The blog below is an extreme example of what can happen with a Do-It-Yourself Landlord. At DPM, we emphasis proper maintenance. In fact, proper maintenance is often less costly than NOT performing the maintenance and then having to pay for the repair instead.

California Senate Bill 332 prohibits smoking in residential dwellings - 09/09/11 01:00 AM

California Senate Bill 332 has been voted into law.  Effective January 1, 2012, much stricter restrictions against smoking on a residential rental property will be allowed.  These restrictions will extend from within the dwelling unit or to anywhere on the premises.

There are currently allowed restrictions on smoking in rental homes.  But Senate Bill 332, when it takes effect in January will broaden this allowable restriction substantially.

According to a new report by Inman, Vallejo ranks 5 in the United States in cities with the largest drop in home prices over a 5 year period.  This translates into a great buying opportunity, which, in turn translates into more rental homes available in Vallejo.

Yes, we do require all renters to obtain renters insurance as a lease requirement and as a pre-condition to getting keys to the rental home.  We do this for all of our Benicia and Vallejo rental homes.

We sometimes get asked "why" so I will briefly answer this by explaning some of the things that renters insurance typically covers.  Basically speaking, renters insurance covers two categories- contents and liability.

Maybe it's a good time to consider renting instead of buying?
Times are tough, we all know it. California seems to be taking as big a hit as anywhere else, if not worse.
In Benicia and Vallejo there are For Sale signs in every neighborhood.  The areas are nice, the homes in good condition, some of the homes are nearly new.  The schools are great, the communities vibrant.  But, here and there you can see that folks have have either chosen to walk away or worse.
Hard to stand out in the crowd...
