It’s Puppy Time!

Ahhh….I love the morning! It’s very peaceful . And I just love when it’s so quiet that you can hear the appliances hum.

I love to put on a pot of strong coffee and get the newspaper out of the driveway (my dogs are too “high maintenance” to fetch the paper). Then, I read the Sunday paper, do a sudoku puzzle, check the Walgreen’s ad to see if my brand of make-up is on sale this week.

Then……It’s “Puppy Time!”

“Puppy Time” is a phrase my husband coined. “Puppy Time” is a “Love-fest” of kissing and belly rubbing, playing and getting fingers and toes bitten by sharp puppy teeth. We LOVE “Puppy Time.”

So, now that “Puppy Time” has officially commenced, the puppinos are now “helping me” to read the Sunday paper by carrying various sections of said paper to different parts of the house.

Then, to their delight, they eagerly “prepare” the paper for “composting” by tearing into small pieces.

So, as you can imagine, the newspaper reading is not going well. What to do?????

Then, “eureka,” I have a great idea……….time for a “Puppino Stroll!” They will be in a contained spaceand we can all get some fresh air.

But, what will they wear??????? Well, it is that time of year that red suits with black belts with goldbuckles are all the rage. And ,what could be prettier on a little princess at this time of year than a red dress trimmed in white--complete with a white ribbon sash.

It was indeed time for the Puppino Stroller!

So, equipped with my iPhone and iPad, a blanket for each baby, plenty of puppino toys and a diet coke for mommy, we headed for the fishing dock.

Now, among the MANY things I LOVE about Elkins Lake (the subdivision where I live)—

· I LOVE the main lake

· the fishing dock

· walking across the dam

· watching for a Bald Eagle sighting

· or even spying the resident alligator.

Now, I add to the list of things I LOVE about Elkins Lake: “Puppy Time Strolls! I can’t wait to take the puppinos to the new Elkins Lake walking trail around the lake at sunset. They will love it!

You know, this is a beautiful time of year

in many ways. It’s a time to reflect, a time to enjoy your family. My puppinos are my children. I love them very much.

So, here’s to lots of Sunday Morning, Tuesday Evening, Thursday twilight “Puppy Time Strolls.”

Because at our house, the best times are “Puppy Time!”

Huntsville Texas is a great size town of 38,548 (2010 Census) and has enjoyed 9.9% growth. It is located just 35 minutes up I-45 from The Woodlands and less than an hour from Houston. It is located in the middle of EVERYTHING including the

Sam Houston Forest and about 30 minutes from Lake Livingston and Lake Conroe. This gives everyone great access to great outdoor activities such as hiking,

boating, biking, fishing,

canoeing, and camping at Huntsville State Park and National Forest Recreation Areas.

Now for the College Town part. Sam Houston State University was founded in 1879 and currently has an enrollment of over 17,600. It is the fastest growing University in Texas. Check out the 67 foot statue of Sam Houston on I-45 (the largest statue of an American Hero) because it will be lighted orange tonight through the National Championship game in honor of the SHSU BearKats FOOTBALL!

Sunday was a wonderful day. Blue Sky, amazing temperatures--72 degrees after the HOTTEST Summer on Record caused me to put on long pants and a little sweater! Who da' thunk it?!

My husband and I took a true "day off." We sat outside, read the paper (read the Houston Chronicle AND the Huntsville Item on our iPads--I guess times have changed), watched the birds, enjoyed our "puppinos," and all of the sights, smells and sounds.

So, I guess it is safe to say----LIFE IS GOOD! I love to Enjoy Every Day. There are always "things to catch up on"and "things to do." Somehow, magically, the dishes will wait as does the laundry. We really enjoyed our day. Now "BACK TO WORK!"

So. Here it is...the wonderful world of flying. It used to be so exciting. Magical, even.

It is quite different these days. Airport security adds an extra hour--or so!-- to travel time each way. And, god forbid if you forget and leave bottled water in your carry on so that you don't have to pay $3.00+ for water. That's a whole other "pat down--bag check" story.

So, why is it.....that it takes a figurative "act of congress" to get a FULL glass of beverage and a literal "act of congress" to make any glass HALF empty. That's today's riddle, I guess.

And, where is the attitude in service. Oh, check that, I saw and experienced the "attitude," if an eye roll and head shake count. I bust my bottom (you can tell by the distinct..... Oh, never mind) serving my clients to the very best of my ability and here are these flight attendants "weary" and "put out" because I requested a full glass of ice and a FULL can of diet coke---NOT the excrement left over from the last pour from a can that may have been open since "People's Express" was flying (You have to be old enough to catch that reference---ok---google it) and 2 lonely ice cubes that looked as if they have taken the WHOLE brunt of Global Warming!

I wanted a A FULL CAN and A FULL CUP OF ICE CUBES! Is that too much to ask??????????

Now, before I get all kinds of hate mail, there are plenty of Flight Attendants who LOVE their jobs and Serve their clients with the same passion and attention with which with I do in Real Estate. And I certainly know we all have bad days. But, come on....what gives?!

I just checked out of a hotel--a major chain no less-- where I overheard the staff screaming at each other and fighting about who was cleaning which floor of rooms. Some sort of argument or disagreement EACH morning I was there. Yikes. Are we, as a culture suffering from the worst case of "entitlement" ever?!

Does anyone still "love to fly, and it shows?"
Does anyone REALLY "leave the light on?!"
Do you think you could walk on those cool clouds!

Look at this sky!!!!!.......

Is it going to rain above us and not below???
And will be be able to feel it?
Am I asking too many questions?!

Okay. Something to think about. I wish the skies were friendlier.

But, I DID get a full can of diet coke and enjoyed ALL of it......that reminds me.

Oh, shucks............................ is the lavatory is occupied?!

It has been an unbelievable ride this First Quarter of 2011.

I have had the distinct pleasure of helping a number of families sell or buy a home. I have had the honor of becoming a part of my clients' lives and have made SO many new friends.

My husband and I went for a ride this past Sunday evening to "drop in" on several of my clients in our neighborhood, Elkins Lake. It was SOooooo cool. It was so relaxed. I mean Soooo relaxed---shorts, t-shirt, ballcap, no makeup. I had been working outside. It's me being "just me."

We just kept running in to my wonderful clients. It was such a joyful experience because they were so happy in their new homes. We dropped by Amber and Stoney's new home that they were able to close on within 4 hours of closing on their previous home that I sold. It has only been 2 weeks and they were unbelievably settled. Amber is quite the decorator. She's got an amazing eye for color, balance, texture, proportion and composition. What a NATURAL Home Stager!

And....she is GORGEOUS! She looks like a model and has had 3 babies---all boys, Grayson is 7, Jake is 3 and Tripp (who is a real trip, is 1. Big Jake is going to be 4 on May 15th. It goes by so fast---life does. Sounds like I am about to break into a chorus of "Sunrise--Sunset" from Fiddler on the Roof!

I usually do "break into song." At pretty much any random time, during showing appointments, listing appointments, at the office, when the office is empty---I reallly "go to town" and belt some tunes out.

I miss blogging. I am "fixing" to get some help hired, so that I can stop working 15-18 hour days every day without a break. I have had a BLAST since becoming a REALTOR in August 2008.

Mr. Smith -- Mari, to what do you attribute your production increase of 250% since your return to Keller Williams this past June 2010?

Mari Montgomery: First of all--Mr Smith, is that your REAL name, Smith---Are you in the Witness Protection Program---I knew it!?

Okay, yes, the question. Many things, both internal changes--(not just the hot flashes), a "eureka" (not the vacuum cleaner)--and a couple of simple yet profound changes.

Mr Smith: Okay what was one of the "eurekas," or "a-has?"

Mari Montgomery: You know the expression "If you love something set it free..If it comes back to you it's yours, if it doesn't, it never was......?"

Mr Smith: Yes, I see the profound part....

Mr Smith: So....let's turn our attention to the KW Awards held last week at "The Bells of Montgomery." How did you feel about receiving a "Silver Capper Award?"

The Silver Capper Level represents productivity of $120,000 to $179,999 in GCI / 27 - 39 Units.

What are your goals for 2011?

Mari Montgomery: Achieving the level of "Silver Capper" was fun. I would love to do that again - in 6 months this time,

Mr Smith: How is it going so far?

Mari Montgomery: Well, in January, I closed 5 units, almost 800K in volume for $23,865/GCI.

February is "Listing Month." Have you heard? Objective: 1M in listings for the month and 7 units closed.

What Are My Closing Costs as a Seller?

Navigating the world of buying and selling property is not easy. That's why REALTORS® exist. We are the professionals who are trained to help you to navigate the waters of the wild world of real estate transactions.

The National Association of Realtors® was formed in 1908 with over 100 members. The organization was formed for a number of reasons---one of the primary reasons "to unite the real estate men of America for the purpose of effectively exerting a combined influence upon matters affecting real estate interests." The organization decided to adopt a "CODE OF ETHICS" in 1913 based on the principles of the "Golden Rule." Still today, adherence and accountability to this "CODE OF ETHICS"is the DIFFERENCE between a "Real Estate Agent" and a "REALTOR®." Both are licensed, only REALTORS® are accountable to the "Code of Ethics."

This is all important to know because we are professionals and rely upon "referral business" just like doctors or attorneys. Our reputation is EXTREMELY important.

The KEY to Understanding Property Taxes. or "Property Taxes for Non-Experts" (Sorry, copyright issues with the "Dummies" one)

The key to understanding Property Taxes and Exemptions is "taking them apart" and putting them back together again.

For our purposes, we will cover the following:

Tax Rates
How they are assessed
Exemptions
1. Homestead
2. Over 65
3. AG (Agricultural)
How to save money by applying for the appropriate exemptions.
Time frames to apply

Now, stay awake--

it's not so bad. I am a musician, not great at math and I get it, so stay with me. You could save some hard earned cash.

TAX RATES INSIDE AND OUTSIDE THE CITY LIMITS:

Basically, in Walker County, the tax rate within the city limits is 2.34 and within the county (OUTSIDE the city limits), the tax rate is 1.94.

Now, in English and I will answer the question--"How much will my taxes be?"

A property located within the city limits in Huntsville/Walker County with a tax value of $100,000 will have $2,340 tax due if there are no exemptions. (We'll get to exemptions next)

And if the property were not within the city limits, the amount of tax due with no exemptions would be $1,940.

Where do "tax rates" and Babies come from. (Okay, I will answer the former, not the latter--Just seeing if you are still awake)

The 2.34 tax rate is made up of several taxing entities. In Huntsville/Walker County TX, they are as follows:

EXEMPTIONS:

What are "Exemptions," and how do they impact your "out of pocket" taxes.

There are several types of exemptions. I will cover a few of them.

1. "Homestead" Exemption

2. "Over 65" Exempton

3. "AG" (Agricultural) Exemption

1. "Homestead" Exemption

This is the Exemption EVERYONE should have for their primary residence.

Not everyone knows, however, that the Homestead Exemption needs to be applied for.

It is granted for the applicable tax year if application is made on, or prior to April 30^th in Walker County. May 1^st and later, the exemption will be granted for the following tax year.

What is the Homestead Exemption and how much money can I save on my Taxes?

The "Homestead Exemption" is granted to property owners for their claimed Primary Residence. Only 1 (one) residence per property owner may qualify for a Homestead Exemption.

It reduces the taxable value by $15,000 for the ISD (or school tax) portion, which in Walker County is 1.21% which represents a little over half of the rate.

Here is an example of how the Homestead Exemption impacts the tax due.

$15,000 x .0121 (1.21%) = 181.5

The Homestead Exemption in this county reduces the tax due by $181.50. Every little bit helps.

The tax valuation in this example is $208,900.00 Notice the valuation change from $208,900 to $193,900 for the ISD Portion. ( a difference of $15,000)

2. "OVER 65" EXEMPTION

The next Exemption we will cover is the "Over 65" Exemption. Pretty self explanatory exemption. This exemption must also be applied for in the same time frame as the Homestead Exemption.

This Exemption, however, is quite a bit more generous. AND it can be used in conjunction with the Homestead Exemption.

It reduces the taxable value by $12,000 for the ALL taxing entities and an ADDITIONAL $16,000 for the ISD (or school tax) portion - and used in conjunction with the Homestead Exemption, it represents a total of $31,000 reduction in the assessment value.

* Remember, in Walker County the ISD or School Tax is 1.21% which represents a little over half of the rate.

Here is an example of how the "Over 65" Exemption impacts the tax due. The Over 65 in this county reduces the tax due by $135.65 and used in conjunction with the Homestead Exemption in this county reduces the school tax due by $375.10. That's a total of $510.70 ! And again, every little bit helps.

The tax valuation in this example is $180,690.00. Notice the $12,000 reduction in valuation for all taxing entities and an additional $31,000 reduction for the ISD Portion (the $16,000 "over 65" and $15,000 "Homestead).

3. AG (Agricultural Exemption)

This is an exemption for land used for cattle or farming purposes. This Exemption is the MOST generous of them all.

It reduces the taxable value for both the land and the improvement (home).

For this type of exemption in Walker County, for example, it is necessary to have a minimum of 10 acres PLUS an appropriate amount of land for the improvement (home). Generally about an addition ¾ acre.

Here is an example of how the AG Exemption for these purposes, impacts the tax due. A parcel with a taxable value of $52,210 is reduced to tax due on a $9,770 value. That takes the tax due from $1012.87 to $189.54

It can also be given for special types of native grasses or other special reason. The property needs not be a minimum of 10 acres plus ¾ acre. This example is a 5 acre tract.

So, stay with me. Native Grass can save you a BUNDLE! Who knew?!

Please note: Each county has a different definition of what is required to have an AG Exemption. It is important to check with the Appraisal District for the most up to date information and definitions.

Here is an example of how the AG Exemption for these purposes, impacts the amount of tax due. A parcel with a taxable value of $45,000 is reduced to tax due on a $500 value. That takes the tax due from $873 to $9.70. Holy Native Grasses, Batman!

Here is a real, live example. Notice how the value is $45,000 and is taxed at a $500 valuation. THAT really helps, especially if you are buying land with the intention to build and still own another property. This saves you BIG bucks when the tax bills come out.

So, I hope this clears up at least some questions about the Wild World of Property Taxes. Especially in Texas it is important to understand. We have some of the higher rates on property values---but NO STate Income Tax. AND you get to live in TEXAS! The most beautiful country in this country. I do not particularly Love that the first closing I had was the day that Hurricane Ike came roaring in, and that very home was split in two by a tree several hours after the closing. I do love, however, that by the grace of God and help of co-workers, I verified the insurance for my clients and requested that the insurance rider be faxed to me for my records the week before closing.

I Love being in a position to be able to live and prosper by setting positive thoughts into motion and backing them up with tireless effort that is actually rejuvenating.

I Love that I can work on my "fainting couch" in my office."

Subject: Title Insurance

Shortly after you are "under contract" in the home buying or selling process, you will receive a document in the mail from the Title Company.

It is a title commitment for your title insurance on the property you have under contract. Be sure to read through for accuracy (spelling of names, etc).

The document serves as the preliminary title report to ensure title is clear by the time of closing.

It is the document referred to on page 1 of the contract you signed for the sale or purchase of your property.

Also, keep a copy for your files. Should you have any questions, don't hesitate to contact me.

Title

A legal document evidencing a person's right to or ownership of a property.

Title company

A company that specializes in examining and insuring titles to real estate.

Title insurance

A check of the title records to ensure that the seller is the legal owner of the property and that there are no liens or other claims outstanding.

• When I get into my car to go to the grocery store, heavy traffic is rare, and I am home in 20-25 minutes INCLUDING shopping time!

......then we are ready for "tip-off" or "kick-off" or the "first pitch" (depending on the season, of course)

And, Huntsville still has an old fashioned "square" with a soda fountain and The "Cafe Texan"
