Sales continued their slump in October being off by 21%. The average sales price showed a small decline of 3% while the median sales price was up by 6%. I know that's a little confusing but that's the joys of statistics. Seriously what it means is that a fewer higher priced homes sold in October that a year ago pulling the average down while a smaller number of lower prices homes sold bringing the median sales price up. Generally speaking prices are just about flat.

Sales were down by 33% in October mirroring the overall decline in the Dallas/ Ft. Worth. The average sales price was up by 1% while the median sales price was down by 3%.
The number of new listings dropped by 6% but the number of active listings remain very high with a 79% increase.
There is currently a 5.9 months supply on the market.
Pending sales continue to decline and were off by 27%.
A lot of potential buyers are sitting on the sidelines but let me give you 2 reasons to buy now:

October sales were down by 30% from last year. The average sales price and the median sales price were both up by 8% and 3 % respectively. As in previous months this increase is caused by smaller numbers of sales in the lower price ranges as first time buyers remain on the sidelines.
The number of new listings declined by 9% but the number of active listings increased by 13%. This is good news if you are a buyer. You have a lot of homes to chose from.
Pending sales continue to be weak down 26%.
