Chestermere Building Permits Issued First 3/4's of 2010 - 10/30/10 11:47 AM

125 Building permits for homebuilders issued so far in 2010.  For comparison for the same period of 2007 there were 239 issued, in 2008 112, in 2009 105.   So building permits are up from the previous two years but still much lower than 2007.
Additional permits for decks and other structures are not included in these figures.
Truman homes has been issued the most at 41.  This would include their highly successful Cascades Townhouse development in Rainbow Falls.  Truman will be bulding more as they have started on the second phase of the Cascades.
The total homebuilders number so far are:

Street View Is Here A New Way To Look At The Neighbourhood. - 10/24/10 03:32 PM
If you haven't seen street view yet, take a look I think you will like it.  It is a new option on our Real Pagemaker website and it is a feature on Real Bird.
From both products you can view a property on a map and then you have a choice to have a birdseye view. So you can look up ad down the street just as though you were there.
This is what the interface looks like from Real Pagemaker.
To see what the street view looks like from Real Bird go to the flyer and click street view.

Buyers Are Coming to Chestermere. Where do they come from? Who are they? - 10/23/10 03:19 PM

We are working with a lot of buyers these days...Overwhelmingly they are coming off the internet.  A good website is the best marketing tool a realtor can have. Of course it helps when you have been working in an area for 18 years and people refer their friends and family to you.
Lately we have been selling a lot of condos.  We have sold 3 in Rainbow Falls and one in Westmere this past month.
One set of buyer's were sisters who have family in the area.  They had looked at the Brownstones in Rainbow Falls when they were … (1 comments)

"If They Will Do It With You, They Will Do It To You" Dr. Phil. - 10/21/10 08:06 PM

This is one of my favorite sayings of Dr. Phil, and he really does have some good ones.
What he means by this one, is that if someone will collude with you to do something that is morally unethical with you, don't be surprised when they turn around and do something unethical to you!
In  Dr. Phil's world, that could be if you met and dated your husband or wife when they were married to someone else, don't be surprised when they cheat on you!
How does this rule apply to real estate?   On the consumer side.  If you are … (5 comments)

Throw a Guy Faux Party For Your Neighbourhood On November 5th. - 10/17/10 03:44 PM
400 years ago there was an attempt to blow-up the British Parliament Buildings by a group of 13 discontented citizens.
What it is today is a great excuse to have a party!! The best news is it is traditionally a pot-luck so how much easier can it get! You need a place that you can have a bonfire, and if you can set of fireworks so much the better.
You will need to stuff some clothes with newspaper, for the Guy. Invite you friends, neighbours and clients. We farm our neighbourhood so it is a great time for new … (0 comments)

228 Fewer Real Estate Agents in CREB After September 30, 2010 - 10/08/10 10:34 PM

Well I am sure you have been wondering what the carnage would be after license renewals in Alberta.  I know I have been wondering what the numbers would look like.
With record low sales for July, August and September many realtors must have been considering whether they would renew their licenses in September.
Can we have a moment of silence for all of those who took the course and had a dream about being a real estate agent.
We lost 228 just in our Calgary Real Estate Board out of 5272.  We probably lost more like 251 as there were … (2 comments)

While it has been a challenging year in real estate.  I am thankful that we are still here and we are still able to help people with their real estate needs.

I am thankful for the beautiful family that I have,  I am thankful for the time I get to spend with them.
Of course thankful for good health, good friends and a … (2 comments)

Sales of homes over $1 million up 25% over 2009. - 10/06/10 01:54 PM
According to Mario Tuneguzzi of the Calgary Herald,  the sale of luxury homes is 25% above what it was in 2009.     Is this another sign that the economy is recovering.
242 homes over $1,000,000 sold  from January to August 2010 compared to 194 during the same time period in 2009.
Realtors specializing in this market are really busy.
In Chestermere we have a lot of buyers that are looking at lakefront homes, as values are the best they have been in a long time.
This may be your best chance to upgrade that homebuyers will see for a long time.

"$300 Million Project Planned for East Village." Mario Tuneguzzi Calgary Herald - 10/06/10 01:32 PM
It looks like downtown Calgary may actually get finished.  The East Village is really the only part of downtown Calgary that has not been developed.
Developer Ryan Bosa the president of Embassy Development  announced that they are planning to build a $300 million project.  The 700,000 sq. ft. project would have residential and retail space, just East of City Hall.
They expect that three residential towers will bring about 600 homes  to the area over five years.  Presales will begin in early 2012 with occupancy proposed for the last part of 2013.

So Your Realtor Won't Look At Offers On Sundays! - 10/03/10 11:53 AM
There is a realtor (with a team)  in our community that has all of his seller's not wanting to look at offers on Sundays.  We say bring them to us, our clients are ready to deal.
We understand that buyers often need to do business on weekends when they are not working.  The key here is they have a job and they are working during the week.
Yes some offers can wait until Monday to present, but if there are two properties and one will deal with it right away and the other won't.  As a buyer's realtor I would recommend … (14 comments)

Chestermere Election Forum Had A Disappointing Turnout. - 10/01/10 12:38 AM
The Chestermere election forum had about 50 voters of age attend.  The kids who sponsored it did much better there were 20 of them.
Too bad the youth cannot vote.  I guess when you can't do something it is more attractive, than when it is something you take for granted.
As it was 4 of the new candidates were away.  2 were away on business, and two just were not there.
Keith Crowder attended by phone as he had to be out of town, and he answered the questions by speaker phone.
The incumbents were all in attendance.
As this forum was … (1 comments)
