Stock Market vs. Real Estate: The case for Real Estate - 11/27/11 11:53 PM
We all have been watching the headlines and watching our 401K and other investment accounts decline in value over the last few weeks. The question is - when will the bleeding stop?In focus for Monday, 11/28/2011, is the Eurpean Soverign credit ratings - will they be downgraded and lead to future market volatility? Solvency tests will likely occur as these sovereigns wade through the biggest EU banking crisis in a decade.I don't know about you, but all of this is just too stressful for me.  Meanwhile, in Arizona my own, (as well as my client's), investments in rental property are paying … (4 comments)

Energy Star Tax Credits for 2011 - 11/19/11 01:44 AM
Perhaps you heard about the great energy tax credits that were offered a few years ago, but you failed to take advantage of them?  Well, the good news is - there are still energy star tax credits available for homeowners to claim in 2011 who either did not at all or only partially claimed one of those tax credits on one of their previous year's tax returns.
Replacing items such as old exterior windors, doors or skylights are a great way to cut costs by saving on your utility energy bill in 2012! In the last few weeks of November, I … (3 comments)

My Tax Return - 11/14/11 10:50 PM

How true it is...........   They sent my Tax Return back! AGAIN!!!   In response to the question: "List all dependents?"   I replied -  "12 million illegal immigrants;  "3 million crack heads;  "42 million unemployable people on food stamps,  "2 million people in over 243 prisons;  "Half of Mexico ; and  "535 fools in the U.S. House and Senate.  Apparently, this was NOT an acceptable answer but I believe its correct. Have a happy Monday.

Will I lose my earnest money if the bank counters in a short sale? - 11/11/11 12:21 AM
One of the most complicated real estate transactions involves what is called a 'short sale.' A short sale is simply when a seller of a home owes more than their home is currently worth but they are trying to sell it anyway as a way to avoid foreclosure which is much more detrimental to their credit.
For buyers, short sales can often provide a discount to a home that they would otherwise not be able to find and purchase on the market (everything else equal).
However, because the sale of the home is contingent on the bank's final approval of the … (5 comments)

The Internet and Home Buying - 11/10/11 03:27 PM
There's no doubt about it, the internet is now an intrinsic part in the process of buying and selling homes. The majority of people looking to buy a home search the web for homes for sale in their desired area. Savvy buyers and sellers can compare stock from the comfort of their homes at any time of day or night. But when it comes time to actually buy, there's more to it than just clicking send. For starters, make sure what you are searching through is worthwhile. You may enjoy searching through lists of fancy homes, but if you are spending a … (0 comments)

Door of Opportunity is Still Open - 11/02/11 10:45 AM
Despite some less than encouraging news about nationwide conditions in the real estate market, this can still be a good time for consumers looking to purchase a home. Recent trends towards stabilizing prices, moderating appreciation rates and increasing inventory all work in the favor of homebuyers for several reasons.
First, consumers should realize that "all real estate is local." National statistics are weighed heavily by what happens in large markets at the extremes and don't take into consideration many factors that impact local changes in pricing and inventory, such as business growth, employment and other aspects unique to each community.
