American Flag Planting in Pequannock Township for Memorial Day

AMERICAN FLAG “planting” is an annual event of Century 21 Crest Real Estate in Pompton Plains. Each year our office purchases over 2000 American Flags that are placed along the 2.8 mile stretch of Newark Pompton Turnpike and Jackson Avenue in Pequannock Township. Our Realtor agents, friends and family volunteer to walk and hand place the American Flags and will be doing this again on Thursday, May 24th. This year, Boy Scout group 144 will also be assisting us in this event.

We started this tradition over 10 years ago when one of our agents, Colleen McMahon, observed a patriotic display of flags in a local Bergen County town. She brought the idea to our Broker, Patricia Wojtyszyn, who immediately agreed that it was an excellent way for our office to participate in the Memorial Day events of Pequannock Township.

This became a tradition that we purchase and place AMERICAN FLAGS the Thursday before Memorial Day so they will be in full display for the Pequannock Township Memorial Day Parade on the following monday.

Memorial Day is a federal holiday observed annually in the United States on the last Monday of May. It is a day to commemorate all Americans who have died in all wars and while serving in the United States Armed Forces. History of a Social Media Listing. Can Social Media get you Business?

Can you REALLY get Real Estate business from Social Media?

The beginning: I was just being "Real Life" social... I showed a rental listing in Ringwood to a friend.   I parked my car in the driveway and when getting out of my car, I saw the next door neighbor. I smiled and said "Good morning - How are you today?". I introduced myself and told her I was showing the house. That was it. I showed the house and left.
The following week, I got a phone call from the "neighbor". Turns out she and her husband owned the "rental house" also, and the listing was expiring and they wanted me to list the property. They said they were impressed by my enthusiasm, friendliness and big smile when I showed the house the previous week.
So, I found myself the listing agent of a Ringwood, NJ Lakefront Rental property.
Here's where the Social Media comes in.   In the Real Estate Profession, I wear many hats. I am Sales Manager, Trainer, Technology go-to person, and I actively List and Sell Real Estate. I am a firm believer that I need to be " in the trenches" and "walk the same mile" that my agents walk, so I can be better prepared to guide them in this ever changing business. Luckily, the management setup in our office provides both a Broker (Patricia Wojtyszyn) and a Sales Manager (myself) so there is always someone available for the "need help now" situations even if one of us is out in the field.
Back to the Social Media roots of Listing and Buyer clients. I am constantly learning new ways to get and promote our Real Estate business, and like to "try things out" when I am in the field. In evaluating this listing, I felt that it really needed some Craigslist love and NYC marketing, so I exposed the listing to this market. I got A LOT of inquiries and requests to see the house. So, whenever I drove to Ringwood to show this rental listing, I would pull over along the way and "Check in to Foursquare". I would also take photos (iPhone) of a different areas of the town or place along the way. So, my "Ringwood, NJ" posts were frequent. I would rotate posts to Twitter, Foursquare and FaceBook.

THE LISTING: I got a direct FaceBook message from a "friend" that she and her husband needed a Realtor to list their home in Ringwood. I didn't recognize the name, but responded immediately and it turned out that she and her husband already had two Realtors do a CMA and they couldn't decide who they wanted to list the property. The problem was solved when the wife told her husband "No problem, I know who we will use. I have a friend who is in Real Estate and who is an expert in Ringwood". They meant me - and I was a "FaceBook friend" - not a "real life" friend. I later figured out that this person was a friend of a friend and we had become "connected" along the way on FaceBook. So I was her "friend" too. She told me that she saw all my posts and photos on FaceBook and knew they had the Realtor that knew Ringwood best. HOUSE LISTED AND SUCCESSFULLY MARKETED!

BUYER CLIENT: One day while I was showing the Rental Property and waiting for my client to arrive, I "checked in" to Foursquare (which auto posts to FaceBook). I had already created a "place" giving the property address as the location. After I showed the house, and the client went on their way, I noticed a car parked outside the driveway. The person rolled downed the window and yelled out to me using my nickname from 25 years ago (Eppie). I used to work with her at Chilton Hospital where I was a Nurse Supervisor in the Emergency Department. She lived in the area and would notice my FaceBook posts and noticed my Post (via Foursquare) that I was "on location" that day. She hopped in her car and came right over and waited for me to be done with my showing. Her son was in the market to buy a home and she was so excited to know that I was active in the Real Estate profession and that her son would be in good hands. COMMITTED BUYER CLIENT.

LISTING PROSPECT - FUTURE BUSINESS:
I was showing homes in Ridgewood, NJ to another friend. Ridgewood is in my service area but is about 30 minutes away. We saw DOZENS of homes. So, I had DOZENS of postings to Twitter, FaceBook and Foursquare. I got a call from a good friend (I had her home listed) - She was being transferred out of state and eventually her Mother would be relocating there also. Her mom lives in Glen Rock (next to Ridgewood) and my friend "had no idea" I was able to list homes in that area. She was just about to research agents to go and evaluate her mom's house, when she saw my posts and frequent check-ins to the Ridgewood area. So, within a week, I met with "mom" to evaluate and make suggestions for an eventual sale.

TWITTER- (a micro blogging site)
Twitter is real easy to post to and only allows up to 140 Characters per "tweet". I often use Twitter as a platform where I not only "tweet" things such as "showing houses in Kinnelon, NJ., I just love being a Realtor", I also "tweet" positive quotations and motivational messages. One of my "followers" was also a "positive message tweeter" himself. Turns out he lives right near me in Kinnelon and also happened to be in the market to buy a home. He "followed me" because of my "positive quotation tweets" but because he followed me, he also saw my Real Estate tweets. WE, OF COURSE, CONNECTED IN REAL LIFE FOR REAL ESTATE.

CONSUMERS, FUTURE CLIENTS: Check out where your agent is active. What is their knowledge base? Are they technology saavy? Do they know the market where you want to buy and/or sell? SOCIAL MEDIA HAS THE ANSWERS. Check out your agent on Twitter, FaceBook and LinkedIn. What is their Klout Score?

Photo blogging is a way to take advantage of the activities you do anyway - every day. You look at properties and you use your cell phone. So, why not combine those activities to create fresh search engine content.

HOW TO DO THIS:

STEP 1 – Snap a photo of one of your listings or another local area listing of interest.

STEP 2 – Send that photo via a composed email with the address of the listing as the subject line and a short description & price of the property.

STEP 3 – Send the email to a special address (given to you as a member of Posterous) that once received will instantly post your subject line as the blog post title, insert the photo and will include the description that was in your email body.

In order to do this, a little preparation IS required. You need to set up a free account at www.Posterous.com. Once you have set yourself up (give them your contact information and cell phone number), you will be able to send your cell phone posts to "post@posterous.com" and IT WILL KNOW WHO SENT IT. (amazing, isn't it?).

If you are interested, there are more things you can do with your online Posterous account that will maximize your Internet exposure and "Google Juice".

Posterous has been recently acquired by Twitter, but so far there are no announced changes in the way it all works. Take the ride while it's there!

Short Sale Pricing - False Advertising?

Marie Episale, REALTOR, ePRO at Century 21 Crest Real Estate in Pompton Plains, NJ. I recently responded to a thread in a Real Estate Forum (Real Talk/RealTown) regarding the obvious under pricing of Short Sales by Licensed Realtors. There is enough confusion out there with Short Sales, Pre Foreclosures and Foreclosures, Bank owned properties, and other distressed properties. It is not OK to under price a listing. It is just not honest. The only exception that might exist is a sheriff sale date that is imminent, and a contract must be obtained to stop the sheriff sale. Pricing a home far below it's value is just plain wrong and misleading. It doesn't surprise me that the general public continues to think Realtors are dishonest. If a consumer sees a list price on a property, there is a reasonable expectation that the price is the range of value.

I believe listing a short sale at a price that is obviously way lower than any appraisal or BPO would come in at, is unfair to the buyers who are looking for homes. It is our professional obligation to do an accurate CMA and give a realistic range of value, and to list the property in that range. It is difficult enough for buyers to navigate through the available properties promoted on the internet for sale. When a buyer sees a list price on a short sale, they have a reasonable expectation that it is the price the seller (in this case subject to bank approval) should accept. How does this look to the general public? How do we explain to them with any accuracy why the home has that list price on it. Buyers get emotionally involved with thinking they can buy a house that they may not even be qualified to purchase. We are not helping the situation by pricing the property FAR BELOW market value, and I would hope we are capable of determining market value!

A recent example: A 5 Bedroom 3 Bath 2 Car Garage Colonial in northern NJ was/is listed for $99,000. That price is well over $100,000 lower than any BPO or appraisal would ever come in at, no matter how many repair problems there are. I am trying to help this family with 5 children find a home that can accommodate their large crew with a budget of $90,000 cash. The cash is from a settlement. It is all they have and they cannot get a mortgage at this time because of recent employment and credit problems. Seeing this particular home puts an "it's possible" picture in their mind of what they can have. It is not realistic. It is taking some real counseling and support on my part to help them get through the stages of "grief and loss" on not being able to have this home. Every home or listing they look at is compared mentally to this and other unrealistically priced homes (short sales). Their delayed recovery time before they purchase a realistically price home does not help them get happily moved and it does not help the general market recovery either.

In all fairness, I know that one of the reasons that Real Estate Agents do this is because they cannot get a price from the Bank/mortgage holder that would need to accept the short sale. The agent must submit a contract to the bank (along with other required paperwork) in order to "trigger" a a response from the Bank and get a price they will accept. It is only after a contract is submitted to the Bank that the bank will order a Broker Price Opinion (BPO) or an appraisal. Why is that? In my opinion, the bank should be required to evaluate their "asset" by determining market value through an appraisal or a BPO, and they should be required to do this "up front" as soon as the home owner is in default of their mortgage, and requests the banks cooperation with a short sale. Why is it that the mortgage holder does not want to give a value to their asset? It would be so much easier on the buying public and Real Estate Agents if house was listed at a price within the range suggested by the bank (with seller's approval, of course) - and that price range would be backed up by an appraisal or a BPO.

How can we, as Realtors, be part of the change to require Mortgage/ lien holders to provide the buying public with a realistic list price for the property? We are a strong group. How can we effect this change? In the meantime, I feel it is our professional obligation to be, at least, CLOSE to a reasonable market value when listing a property.

As I sipped my coffee this morning, my mind filled with “snippets” of the Real Estate Sales Associates that work at Century 21 Crest Real Estate in Pompton Plains. Be Grateful every day. Think about the positive things in your life and the people you are grateful for. When I start each day, part of my morning routine is to focus on something I am grateful for in my life.

Today’s “grateful” thoughts are filled with examples of how our agents conduct their Real Estate business every day. As Sales Manager of Century 21 Crest Real Estate, I witness the words and behavior of our agents as they go about their daily routine. They are a dedicated group and focused on providing good service and advice to their clients. They counsel, encourage, follow-up, investigate, research, update websites, preview houses, calculate financial spreadsheets, communicate, reassure, escort and drive, inspect, evaluate, review, compile statistics, determine market value, attend educational seminars, collaborate with other professionals, prepare contracts, obtain permits, schedule and are present for home, structural, septic, well, township and other inspections; collect deposit monies, coordinate with attorneys and mortgage professionals; advertise & promote their listed properties; prepare & print brochures and client guidance materials; and the list goes on. These multiple tasks are handled with professionalism and a calm demeanor, despite unavoidable interruptions. They do their job with integrity and enthusiasm.

They don’t take their responsibilities lightly. For instance, when asked to evaluate a home and determine value, hours are spent on that research and data compilation. Providing a recommended price to a seller is extremely important and Century 21 Crest agents acknowledge that responsibility to get it right. When a buyer finds a home they want to purchase, the guidance and negotiation skills of our agents are exemplary. They listen to their clients’ concerns and problems of everyday life with such compassion and empathy it warms your heart. How to Use Comparable Sales to Price Your Home

Before you put your home up for sale, use the right comparable sales to find the perfect price.

How much can you sell your home for? Probably about as much as the neighbors got, as long as the neighbors sold their house in recent memory and their home was just like your home.

Knowing how much homes similar to yours, called comparable sales (or in real estate lingo, comps), sold for gives you the best idea of the current estimated value of your home. The trick is finding sales that closely match yours.

What makes a good comparable sale?

Your best comparable sale is the same model as your house in the same subdivision—and it closed escrow last week. If you can’t find that, here are other factors that count:

Location: The closer to your house the better, but don’t just use any comparable sale within a mile radius. A good comparable sale is a house in your neighborhood, your subdivision, on the same type of street as your house, and in your school district.

Home type: Try to find comparable sales that are like your home in style, construction material, square footage, number of bedrooms and baths, basement (having one and whether it’s finished), finishes, and yard size.

Amenities and upgrades: Is the kitchen new? Does the comparable sale house have full A/C? Is there crown molding, a deck, or a pool? Does your community have the same amenities (pool, workout room, walking trails, etc.) and homeowners association fees?

Date of sale: You may want to use a comparable sale from two years ago when the market was high, but that won’t fly. Most buyers use government-guaranteed mortgages, and those lending programs say comparable sales can be no older than 90 days.

Sales sweeteners: Did the comparable-sale sellers give the buyers downpayment assistance, closing costs, or a free television? You have to reduce the value of any comparable sale to account for any deal sweeteners.

Agents can help adjust price based on insider insights

Even if you live in a subdivision, your home will always be different from your neighbors’. Evaluating those differences—like the fact that your home has one more bedroom than the comparables or a basement office—is one of the ways real estate agents add value.

An active agent has been inside a lot of homes in your neighborhood and knows all sorts of details about comparable sales. She has read the comments the selling agent put into the MLS, seen the ugly wallpaper, and heard what other REALTORS®, lenders, closing agents, and appraisers said about the comparable sale.

More ways to pick a home listing price

If you’re still having trouble picking out a listing price for your home, look at the current competition. Ask your real estate agent to be honest about your home and the other homes on the market (and then listen to her without taking the criticism personally).

Next, put your comparable sales into two piles: more expensive and less expensive. What makes your home more valuable than the cheaper comparable sales and less valuable than the pricier comparable sales?

Are foreclosures and short sales comparables?

If one or more of your comparable sales was a foreclosed home or a short sale (a home that sold for less money than the owners owed on the mortgage), ask your real estate agent how to treat those comps.

A foreclosed home is usually in poor condition because owners who can’t pay their mortgage can’t afford to pay for upkeep. Your home is in great shape, so the foreclosure should be priced lower than your home.

Short sales are typically in good condition, although they are still distressed sales. The owners usually have to sell because they’re divorcing, or their employer is moving them to Kansas.

How much short sales are discounted from their market value varies among local markets. The average short-sale home in Omaha in recent years was discounted by 8.5%, according to a University of Nebraska at Omaha study. In suburban Washington, D.C., sellers typically discount short-sale homes by 3% to 5% to get them quickly sold, real estate agents report. In other markets, sellers price short sales the same as other homes in the neighborhood.

So you have to rely on your REALTOR’s® knowledge of the local market to use a short sale as a comparable sale.
