointments in with a better gage of the time.&lt;/p&gt;&lt;p&gt;I print a copy for myself and for my clients. There&amp;#39;s a notebox when you go to print and I&amp;#39;ve been typing in the date, my name and contact information and my client&amp;#39;s information as well as their criteria.&lt;/p&gt;&lt;p&gt;There&amp;#39;s tabs to search for businesses and setting changes for language, distance unites and aerial or streetmaps. You can even send the directions to your phone!&lt;/p&gt;&lt;p&gt;&lt;a href="http://beta.mapquest.com"&gt;http://beta.mapquest.com&lt;/a&gt;&lt;/p&gt;    </content>

&lt;p&gt;Through a grant from Macy&amp;#39;s and Fox 2, 108 local libraries have free passes to museums!&lt;/p&gt;&lt;p&gt;I just had to share this and let everyone take advantage of this great offer! Especially with Christmas Break coming around the corner! &amp;nbsp;&lt;/p&gt;&lt;p&gt;The new Museum Adventure Pass can be checked out of the library just like a book. The passes are good for 2 to 4 people and expire after 7 days (you don&amp;#39;t have to bring it back).&lt;/p&gt;&lt;p&gt;Passes are limited and are on a first come, first save basis. I hope and trust that you are having a  wonderful holiday season, wrapping up year end business, and preparing for what  proves to be an interesting 2008. In a continued effort to provide you with the  latest breaking news, I wanted to let you know about some upcoming changes that  are going to be taking place within the mortgage industry. When mentioning these  changes, keep in mind that some are very positive, and others are going to be  quite negative to where talking with your clients now could be crucial to them  in regards to getting a mortgage. Please read this to the end and you will  understand why.&lt;br /&gt;&lt;br /&gt;FHA: This is one segment of financing where substantial  upgrades are coming in the near future (don&amp;#39;t know precisely when but soon). FHA  looks like they are going to be upping their current loan limits from a county  based maximum (Washtenaw County is currently the highest in Michigan at  $262,100) to $417,000 across the board. It also looks as if FHA is going to  reduce the down payment requirement from 3% to 1.5%. In the past, a buyer could  get Down Payment Assistance for these down payments, but most down payment  assistance programs were mandated by the government that they end their  operations. We still have 3 such Down Payment Assistance participants that, at  the time, were grand fathered through March of 2008, and in fact looks as if  they will be able to continue doing business beyond March. FHA also offers the  ability for a buyer to receive 6% seller concessions when needed. On a lower  priced property, with an unusually high tax base, 6% concessions becomes almost  a necessity. In our opinion, FHA is going to be the only way for a customer to  have the ability to buy with zero money down. FHA will at some point be rolling  out risk based pricing. This means that a buyers interest rate is going to be  directly correlated to their credit scores.&lt;br /&gt;&lt;br /&gt;FANNIE MAE LOANS: This has  typically been the second best option to FHA in recent months, as they offered  100% financing, and some lenders had 6% concessions available. In the last  couple of weeks, seller concessions have been restricted to 3%, and on (or very  about), January 15th, 2008, Fannie Mae is going to be requiring all borrowers to  have a minimum investment of 5% in declining markets (which Michigan is  considered as). These loans are somewhat less restrictive than FHA in their  guidelines, but at the same time, if a buyer does not have 5% to put down, it is  going to be very tough to purchase a home.&lt;br /&gt;&lt;br /&gt;No Income Verification: These  loans are still around, but not to 100% financing like they used to  be.&lt;br /&gt;&lt;br /&gt;Second Mortgages: Many lenders are not even doing second mortgages  any more. They are still out there, but are very restrictive.&lt;br /&gt;&lt;br /&gt;I am  informing of you of these changes for one major reason, if you have clients who  have been telling you &amp;quot;we are thinking of waiting&amp;quot;, and you are relatively sure  they need zero down financing, you should be informing them now of these  changes. Once January 15th arrives, if a client is not qualified through FHA,  then their chances of a zero down loan are virtually non-existent. Here at  Allied, we are FHA licensed, have the Down Payment Assistance partners, and are  well positioned to shop for the best FHA rates due to having more than 10 FHA  lenders as partners.&lt;br /&gt;&lt;br /&gt;We are also going to be open through the holidays,  other than Christmas and New Years Day. Personally, I am trying to contact  anyone I have worked with in the past, that would require zero down financing to  express the urgency of the situation to them. As I get links to this information  (right now we have been told these things from several of our lenders), I will  pass them on to you. These same lenders have given us a heads up on prior  changes that did come to fruition, so I have no reason to believe these changes  are not coming.     <title>WHY are kids drinking coffee?!?!</title>

&lt;p&gt;Is it just me, or are there an insane number of kids drinking coffee nowadays?&lt;/p&gt;&lt;p&gt;They are hanging out at Starbucks, they&amp;#39;re listing &amp;quot;Java Chip from Starbucks&amp;quot; as their favorite beverages on their myspace surveys, and worse, they are going around saying, &amp;quot;I need a coffee.&amp;quot;&lt;/p&gt;&lt;p&gt;And they&amp;#39;re still in jr high or high school!&lt;/p&gt;&lt;p&gt;I didn&amp;#39;t even have my first cup of coffee til sometime in college when I was cramming for a test, and I think I was 22 or something and working midnights to support my family...&lt;/p&gt;&lt;p&gt;But these kids! Are they tired from working (see my blog called &amp;quot;What&amp;#39;s the cost of our kids needing to be cool?&amp;quot;) or is it another &amp;quot;cool&amp;quot; point? Is it because of the number of pictures there are of Brittney Spears with her green straw (from Starbucks)?&lt;/p&gt;&lt;p&gt;Is it because all these coffee joints have free wifi for their laptops and pdas? Is it because these coffee jobs offer them a couch to chill and hang out at and they don&amp;#39;t need to be 18 or 21 and up to be in a cool spot?&lt;/p&gt;&lt;p&gt;I find it so disturbing seeing these kids carrying around $4 cups of coffee?!&lt;/p&gt;&lt;p&gt;Coffee harmful? &lt;br /&gt;&lt;/p&gt;&lt;p align="justify"&gt;According to Roland Griffiths at John Hopkins Institute, one cup of coffee is enough for developing &lt;a href="http://newsfromrussia.com/world/2005/12/01/68868.html"&gt;narcotic dependence&lt;/a&gt;. He cites the caffeine &amp;ldquo;cravings&amp;rdquo; e.g. headache and muscular ache, fatigue, lack of concentration and nausea caused by caffeine &amp;ldquo;withdrawal&amp;rdquo; in half of those who drink coffee regularly. In view of the above, the researcher suggests that coffee addiction be put on the list of psychiatric and drug-abuse diseases. &lt;/p&gt;  &lt;p align="justify"&gt;Caffeine, a key ingredient of the beverage, is a stimulant that can cause a temporary blood pressure elevation and a faster pulse rate. That is why persons with hypertension and heart problems were told to refrain from drinking coffee. &lt;/p&gt;  &lt;p align="justify"&gt;Greek researchers at Henry Dunant Hospital in Athens believe that one cup of coffee a day can increase the risk of developing cardiovascular diseases. According to them, a cup of coffee will lead to a sharp increase of caffeine content in blood; harden the walls of the vessels, and raise blood pressure.&lt;/p&gt; &lt;h2&gt;Signs and Symptoms of Caffeine Intoxication or Abuse&lt;/h2&gt; &lt;p&gt;&amp;nbsp;&lt;/p&gt; &lt;h1 class="western"&gt;nervousness &amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; &amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;     <title>What's the cost of our kids needing to be "cool"?</title>

 &lt;hr /&gt;  	              	                &lt;a name="1486983" title="1486983"&gt;&lt;/a&gt;                      	                &lt;p&gt;&amp;nbsp;&lt;/p&gt;I was actually commenting on a blog called &amp;quot;Are we teaching our kids to file for bankruptcy&amp;quot; and I started ranting. This is a subject that I think about often, especially when I see all these kids with expensive cell phones, driving brand new cars, manicured fingers, and expensive clothing... some as young as 15 or 16! &lt;p&gt;Here&amp;#39;s part of my comment and then some...&lt;br /&gt;&lt;/p&gt;&lt;p&gt;During my college years... ahem... I think it was about 1993 when I wrote a research paper on the pressures of kids and having their possessions.&lt;/p&gt;&lt;p&gt;Back in the day (lol) not everyone had cellphones or even pagers. At first it was only doctors or medical people, lawyers, etc. that needed to have a pager for emergency and contact purposes.&lt;/p&gt;&lt;p&gt;Now it&amp;#39;s the norm.&amp;nbsp; Now there are kids paying an average of $100 a month for a cell phone bill. Not just a plain cellphone, but these kids are carrying around pdas, expensive cellphones with video cameras, mp3 players, etc. And how about that ipod and the $ for all the songs they download? Or the number of PSPs, and games they have?  &lt;/p&gt;&lt;p&gt;Add that to the media&amp;#39;s need to show the latest &amp;quot;bling&amp;quot; that all the stars are wearing, and I think its absolutely ridiculous that I see 16 year olds with coach purses, brand new cars with Sirius radios and expensive rims, name brand clothing, nails done, hair done...&lt;/p&gt;&lt;p&gt;And there are parents who don&amp;#39;t pay for this stuff- so the kids are forced (because they just NEED this stuff, right? Their media shows them daily how their idols all have this stuff, right?!) to get jobs so they can &amp;quot;fit in&amp;quot; with today&amp;#39;s expectations.&lt;/p&gt;&lt;p&gt;So, in the end, these kids start getting jobs at 15 or so, so they can have the latest trends. But most work for&amp;nbsp; minimum wage or really can&amp;#39;t handle the hours so, then they get credit cards. And they have debt. And how are they supposed to pay more than the minimum payment when they barely have any money left after getting their nails/hair done, cellphone bills and buying the latest video games at Gamestop (a PS3 runs at least $400 and $50 a game!)?!?! &lt;/p&gt;&lt;p&gt;To top it off- can you imagine how much time is taken away from their studies while they are out working so they can afford to be cool?&lt;/p&gt;&lt;p&gt;Ever think about that? All the kids working at some fast food restaurant or mall store- are too busy being concerned with looking good/cool, then being home studying and getting good grades. (Yes, I know, there are some kids actually saving for worthwhile things like a car or college, but honestly- I think that&amp;#39;s a low percentage of why kids are working nowadays.)&lt;/p&gt;&lt;p&gt;Even I can say that I got a job so that I could go the movies or buy whatever I wanted (which was clothes my mom wouldn&amp;#39;t buy me! LOL...)- I never saved any of it. Actually, the clothing company, Merry Go Round, that I worked for gave me a 40% discount on all the hottest clothes at the time- so they actually got all their money right back! And I know that&amp;#39;s what the mall stores still do. Luckily for me, I got full scholarships... but think about all the kids you see working right now. They are working for that cellphone bill, their nails, their games... NOT anything worth sacrificing their education for (this will be for my next blog- but do you see how TIRED these kids are for school? Do you see all the kids at Starbucks nowadays getting coffee!?!?) &lt;/p&gt;&lt;p&gt;But, in these days of MTV, shows like Cribs, Pimp my Ride, The Fabulous life of..., and all the tabloid pictures and tv shows showing the stars of kids/teens shows, their movie and music idols having all their &amp;quot;bling&amp;quot; and looking so cool and perfect... our kids are kind of mesmerized and it looks like the &amp;quot;norm&amp;quot; not something you have to earn or something only well paid people should have. So they work, they get credit cards, and they fall into a financial hole before college...&amp;nbsp;&lt;/p&gt;&lt;p&gt;Most kids are not taught about the value of their credit standing (I did a survey of 100 kids when I wrote that research paper). In fact, in my circle of friends, we&amp;#39;ve actually discussed this topic, and NONE of us had any kind of talk about the importance of credit with our parents, and they didn&amp;#39;t touch base on it in schools.&lt;/p&gt;&lt;p&gt;Sigh... I better have a talk with my 9 year old. Gotta go!&amp;nbsp; =) &lt;br /&gt;&lt;/p&gt;    </content>

&lt;p&gt;As a new agent this year, I love that KW hosted an Income Tax class that taught me the nitty gritty of what we can write off on our taxes.&lt;/p&gt;&lt;p&gt;Sheryl Lucas, KW agent and H&amp;amp;R Block tax advisor, taught us alot today.&lt;/p&gt;&lt;p&gt;Here&amp;#39;s some of the things I learned today:&lt;/p&gt;&lt;p&gt;Cell phones cannot be written off unless it&amp;#39;s 100% used for business. Or if you pay per minute ($ amount shows per line on your bill). Shared family lines cannot count. (So, I guess I&amp;#39;m getting a business line!)&lt;/p&gt;&lt;p&gt;Keep your records for 7 years! Federal- you can amend returns back 3 years. State (MI)- is 4 years.&lt;/p&gt;&lt;p&gt;Any KW gear/clothing with our logo can be written off as marketing expenses.&lt;/p&gt;&lt;p&gt;15.4% must be paid for Social Security and taxes.&lt;/p&gt;&lt;p&gt;A good test for a business expense that the IRS uses is if it&amp;#39;s &amp;quot;ordinary and necessary&amp;quot;.&lt;/p&gt;&lt;p&gt;Differences between advertising and marketing: advertising= houses, marketing= yourself&lt;/p&gt;&lt;p&gt;Contract Labor- Closing agents and external marketing reps, paying someone to do door to door&lt;/p&gt;&lt;p&gt;Using a credit card to pay for for business expenses- you can write off any interest incurred.&lt;/p&gt;&lt;p&gt;You can write off the service contract on your computer (Geeksquad, etc.) can be written off under Repairs and Maintenance.&lt;/p&gt;&lt;p&gt;Purchasing something to close a sale- ex. Seller took fridge and I bought one to replace or if I paid for carpet cleaning services can be written off under Supplies.&lt;/p&gt;&lt;p&gt;The party I threw and handed out business cards and got the thank you cards for the attendees addresses can be written off as a marketing expense! The prizes for the raffle too!&lt;/p&gt;&lt;p&gt;Event tickets can be written off as follows: If I don&amp;#39;t go with the client, I can deduct either as entertainment, subject to 50% or as a gift subject to the&amp;nbsp;$25 rule.&lt;/p&gt;&lt;p&gt;The interest on my car loan can be written off too!&lt;/p&gt;&lt;p&gt;Part 2 of the seminar is next week, so I&amp;#39;ll blog more.&lt;/p&gt;&lt;p&gt;Please share any other write off tips you may have too!&lt;/p&gt;    </content>

&lt;p&gt;LOL...&lt;/p&gt;&lt;p&gt;I&amp;#39;m writing this during Floor Call Duty.&lt;/p&gt;&lt;p&gt;I&amp;#39;ve done floor calls about 8 times now... and I haven&amp;#39;t gotten one call during my time slot. The phone hasn&amp;#39;t rang once. It doesn&amp;#39;t matter what day or what time- the phone doesn&amp;#39;t ring for me.&lt;/p&gt;&lt;p&gt;I&amp;#39;ve spent my&amp;nbsp;floor time&amp;nbsp;trying to get my Music Store to work on my new phone, copying loan documents for a client, price changes and trying to contact Option One for a short sale. At least it gives me time to play catch up.&lt;/p&gt;&lt;p&gt;Oh, and I get to blog and try to beat my office buddy, JImmy. We&amp;#39;re racing in points to keep each other motivated, blogging and active on this site. =) I was winning all weekend, and he just walked by telling me he wrote some more blogs...&lt;/p&gt;&lt;p&gt;Luckily, my craigslist ads were hit 4 times this weekend. I didn&amp;#39;t sell any of my listings, but I have two potential new renters and one interested in one of my listings. &lt;/p&gt;&lt;p&gt;I may not be attracting callers, but I sure am attracting internet attention...&lt;/p&gt;&lt;p&gt;Anyway, what times/days seem to work the best for you?&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;    </content>

&lt;p&gt;Are you getting a discount? Sprint has a special website for NAR: &lt;/p&gt;&lt;p&gt;http://nextelonline.nextel.com/NASApp/onlinestore/Action/DisplayAisleLanding (Basically 5% off per month, $150 credit for new lines, free internet for a month or so and discounts all other months, etc.)&lt;br /&gt; &lt;/p&gt;&lt;p&gt;You guys should all check with your provider for either a NAR discount or per company discount. (KW has a discount with AT&amp;amp;T,TMobile and Verizon)&lt;/p&gt;&lt;p&gt;What PDA do you have and why do you love it? What programs do you use that are helpful as a realtor?&lt;br /&gt;&lt;/p&gt;&lt;p&gt;I&amp;#39;m thinking about getting the Treo 750p... OR the newest PPC 6800... &lt;/p&gt;&lt;p&gt;Thanks for the input!&amp;nbsp;&lt;/p&gt;&lt;p&gt;PS- As a former Sprint employee, I can tell you guys that in Michigan, the best providers are Verizon and Sprint. Sprint&amp;#39;s internet is faster than Verizon&amp;#39;s though. &lt;p&gt;I&amp;#39;ve discovered that being a realtor in Michigan means that if there is any sort of gathering- the talk will turn to the market situation and the negative outlook on being a realtor right now.&lt;/p&gt;&lt;p&gt;Last night, in conversations with 4 different friends, I had to stand up for my new&amp;nbsp;career choice.&lt;/p&gt;&lt;p&gt;&amp;quot;Isn&amp;#39;t it a bad time to be a realtor?&amp;quot;&lt;/p&gt;&lt;p&gt;&amp;quot;Isn&amp;#39;t the market&amp;nbsp;flooded?&amp;quot;&lt;/p&gt;&lt;p&gt;&amp;quot;Noone&amp;#39;s buying, right?&amp;quot;&lt;/p&gt;&lt;p&gt;My responses:&lt;/p&gt;&lt;p&gt;It&amp;#39;s a great time for me! Especially since so many realtors have left and are forecasting to leave- I will only benefit from the excess clients!&lt;/p&gt;&lt;p&gt;I have been a realtor since July and have closed on 6 homes. I have 4 listings and 9 buyer clients. I&amp;#39;m doing pretty good, thank you!&lt;/p&gt;&lt;p&gt;Yes, the market&amp;#39;s flooded, but I&amp;#39;m trying to see the positive and working on investors and buyer&amp;#39;s looking for a great deal on their first home or upgrading their current home.&lt;/p&gt;&lt;p&gt;Yes! People are buying! It&amp;#39;s a buyer&amp;#39;s market! Buyer&amp;#39;s are getting INCREDIBLE deals!&lt;/p&gt;&lt;p&gt;&lt;em&gt;Has anyone else had to defend their career choice recently? &lt;p&gt;I purchased Top Producer today. I have used it in the past and I got it to begin my 8x8s again and 33 Touches.&amp;nbsp;&lt;/p&gt;&lt;p&gt;As a new realtor, I don&amp;#39;t have the deepest pockets. Due to supplies and postage costs, I had pretty much stopped the 8x8s and 33 touches. The most I did was post bulletins for my friends on myspace on both my personal and work accounts... and sent texts for &amp;quot;Happy Thanksgiving&amp;quot;&lt;/p&gt;&lt;p&gt;Tony Dicello&amp;#39;s conference really re-energized me and there were a lot of suggestions on &amp;quot;free&amp;quot; touches. Emails and calls are two items I will focus on.&lt;/p&gt;&lt;p&gt;He also reminded us that people don&amp;#39;t care about color and card stock- they care about the information contained. So, I&amp;#39;m going to start using the 1000 free copies/month I get at Keller Williams and get back to doing my door to door with black and white copies of listings or of my targeted listing. &lt;/p&gt;&lt;p&gt;I&amp;#39;ve been using Lowe&amp;#39;s FREE Realtor Program to send out free coupons and magazines- they look SO GREAT!&lt;/p&gt;&lt;p&gt;Are there any other suggestions for getting your 8x8s and 33 touches for free?&lt;/p&gt;&lt;p&gt;Thanks in advance!&amp;nbsp;&lt;/p&gt;    </content>

&lt;p&gt;I&amp;#39;m on Craigslist, Arborlist, Myspace and Facebook.&lt;/p&gt;&lt;p&gt;Craigslist has been pretty successful. I&amp;#39;ve gotten a few buyers on it,mostly from my going into the &amp;quot;want housing&amp;quot; section and getting rentals out of it.&lt;/p&gt;&lt;p&gt;Arborlist, I used for the first time last week. I haven&amp;#39;t gotten any prospects from my ads, but I did win a delicious dinner at Paesano&amp;#39;s.&lt;/p&gt;&lt;p&gt;Facebook ads have so far gotten me one of those scams with the huge check amount send to me for deposit and I was supposed to send back the difference. NOT!&lt;/p&gt;&lt;p&gt;Myspace has been my favorite so far. It&amp;#39;s easy to use and includes blogs and bulletins. I&amp;#39;ve generated about 10 leads from myspace in the last month alone.&lt;/p&gt;&lt;p&gt;Do you recommend any other sites? I want to generate buyers and sellers and promote my current listings. And I would like to find websites that are point and click and require very little html knowledge. I can do basic links, pictures and layouts...&lt;/p&gt;&lt;p&gt;But, as a new agent, I need to do everything that is FREE!&lt;/p&gt;&lt;p&gt;**Pretty funny, I just joined Active Rain about an hour ago and I got a phone call during our Tech Meeting- I was so excited cuz the first words he said was, &amp;quot;I just saw you on Active Rain.&amp;quot; It ended up being a sales call to advertise. What have you done to make your page stand out?&lt;/p&gt;&lt;p&gt;I was advised at Keller Williams to start blogging on this website in order to generate internet leads and network. So, I&amp;#39;m just wondering how it&amp;#39;s been going for some Active Rain alumni...&lt;/p&gt;&lt;p&gt;So far, I&amp;#39;ve been on this site for almost 2 hours and it&amp;#39;s a little addicting and a little hard to navigate.&lt;/p&gt;&lt;p&gt;I tried to post a &amp;quot;sold&amp;quot; sign using html coding, but it shows when I &amp;quot;edit html&amp;quot; but doesn&amp;#39;t on my profile page. If you&amp;#39;ve got a page with some graphics or html coding, let me know so I can check it out.&lt;/p&gt;&lt;p&gt;Also, I work out of the Keller Williams Ann Arbor office, but my current clients are interested in or are in: Rochester Hills, Royal Oak, Ferndale, Warren, Canton, Westland, Dearborn, and Ann Arbor... I live in Canton and know that area as well as the surrounding cities- Plymouth, Farmington, Farmington Hills, Westland... I wish we could pick multiple cities as our primary area on this site.&lt;/p&gt;&lt;p&gt;Yes, I know, I know...
