I have the opportunity to tour and had lunch in this beautiful bed and breakfast, The Cedars of Marion one day this week. I don't know about you, but I love bed and breakfast, the old style meets the new world, it just can't be replaced by any modern hotels in my opinions.

When I step in The Cedars of Marion, I feel like I am going back to the old days years ago, the old world charm, all the beautiful and unique decors just capture my attention. The view, the landscapes, the atmosphere is so relaxing and romantic, no wonder so many couples like to have their wedding banquet at The Cedars of Marion.

A picture is worth 1000 words, and that fits The Cedars of Marion perfectly, I can't use enough words to describe this lovely place. You have to be there to feel it, to witness it and appreciate the renovations were done to this once to be a private residence converted to a bed and breakfast.

Other than being a popular choice for wedding receptions, there are also private parties, and meetings like to choose The Cedars of Marion to host their functions. I can see why.

A Happy Buyer closed on her first home today!

It has been raining since 7 this morning, but it didn't ruin the happy day for my buyer who closed on her first home in West Memphis, Ar.!!

She is not just another first time buyer of mine, she is a very hard working single mom first time home buyer who was referred to me from an old client. I wrote a blog about her 2 months ago A successful story of credit repair to become a home owner at last and we closed this morning at 9 am.

She was beyond excited and I am so proud of her to achieve her dream of owning her first house and call it home for her children and herself. She told me she is going to spend her Thanksgiving Dinner at her new home, it is so heart warming.

Helping clients like her is very rewarding. Frankly, I do want buyers are able to buy when they come to me, who don't? Yet, I don't mind working with clients like her, help them to go back on track, they follow my advice and step by step achieving their goal of buying a house and call it home. Seeing that big smile on their face at closing is priceless.

I have a few more clients are under "repairing" right now, I can't wait to see the end result for them - closing on their first home. It may take a little time, but bit by bit, it can be done.

A truly short SHORT SALE story in West Memphis Ar

Short Sale, anyone who did one before knows there is nothing short about it. I am not claiming to be a short sale specialist, we don't have enough short sales in our market to call it a niche, which is good actually.

As economy being unstable as it is, many home owners fall into the same financial crisis; losing their job, make less than before, divorce, health issues, you name it and it is out there. Even though we are not saturated with short sales in our market, we still have some shares out there.

I got a call from a home owner about a month or 2 ago, he wanted to see if I could help him to list his house as a short sale. He already talked to his bank and that's what they suggested him to do. We met, we talked, I explained and prepared him how short sale works and the length of time may involve.

Next day after the sign was put in the yard, an investor called me and she put an offer. From the day I sent it to the bank to get a response from them, it only took about 1 week. We got the approval! We closed last Tuesday.

I got a great negotiator assigned to this file, he was so responsive and willing to listen. It only took him 3 days to approve the sales. I am so appreciative of him.

It takes team work to make things happen, I am glad I had a great team this time.

Another happy closing for my relocation buyer moving to Marion Ar

It is almost an year since I met this buyer who planed to relocate to Marion, Ar. It started with a phone call one day about one of our listings, I kept in touch with her and hung in there. She was not sure if she was going to move at first because of her job, after a few months of keeping in touch, she decided to move to Marion, Ar.

She has great credit and got pre-approved immediately, the only thing was she needed to sell her house first. She lived about 45 minutes away and she got a local real estate agent to list her house. In the meantime, we went ahead to look at some houses, finally we found one and put an contingency offer on it and worked it out.

It took longer to sell her house than anticipated because most of the buyers could not get approved to buy. The seller of the house she wanted was also great to work with, they were so patient to wait on her and understood the circumstances.

My buyer did everything she could to her house, like price reduction, keeping it spic and span all the time, shows well anytime........just waiting for a pre-approved buyer.............and it happened one day!

Fast forward to 2 days ago, 10/26, we closed!!

Home Insurance - You can't close on your new house without it

Buying a house is an exciting thing, really it is. You can take advantage of the low interest rate right now, it is a buyers market, so many choices out there, you may even find some good foreclosure deals and save more money.

If you are working with a good lender, and good real estate agent, you will be guided towards closing in every step of the way. You will be reminded what you need to do before closing, and there are a few things you need to do. One of them is you have to have home insurance in place before the closing or you can't close.

Even if you are buying the property in cash, it will still be your best interest to get home insurance on the house you are buying before closing. Things can happen unexpectedly.

If you already have an insurance agent , call them to give you a quote on your new home. If you don't have one, you can ask your real estate agent for some referrals, or call around for a few more quotes and decide which one you want to use. Then you need to go and sign the insurance binder and your insurance agent will send that binder to your lender and process it to closing.

This is a very important step before closing, make sure you get it done early in the process so you have enough time for your insurance agent to get the paper work done before your closing date. Sometimes extending the closing date may not be an option in some cases, always allow enough time to let your lender to process your loan application so you can have a smooth closing as much as possible.

A new group of buyers in West Memphis and Marion Ar - Investor

Rental is in high demand in Marion, West Memphis Ar., it helps to push another group of buyers out in the market - investors.

Many of them are seasoned investors and have been doing this for a while, some of them are 1st time investor, trying to get a piece of pie while it is still available, and why not? There are foreclosures coming out often, there are different types of investors, and there is something for everyone.

I have a couple of seasoned investors working with me, they know what area they want, they can see the potential of the property despite of the repairs. Within a short period of time, they will let me know if they decide to put an offer on the property or not, they know time is of the essence. A good investment property is not going to last long on the market, sometimes they may even get into a multiple offers situation.

How do you even begin to buy investment properties in West Memphis and Marion Ar?

Before looking for investment properties, you need to be fund ready. You either have cash on hand or open a line of credit with the bank that you have good business relationship with. The bank will let you know what they need from you to open a line of credit. Then you know how much cash you can buy with.
Once your fund is ready, you can start looking for properties. The best and easiest way is contact a local real estate agent to help you. Let the agent know how much you want to spend. They know first hand when the property is out, or even before it is out on the market sometimes. Work with the same agent repeatedly can give you advantage in buying investment properties, he/she tends to pay a lot more attention to find properties for you and notify you quickly.
Have a repair crew ready in line, get your resources together for estimate and such. When you find something you like, you probably won't have time to go back and forth to find a contractor, handy man to give you a repair estimate on the property that you want to buy.
Act Fast! There are many investors out there and they are all looking at the same inventories, if you want to buy investment properties, you need to be serious and act fast. You don't have time to waste or you may lose a good deal. Let your agent know to put an offer for you if you are interested in buying the property.
If your offer is accepted, your agent will co-ordinate all the paper work and arrange the closing for you. You need to get with your bank and let them know the property you are buying, so they can do their paper work also. Your agent will also co-ordinate with your bank for your upcoming closing.
When it is time to close, your bank will issue a cashier check to you. Your agent will give you all the numbers and information you need before the closing.

If you are serious about buying investment properties, this is the time for it. Home owners who lost their home to foreclosure or such, they need to rent something till they are able to buy again. We got calls everyday and looking for something to rent.

2nd annual Crittenden County Italian Festival coming on 10/15/2011 in Marion Ar

Wanting some authentic Italian cooking in Marion Ar? Here is your opportunity to enjoy some homemade Italian cooking at the 2nd annual Crittenden County Italian Festival in Marion Ar this Saturday, 10/15/2011. This is also a fundraiser event to benefit St. Michael Catholic School in West Memphis, Ar. They will be located at the Marion Softball Complex and Park on 3820 Complex Road.

I went to the 1st Italian Festival last year, I truly enjoyed it. A few local Italian families were serving their homemade goodies, spaghetti, lasagna that I missed out which was sold out in the first half an hour after they opened!! I got to be there earlier this year to catch some of the good ole lasagna.

This year the festival is going to be bigger than last year, more vendors, more food, and live entertainment. It is going to be lots of fun, it starts at 9 am to 6 pm. Admission is $5 for adult and $3 for kid. Mark your calender and go to enjoy a day of some tasty Italian treats!

It was another succcessful 5k Run Hometown Festival in Crawfordsville Ar, I enjoyed the event a whole lot myself. There were many new vendors this year, the weather was perfect, I ate and bought quite a few homemade goodies.

This event is a fundraiser for the Fire Department in Crawfordsville and Jonesboro Fire Department was there this year and playing bagpipes for entertainment. It was really good, too! We finished up the event with the antique car show, they were such a beauty.

If you didn't get a chance to go to the festival this year, I hope you enjoy some of the snap shots I took at the festival, maybe I will see you there next year.

I ordered my signs from Akins Signs and I continue to do business with the new owner Mary Jo Clark along with her husband Charles and her son Pete. Oh, I can't forget about Rufus, their cute cute puppy. Rufus is such a friendly and cutest puppy, he loves to come and greet you as soon as you enter the building.

It is that time of the year again! The 5K run Hometown Festival in Crawfordsville, Ar is coming this Saturday on 10/8/2011 starting at 9 am and finishes around 4 pm. I was told there are at least 70 vendors will be there selling arts and crafts, goodies and food this year.

The festival is getting bigger and better as it grows each year, and it also became one of the festivals on my must go list. It is definitely a family friendly event, there is live music, BBQ, homemade goodies, kids activities and so much more. I love going to the 5K run Hometown Festival in Crawfordsville Ar, the small town feel, all those neat stuffs that I can find there, perfect weather for it, I can't wait to go this Saturday!!

Another successful story of building your dream home in Marion Ar

Building your dream home is like nuturing your own child, it is. From the day it is born, you watch it keep growing and changing right in front of your own eyes. There are days it will bring you so much joy, there are days that it makes you frustrated and stressed, but at the end, you are so excited of the end result that you work so hard for. Your dream home finally is closed and you can move in!!

My client has been wanting to buy since last year, she was approved but couldn't get the amount she wanted to buy a nice home that she visioned. She decided to wait, she worked hard to eliminate some more debts off from her credit report, improve her score to make it even higher. She called me this March, we started to look at houses and couldn't find anything that she really wants to call it home. I suggested to build, she liked the idea and she has time to wait, and that's what we did.

They found a beautiful lot and the building process started in May because of the heavy rainfall we had early this year, it put us behind a little bit.

I wrote A successful story of credit repair to become a home owner at last a few days ago, my client is under contract today!! Got a great deal on a house that was redone, new carpet, new paint, move in ready for a very great price, seller is paying for the closing cost, home warranty, and best of all, her interest rate is only 3.5%!!! She is using ADDI loan, inspection will be paid and done by ADDI for her, and seller has to fix all the repair items if there is any. All she needs to pay is her earnest money, she really moves in for nothing.

My client is so excited, and so am I. She got the house which is within her budget, spacious enough for her family, great interest rate; good things are surely coming her way after she worked so hard on her credit and it finally pays off for her. I am very happy for her indeed.

We are working on a limited budget but need a house spacious enough for her not too small family, it needs to be in good condition that she can move in right away, I am so glad we found it!

She will be a new home owner in November. Congratulations, Mary!!

A successful story of credit repair to become a home owner at last

I call my client Mary here.

Mary was referred to me from one of my old clients about an year and a half ago. She wanted to be a home owner, but there was some works needed to be done on the credit part before we could buy. I explained to Mary how and what a lender was looking for before she could get pre-approved, I told her I was willing to guide her if she agreed to work hard to improve her credit history and score. Mary gladly accepted.

First, she needed to get a credit card to help her establish a positive credit history, and increase her score. I gave her a link to apply for a secured credit card, told her what she needed to do, how to do it and paid her bills on time. I was pretty much coaching her along the side. Frankly, I was not sure if Mary would stick to it. It was not a task or goal that could be done overnight, it took time, patience, and persistence to reach that goal. My job was to be her coach, cheerleader, and most importantly her real estate agent.

The process started somewhere around last July, I think. She did have some hiccups every now and then, we kept in touch all the time to keep track of the progress. There were times Mary was discouraged when there was some set backs, but I kept encouraging her how great she was doing and told her not to give up easily. She would go back on track and did what she supposed to do again.

After an year, Mary finally reached her goal. She can buy now! I am so excited for her, most of all, I am so proud of her. She worked so hard to improve her credit history, credit score, willing to keep moving forward, didn't give up. She deserves to be bragged about.

It may take Mary a while before she can buy, but she is willing to do what she needs to do and sticks to it. She is not just only improving her credit score, she also improves her way to manage her financial matters, and that's the biggest improvement there.

No, you don't need a real estate agent to help you to buy a house. Have you heard of this line before, I am almost certain most of you have. I know I did.

A few years ago, I was working with a couple who was selling their house themselves and I was their buyer agent. I tried to get the listing and helped them selling it, but they told me they have sold and bought a few times and they could handle it themselves to save some commission. No problem, I offered at least.

They put a FSBO sign in their yard, put an ad in the newspaper, and sure enough, they got a call one day. A lady from out of town saw the ad and went to look at their house, she liked it, she put an offer. (Maybe I need to learn a few tricks from them to see how to sell a house quickly) I forgot to mention one thing, the lady asked my client if she needed an agent to help her to buy their house, my client said, "No, you don't need a real estate agent to help you to buy a house." Hmm........

Well, I sold them a house then and time has flown by..........One day, a lady called our office for some real estate advice. She said she bought a house from FSBO and she had some major roof problem in the house and wondered how she could get the previous owner to take care of it and paid for the damages. You guessed it, she was the lady who bought my client's house.

Of course, there was no Seller property disclosure, I don't even know if she did a home inspection or not. All I knew was my client supposed to have the roof fixed before closing. She knew the owner bought a house from RE/MAX and she wondered if she could ask us to help her with this mess. We did not have any representation in any side of that sales, there was nothing we could do for her. We suggested her to talk to the owner and see what they would do. Frankly, I don't know what any owner will do after the house has already closed.....She told us she learned her lesson and would not buy a house through FSBO ever again, she had no guidance, didn't know what she was supposed to do.

To all the buyers out there, you don't save anything when you don't have an agent to represent you when buying a house. If you think it is easy and simple, anyone can do it, you certainly own your opinion, but don't say no one has told you so. I tried.

A Happy Ending for my Buyer who came out of a FSBO nightmare

As a real estate agent, I tend to cringe when I hear someone wants to buy a FSBO house without an agent, especially if they are first time buyer. It is way too risky to enter a twilight zone like that without any proper guidance at all.

I have a FSBO nightmare to tell today. I got a call from a young couple about a month ago, and wanted to see a very cute older home and they told me they were already pre-approved to buy. After meeting with them, they told me they were buying a house which was FSBO and it was fine at first. As the process continued, more and more things were not adding up. First, the appraisal asked for a lot of repairs, including structural engineer report for the foundation of the house. Then, it did not pass the termite inspection, and that drew the line there for them. They decided they needed to terminate the contract.

They thought they could handle it by themselves, they thought they found their dream house for right now, and the owners seemed very sweet and nice. They told them they would work with them in any way..........

Thanks goodness for them to be able to terminate the contract from the seller, and we put an offer on the cute house that she wanted since it was on the market last time. It was sold and now it is for sale again, and she said she is determined to buy it this time, and she did.

With the terrible home buying experience the first time, she naturally will be more worried if the same things are going to happen again. Fortunately, everything went very well and we closed yesterday!

She was smiling from ear to ear at the closing, and so excited to be a home owner. She is so thankful to have an agent to walk her through the process all the way to closing, and I am honored to be that agent for her.

Motto of the story:

1. If something seems too good to be true, it probably is.

2. Never buy a house without a real estate agent who you can trust and depend on.

How did I spend my Labor Day weekend?

My Labor Day weekend started on Friday. No, I didn't go out of town, or had big plan of cooking out, gathering, party, so on and on.......I took my daughter to the doctor because she has some bumps on her back and it was hurting her, not just hurting, it was pain. You guessed it, it is shingles.

That same night was rough.......long story short, she is improving bit by bit everyday. Thanks goodness the medicine is working and it is a long weekend off for het to get the rest she needs. I hope she will be done with it in just a few more days. Poor baby, I never saw her cried so many times in one day, the pain was unbearable at times.

I have arranged to have dinner with 2 of my clients last night, as Marie, my daughter was doing better, I decided to go ahead to keep the appointment. 3 of us went to a very nice seafood restaurant, had some wonderful conversation, did a bunch of catch up. It was sure nice and we had fun.

Fast forward to Sunday afternoon, I showed some houses to a client who I met 3 years ago who relocated to Marion, and decided to rent till they are ready. He called me a few days ago and said he is ready to buy now. I worked a few hours this afternoon, and we will continue to see a few more houses this week, I hope we can find something soon while the interest rate is still so low.

This week has been a very interesting and productive week for me. I got a short sale listing and already showed it to an investor, she is thinking to put an offer on it, we will see how that goes. I also got a new listing from a lady who I talked to last year and she said she would call me when she is ready to sell. She called me early this week and wanted me to list her house. It is a very nice house, I am just waiting for her to do some clean up and I will be ready to put a sign at her yard, and post it everywhere on the Internet.

I also caught up with another old client of 4 years on facebook. We are friends on facebook for about 2 years, never really talked a lot with each other, but we always send birthday wishes to each other, I also send Christmas card and calender to her every year. She shared some real personal stories with me this weekend, I was a little shocked but very honored at the same time. It is always nice to know we are still special to our clients.

My Labor Day weekend is a mix of business and taking care of my family at the same time. We still have one more day left to start our "normal" week again. I already have my week scheduled out, I am ready for another week to start.
