I just wanted to run by the tax benefits you will realize when making this purchase. I understand it may feel like a big jump to take on a mortgage but it certainly is the quickest and easiest way to achieve wealth in this country. Renting has no benefits except to your landlord.
Assuming a salary of 60,000 per year, your yearly federal, state and city tax liability is 14,153. Once you own your own condo, you will have an additional approximate 14,000 in deductible expenses (mortgage interest and real estate taxes) each year that you do not have now.That would bring your yearly income tax liability down to approximately 11,000 each year. A savings of 3,000 each and every year in income taxes. That's $250 each month. You can access that money 2 different ways. Either you will get an additional 3,000 back when you file your taxes (that is in addition to the refund you are getting now. Or you can adjust your witholdings at work and take home that extra $250 in your paychecks. So your "net" monthly housing payment will actually be 250 lower than what your "actual" monthly housing payment is. Plus you will be getting the 8,000 (within 4-8 weeks after you close, you should receive the check after you file the amended tax return).
In addition to the tax benefits, your monthly payment will be paying down your mortgage balance which will be the easiest way to accumulate wealth. That doesn't even account for the appreciation that the condo will gain each year as the red hot real estate market in the South Bronx continues to increase. Just think of what happened to the prices in Harlem. They have increased hundreds of percent in the last decade. The South Bronx is the natural progression of large price increases as more and more people are now priced of Harlem. With proximity to the city and such an easy commute, your condo at Sobro will not only hold it's value but it is sure to increase in value. You'll get the double benefit of your mortgage balance going down and the value of your home going up.
