Yesterday one of my buyer clients closed escrow on 761 Montecillo Road, a mid-century modern Eichler home located in San Rafael which featured original detailing throughout.  The property was originally listed for sale at $720,00 and I was pleased to work hard for my buyer clients who purchased the home for $650,000.

This 4 Bedroom Eichler home was located in the Terra Linda North neighborhood of San Rafael where the average sale price of Eichler homes in this particular neighborhood was $672,679 in 2009.     The home was original in style including mahogany walls, globe lighting, and an original kitchen  and bathrooms.   Upgrades included a newer foam roof, new 2-in-1 boiler / hot water heater, and dual pane windows.

With the holidays upon us, I wanted to offer a few timely "stocking stuffer" gift ideas for fellow fans of Eichler homes & other mid-century modern homes. 

Since the holiday shopping rush is on, I'll start with a few inexpensive books that I've read and would recommend to fellow modernists this holiday season:

RANCH HOUSES: Living the California Dream
Released earlier this year, this book was written by two Bay Area Architects and features some fantastic "California Modern" ranch homes ranging from Cliff Mays to homes by noted architect Richard Neutra.    The book has some incredible photography by architectural photographer Joe Fletcher.   

ATOMIC RANCH: Design Ideas for Stylish Ranch Homes
Published in 2006, this is a fantastic book which features a variety of mid-century modern homes (including a number of  Eichlers!).    The featured properties in this book range from untouched, "original" mid-century homes to completed remodeled and updated mid-century ranch homes.  The photography is excellent and the book can be helpful if you are looking for design tips or inspiration for an Eichler home remodel.

EICHLER: Modernism Rebuilds the American Dream
This is a fabulous book dedicated to Eichler homes - perfect for your bookshelf or coffee table!    The books is packed full (240 pages!) of great information about Joseph Eichler and the fabulous homes that he built during his career.   The book features extensive photography and is sure to please anyone who appreciates mid-century modern residential architecture!

I just sold this Eichler home located on a sunny and quiet lot in Marinwood California.

Originally listed with another agent for almost 1 year who was unable to sell the property, I was able to list, re-stage, aggressively market, and sell this Eichler home for over the asking price before the first public open house.

This was a very fulfilling transaction for me since the sellers were anxious to move on with their lives and move into a retirement community however they couldn't make the transition until their home was sold. Once they re-listed their home with me, I immediately went to work on staging it with current furnishings, painted several walls, had the home professionally photographed, and then implemented a fresh online and offline marketing campaign for the home which signficantly enhanced its visibility to prospective buyers.
