Short Sale Success

On Friday I settled on a short sale which I had been working on for quite some time. I had the listing for 6 months with numerous offers, but the bank would not accept any of the previous offers. Finally, after much negotiating, the bank accepted this offer. Once the bank gave approval, it was smooth sailing.

The bank is happy because they did not have to expend money with a foreclosure proceeding, and they know that they would not have to evict the homeowner since the homeowner wanted to be free of the burden of the property any longer. The homeowner wanted to start over, realizing that they could not continue paying the mortgage, taxes, etc. Instead of waiting for foreclosure proceedings, they contacted me to sell their property. They decided to move back home, out of state. The buyer, and new homeowner, is happy to have a home they can afford instead of paying rent. And, I am happy to have sold the home for my sellers and have met a very nice deserving family.

It takes time and patience to get through a short sale, but I never give up. I don't stop working until the job gets done! If you have any questions, feel free to contact me.

It is so much fun pulling out this tool and impressing the sellers.

I always get an "ooohh" from everyone, especially the men! They think it is so cool, techy and professional. In reality, it makes my job so much easier. If they are really excited about it, I even let them use the tool to get the measurements themselves. They keep saying "That is really neat. I have to get one of those"

It is a laser measure. So easy and quick to use. You don't even have to read the directions! You point and click. It's that easy! It even measures area. You can pick one up at any hardware store. Invest in one. Your listings should have room measurements...now there is no excuse! Go out and get one today!

Yes, sending out "Just Listed" postcards do work!

Last year I took what I thought was an awful listing...the property was in need of major repairs, out in the middle of no-where. On top of that it was over-priced at the beginning of the listing! I sent out 100 "Just Listed" postcards to the surrounding area.

Not only did this property sell, but I got a referral from this seller just down the street. When I went on the listing appointment, I saw my postcard on his refrigerator. Not only did I get this listing, but I sold it myself! It doesn't stop there...From my "just listed" postcards, I received not one, but two new listings, both of which sold! Oh yeah, I forgot to mention. I sold the tenant in one of these listings one of my other listings in another town.

Real estate can be great!

Don't forget...you have to spend money to make money. Especially in this market.

Short Sale: Do you qualify for a short sale?

If you are wondering what a short sale is and whether you qualify, you need to speak to a good REALTOR who has experience with short sales.

In short--a short sale is when your mortgage company approves a sale and accepts an amount less than what you owe them on your mortgage. If you are having difficulty keeping up with your payments, in most cases, a short sale is better than bankruptcy or foreclosure.

I just got a short sale approved last week, after many offers and negotiations, but expect to close in two weeks. In this case, the mortgage company has agreed to charge-off the difference of $50,000.

I do an indepth interview with homeowners and ask certain questions to determine whether there is a hardship. The mortgage company wants to know what circumstances, mostly financial, have changed since you first applied for the mortgage. In some cases they ask for a deficiency judgment and in other they will charge off the difference.

Other questions:

What is your current income;

What are your current expenses;

Is there a second mortgage on the property; in addition to other questions.

Fellow ActiveRain bloggers. The Secret does work!!!!! Last week I was contacted by a fellow blogger Tara Colquitt who was looking for a REALTOR in the Mays Landing, (Atlantic City/County) New Jersey area. She came across a blog I posted last year about "The Law of Attraction". She immediately knew that we would connect as we both understood the "Secret". Yesterday, I got to meet Tara, who is a wonderful individual. We connected right away, as I knew we would. This blog has brought me a new friend and a business client in one. I listed her Mom's condo in Mays Landing. It is a fabulous 2 bedroom condo that is totally renovated, less than a half hour from Atlantic City and the South Jersey Shore beaches. Rowing is a Great Sport!

This is my second year rowing at the Viking Rowing Club in Ventnor, NJ. We row "crew" 8-man shells on the back bays of Atlantic County. What a fabulous way to spend the early mornings. I am not really a morning person, but I love to rise at 5AM to be on the water by 6AM 4 days a week. The nights that I know I will not be on the water, I wish I were going the next morning.

I have also rowed sculls (2-man boats). If you live near any body of water, look into the possibility of getting on the water. This is a growing sport and all of the local highschools offer this sport. My husband and 12 year old daughter are in the sport as well.

It is also a great way to meet wonderful, new friends. If you would like more information, feel free to contact me.

Today, our office got together for lunch in the conference room and viewed the DVD "THE SECRET". What a fabulous hour to experience with your co-workers. We are a group of well-wishers, unlike most other agencies who envy and dislike those agents who do well.
