homebuyers: My Deer! Where Have All My Hostas Gone! - 06/21/08 09:39 AM
Well, those delightful creatures have made a nice meal out of my hostas again this year. They are very brazen in my neck of the woods. In fact, there is one particular deer whom I consider to be "My Deer." She spends most of her day here munching away or sleeping and is not fazed at all if I pass by. Unless, of course, I start my car or point a camera. I am training her to eat weeds and, look, it's working! However, the preeminent event of the summer is yet to come ... the race to pick peaches. We

homebuyers: Recycle … Buy an Existing Home! - 06/15/08 12:49 PM
Think about it ... If no new building materials and energy resources have to be used in a home, we are one step ahead. More and more, we see renovation companies thinking green and helping homeowners improve the energy efficiency of their older homes. This can mean more affordable homes for homebuyers who recognize a good thing when they see one and know they can upgrade the home they buy at their own pace. Green does not always have to mean new. And think about where all that material goes when we tear down older homes, and the accompanying costs to

homebuyers: Why Did the Homebuyer Cross the Road? - 06/08/08 10:24 AM
Yesterday, I showed several homes in the same area, all of which are in the same price range and of the same architectural style. The area has a large inventory, so it is not uncommon to find three for sale on the same block. When a buyer can simply cross the road to find another home, you just have to consider the competition. Look at your local market. Not too long ago, it may have been feasible for a homebuyer to say, "Well, I really like the house; I can always replace the siding." Now, it's more like, "Well, why would

homebuyers: It's Supposed To Look That Way - 06/05/08 12:46 PM
It is one thing for buyers to be ignorant about building materials, but quite another for Realtors. If we take the time to do a bit of research before showing a home, we may have a better chance of selling it. Very often, I find myself explaining cedar-shake siding! I am not usually present when another Realtor shows my listing, but because I had not yet installed a lock box, I had the opportunity to be there. The agent looked the house up and down with an expression of disgust, and the potential buyer noticed! Here I go again, I thought ...

homebuyers: When Buying Means Selling First - 06/04/08 02:26 PM
The need to sell a home before you can buy is not uncommon and often, a daunting experience for homeowners. It is human nature to want to move ahead to the exciting prospect of finding that perfect new home. However, there are two facts that you need to consider: the real estate market is local, and a Realtor can help you. The real estate market varies from location to location. It may be a good market for selling in one and a slow market for selling in another. Market conditions in your area will determine how many days your home may

homebuyers: It Is Cheaper to Buy Instead of Rent, but …. - 05/28/08 07:24 AM
Don't forget to factor in costs associated with home ownership. What does your current rent include? What new costs will you incur once you purchase a home? Home ownership is the American dream ... to have a place to call your own and make it exactly what you want it to be. Home Sweet Home. You know that you have to pay a mortgage, taxes and homeowner's insurance. How about fuel, electricity, gas, trash pickup, road maintenance, and general maintenance costs? Are you ready? The first step is to determine what is included in your taxes. It varies from town to town.
