marin county: Marin Home Prices Drop in Q4 - 01/15/21 05:54 PM
The real estate market in Marin cooled off during the last quarter of the year. Where prices of single family homes in the previous quarter had risen 21% year-over-year, that percentage has dropped to 7% this quarter. That is due to a 9% drop in the median price in Q4 ($1,405,000) compared with Q3 ($1,547,250). The median price a year ago was $1,310,000, which still leaves us 7% higher for the year.
In Q3, the annual increase in the price of condos was 15%. That annual percentage increase had dropped to 9% in Q4 thanks to a 4% drop in the median price of condos from … (1 comments)

For the second quarter in a row, single family home prices in Marin have gone down! In the 3rd quarter they were down by 4% and they dropped by another 4% in the last quarter of 2016.
Condo prices, though, held steady with virtually no change from the previous quarter.
The biggest change this past quarter is that it has shifted from a Sellers Market to a Buyer’s Market for homes priced over $1,250,000. This is the first time we’ve seen a buyer’s market in any price range in Marin for years! This may not last as things generally heat up in the … (1 comments)

Prices for single family homes in Marin are up by 10% from a year ago, and up by 13% from the previous quarter. Condos are up by 17% from a year ago, and up by 12% from the previous quarter. While there are a few pockets where prices dipped from the previous quarter, there is not a single town where prices now are lower than they were a year ago.  And distressed homes have nearly disappeared from the market altogether, with only a single such home listed for sale.

Prices for single family homes in Marin are up by 4% from a year ago, but down by 1% from the previous quarter. With condos, just the opposite is true: prices are down 3% from a year ago, but up by 12% from the previous quarter.  Novato has seen a surge in prices for single family homes, up 21% from a year ago, and up 13% from last quarter.  Kentfield/Ross, Mill Valley and Sausalito single family homes all had gains both for the year and quarter. Condos in Tiburon/Mill Valley and San Rafael also have increased both from the previous year and previous quarter.

Zillow’s second quarter Real Estate Market Reports, released today, show home values in the U.S. increased 2.4% from the first quarter of 2013 to the second quarter of 2013 to $161,100. By contrast, for the same period in Marin County, prices increased 8% to $800,000, including condos. If there was any doubt that 2013 is the year of recovery in the Marin real estate market, this 2nd quarter update should dispel that concern. Every town had a significant increase in both prices and volume from the previous quarter and all but the Kentfield/Ross market ended with prices considerably higher than the same quarter a year ago. The most dramatic increase was in condos – up by 57% from Q2-2012, with median price going from $296,500 to $464,500.  Thirty-year mortgage rates hit a 2 year high at 4.5%. I spent the day today in San Jose at the California Association of Realtors Expo, attended a number of speaker sessions and took a tour of the exhibits from all the vendors gathered there. I learned about some of the trends and picked up some new technology tools. Some trends include increased use of mobile web computing and on-line video. The most significant development in the Marin County real eatate market in Q2 (April-June) is that the number of homes that sold was up 50% from the same quarter a year ago. This can be taken as an indicator that potential buyers who have been on the sidelines watching the market deteriorate have decided that now is the time to buy - while prices are still down from a year ago, and interest rates remain low.

I represent the owner of a 2 bedroom / 2 bath home on the Belvedere lagoon in Marin County. Today another agent brought a full price offer of $7500/month for a 2-month stay while her client's home is being renovated. Handling rentals can be a lot of work, but with properties like this, it pays to be involved in that segment of the real estate market.

marin county: I just sent out my electronic Happy Holidays card - 12/23/10 05:22 AM
This year, I mailed traditional "Seasons Greetings" cards to about 40 of the clients that I have worked with over the past few years. Last night I sent out an electronic greeting card to over 800 people that I have come in contact with, thanking them for their business and referrals and wishing them happy holidays. This morning, I see that over 100 of them have been read.
