Wow we just have had our properties appraised for a line of credit.  Was that an eye-opening experience! 
According to the banks an appraiser can no longer go back further than a few months.  So if no home as big, or as nice or with the features that your has has sold you are SOL. 
They are no longer allowed to adjust for time.  For example if a home sold last year at this time you could take a look at the market as a whole and determine that homes had gone up or down 5% and make an adjustment for … (2 comments)
