Seller, your house is on the market for sale, you are hoping it will be sold in a reasonable amount of time.  Better yet, you got a very nice offer in the first week after it is on the market.  Yippee!
I know it will be ideal to reach the goal of netting certain amount that you hope for.  But, it is very hard to have a pre-approved buyer in today's market, if the offer is good and may cost you a little short from what you want to net, yet you are still ahead, think thoroughly before countering back for more money.

Are you trying to sell your house?  Do you try to sell it the way it is, without doing any repairs, updating, and the unfinished painting?

I am a listing agent and also a buyer agent, I represent my seller or buyer, and I know how and what it takes to carry a transaction all the way to closing on either side.

Your house is under contract, hooray!  Both you and the buyer are so excited and look forward to the closing day, believe me, we all are.
There are many things still need to be done before we can get to close.  So sit tight and follow the directions from your agents and do what it is needed to do before the closing.

It is great news that your house is sold in today's market and economy.  I am happy for you, too!  Before you can get the check at closing or move on to your next plan, you have a few things to do as a seller.
It doesn't matter you are a seasoned seller with experience, or first time seller and get ready to buy your second home.  This list applies to all sellers in a typical transaction.
There is always exception in everything, make sure you know what you need to do, talk to your agent and let him/her to walk you through.
