      <title>It's NOT Just Me... Time Flies  (and Time Management May Help)</title>

This amazes me. When I was his age, time CRAWLED by. I couldn&amp;#39;t wait until I got older so I could actually DO some stuff. It was torture to have to wait to do anything. &lt;/p&gt;&lt;p&gt;Apparently, it was a different world way back in the DARK ages when I was young. &lt;/p&gt;&lt;p&gt;This weekend, while waiting in a drive through for some food, my nine-year old announced that it was the fourth of November. &lt;/p&gt;&lt;blockquote&gt;&lt;p&gt;I got irritated, groaned, looked at my teenage son (who was driving) and asked him, &amp;quot;How did THAT happen?&amp;quot;&lt;/p&gt;&lt;p&gt;He said, &amp;quot;What, how did it become November and how is it that it&amp;#39;s already the fourth?&amp;quot;&lt;/p&gt;&lt;p&gt;&amp;quot;Yeah. THAT.&amp;quot; I replied.&amp;nbsp;&lt;/p&gt;&lt;p&gt;&amp;quot;Time is going by so fast!&amp;quot; he tells me, &amp;quot;You know, it seems like this should be August.&amp;quot;&lt;/p&gt;&lt;p&gt;&amp;quot;Of what year?&amp;quot; I asked.&amp;nbsp;&lt;/p&gt;&lt;/blockquote&gt;&lt;p&gt;Needless to say, these days, time flies by so quickly and so violently that it&amp;#39;s somewhat like an all-over, soul-deep rug burn. (My impressions only ... your experience may vary.)&lt;/p&gt;&lt;p&gt;What amazes me is that this year, which should IMHO still be in the late 1900s or VERY early 2001 at the latest, is nearly over. Soon it will be 2008, which really baffles me. My life is getting sucked away at a rate that is frightening, and I seldom get the things done that I want to do. I get up in the morning, I work, I blink, it&amp;#39;s night, I do my &amp;quot;family&amp;quot; stuff, and it&amp;#39;s time for bed. (Rinse and repeat.) &lt;/p&gt;&lt;p&gt;It&amp;#39;s not always been like this. It&amp;#39;s been similar for several years, but this year seems to be particularly bad. Having discussed this phenomenon with clients, family and friends, I have discovered that I&amp;#39;m not alone. Every one is having a tough 2007. I can only hope that next year... less than 60 days away now ... is better. MUCH better. More leisurely, more laid-back and slowed down. More. This particular geographic market has twice the inventory now as it had this time last year. While other agents are feeling the pinch, this proactive Realtor rolled up his sleeves and got to work... literally!  &lt;/p&gt; &lt;p&gt;&amp;ldquo;What&amp;#39;s not selling right now are the properties that need work or those that are easy to overlook,&amp;rdquo; says Jeff, &amp;ldquo;I&amp;#39;m working with my own resource list of area painting, construction, and repair professionals that do great work on renovations. We are enhancing homes so they not only sell, but they sell faster and for more money -- even in this market. We are actually returning money to the seller on their investment.&amp;rdquo;&lt;/p&gt; &lt;p&gt;In a time when many Realtors are cutting commissions to survive, Jeff is charging a premium and is getting excellent results. &amp;quot;It is unbelievable what I can do with a cooperative seller. The most recent update project has been a joy. I&amp;#39;m not doing the work, but I do coordinate like a real estate renovation &amp;quot;general contractor&amp;rdquo; from my tried-and-true list of excellent subcontractors.&amp;quot;&lt;/p&gt;&lt;p&gt;Jeff always looks for colors that need to be updated and gives special attention to the kitchens and baths. Sometimes he orders the place painted, sometimes there are minor repairs and even some not-so-tiny physical changes.&lt;/p&gt; &lt;p&gt;&amp;quot;The most exciting thing is being able to take a weakness that a house has... for instance a kitchen floor with ivory tile and dark grout (which was really ugly) and make it became an accent, with the proper wall paint and staging,&amp;quot; says Jeff, &amp;quot;What was a weakness is turned into a visual positive -- without a tremendous cost to the owner.&amp;quot;&lt;/p&gt; &lt;p&gt;Jeff warns that if it&amp;#39;s done wrong, it can be a catastrophe. &amp;ldquo;You have to understand the real estate market, the current design trends and the basics of home construction, renovation and repair. The secret is to find the best people for the job, hire them, pay them well and coordinate the effort to give the owner the best possible outcome.&amp;rdquo;  &lt;/p&gt; &lt;p&gt;Yes, this niche means that Jeff spends more personalized time with each listing and each owner, and he has fewer listings, but moving homes in this market at higher prices means everyone wins!&lt;/p&gt;&lt;p&gt;__________&lt;/p&gt;&lt;p&gt;So if you find that your own real estate market is in a slump, maybe you should consider niching a particular type or menu of services to help your clients get what they need and want, and insure your success and the quality of your bottom line... even in THIS market! &lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt; </description>

      <description>&lt;p&gt;I&amp;#39;m loving my iPhone (yes, it&amp;#39;s still not &amp;quot;worn off&amp;quot;) and I just found a page on the Apple site that is offering $100 off the units (both 8 and 4 gig models).&amp;nbsp;&lt;/p&gt;&lt;p&gt;Some are refurbished, and some are returns or restocks. It's so much fun -- and so easy -- that I thought I'd recommend others go and burn up all that &quot;extra&quot; time we ALL have -- playing with an animated &quot;mini-me&quot; that you can create online.       <title>Lovin' My Shiny New iPhone!</title>

I broke down and got an iPhone on Friday -- despite the lines and the road-trip required to pick one up. (Maysville, over an hour away, was one of the two locations in KY that didn&amp;#39;t sell out in the first hour -- so I made the trip!) &lt;/p&gt;&lt;p&gt;I now have one shiny, new 8 gig baby and after a weekend with it I must say... I LOVE IT!&lt;/p&gt;&lt;p&gt;Before this, I was carrying an old cell phone (because I flat refused to buy a new one until the iPhone came out), a 60 gig video iPod, my digital camera and all the &amp;quot;accessories&amp;quot; to keep all those things charged and working.&lt;/p&gt;&lt;p&gt;I must admit, my purse is quite a bit lighter, more organized and... well, dang it... my phone is amazing! I&amp;#39;ll probably not carry my Tablet PC nearly as often as I have been with this little tech pet in my pocket (or purse). &lt;/p&gt;&lt;p&gt;I realize that Apple wasn&amp;#39;t (supposedly) going after the business market, but this is one cool little business tool, IMHO. I think it will be especially appealing to real estate agents. (I have to be soooo careful what I say, since she does occasionally get a wild hair and read my blog). :O)&lt;/p&gt;&lt;p&gt;So, she read the post and then sent me an email. (My mother does NOT comment on posts -- no matter how often I encourage it). She sends emails -- or she calls. Period.&lt;br /&gt;&lt;/p&gt;&lt;p&gt;She tells me that 404 pages do not make her feel stupid, they make her angry. &lt;/p&gt;&lt;p&gt;She explained that since she found the website, obviously SHE didn&amp;#39;t do anything wrong. She says that the website owner is &amp;quot;jerking her around or something.&amp;quot;&lt;/p&gt;&lt;p&gt;She also didn&amp;#39;t like my &amp;quot;funny&amp;quot; examples. (She was on a roll at that point). I&amp;#39;m sure that&amp;#39;s partly because she&amp;#39;s a staunch Republican and I listed one that didn&amp;#39;t cast Bush in a positive light (see what I mean about being &amp;quot;careful&amp;quot;?). But she didn&amp;#39;t like the other ones because they held her hostage (I guess she didn&amp;#39;t want to click away, either. Hmmm.)&amp;nbsp;&lt;/p&gt;&lt;p&gt;Now, please understand, my mother isn&amp;#39;t an &amp;quot;angry&amp;quot; person -- so this attitude really surprised me. It was a total breakdown in communication and it took me awhile to understand what caused it. &lt;/p&gt;&lt;p&gt;It was caused because she didn&amp;#39;t understand what a 404 page IS and what it DOES. &lt;/p&gt;&lt;p&gt;Once I explained that every webpage on my blog (for example) has it&amp;#39;s own address, that starts with my URL -- but then has an extension which identifies the page -- she understood how a missing page would still leave her on my site. I then explained that outside sources may link to my website and since I&amp;#39;d switched content management systems lately, that there was a chance that some of those page names may have changed -- especially if I didn&amp;#39;t redirect them all.&lt;/p&gt;&lt;p&gt;She told me I SHOULD redirect them all, otherwise I was being rude to my visitors. *grin* So she gets that part. &lt;/p&gt;&lt;p&gt;I bring up this example because my mother has been using the web nearly as long as I have. She&amp;#39;s good at research and she&amp;#39;s fairly tech-savvy -- but since she doesn&amp;#39;t HAVE a webpage, there are some things she doesn&amp;#39;t understand.&lt;/p&gt;&lt;p&gt;Likewise, you may have web-savvy clients and visitors from a USE standpoint who don&amp;#39;t quite understand the way things work (like what a 404 error really is and what it means), even though you assume that they do.&lt;/p&gt;&lt;p&gt;It would never have occurred to me that any visitor to my site would consider a 404 error as a personal affront. Now I know better! Personally, I find it annoying and usually try to troubleshoot (I check for typos in the URL and search for another way to get to the page I want on the site). But, that&amp;#39;s not my mother&amp;#39;s approach at all -- and is probably not your visitor&amp;#39;s approach either. &lt;/p&gt;&lt;p&gt;So if you aren&amp;#39;t currently using custom 404 pages, you may want to consider that now. And, be sure you use a 301 redirect when you move pages -- otherwise, my mother would think you are rude. Apparently there&amp;#39;s a neighbor that likes to run out and tell any prospective buyers the gory details. &lt;/p&gt;&lt;p&gt;I&amp;#39;ve advised her to do three things:&lt;/p&gt;&lt;ul&gt;&lt;li&gt;Contact her broker/lawyer on her legal obligations&lt;/li&gt;&lt;li&gt;Have the seller get a cease and desist letter out to the neighbor immediately&lt;/li&gt;&lt;li&gt;Refrain from highlighting the &amp;quot;family friendly&amp;quot; nature of the area and the swimming pool/playground next door&lt;/li&gt;&lt;/ul&gt;&lt;p&gt;I&amp;#39;m not a lawyer and I&amp;#39;m not one to be secretive -- especially in business dealings -- and I don&amp;#39;t know how the law treats this type of situation in real estate disclosures/transactions.&lt;/p&gt;&lt;p&gt;I know this would throw me into an ethical tailspin for awhile, but I&amp;#39;m curious... what are the rules?&lt;/p&gt;</description>

      <title>City vs. Rural</title>
      <description>&lt;p&gt;I haven&amp;#39;t really fallen off the face of the earth... I&amp;#39;ve just been moving. I&amp;#39;ve left my rural existence for a more urban one in Lexington, Kentucky -- at least for a year or two -- due to family needs. Although this wasn&amp;#39;t something I&amp;#39;d planned, I thought I&amp;#39;d take a moment to give some of the pros and cons of the lifestyle change for a techie:&lt;/p&gt;&lt;p&gt;Pros for living in the city: &lt;/p&gt;&lt;ul&gt;&lt;li&gt;My cell phone is NEVER out of range now&amp;nbsp;&lt;/li&gt;&lt;li&gt;DSL is faster here (and cheaper)&lt;/li&gt;&lt;li&gt;Best Buy is a short drive away&lt;/li&gt;&lt;li&gt;Can you say Starbucks?&lt;/li&gt;&lt;li&gt;I can buy organic foods (beyond vegetables from the neighborhood farmers) locally&lt;/li&gt;&lt;li&gt;Closer proximity to family and friends&lt;/li&gt;&lt;li&gt;Airport is no longer a couple hours away&lt;/li&gt;&lt;li&gt;Real education for the kids (I hope)&lt;/li&gt;&lt;li&gt;No commute to get my mail&lt;/li&gt;&lt;li&gt;I&amp;#39;m seriously considering getting a bike to ride for exercise, fun and &amp;quot;green&amp;quot; travel around town &lt;/li&gt;&lt;/ul&gt;&lt;p&gt;Cons for living in the city:&lt;/p&gt;&lt;ul&gt;&lt;li&gt;It&amp;#39;s a short term thing, so I&amp;#39;m renting (*makes face*)&lt;/li&gt;&lt;li&gt;My farm and my cabin (both paid in full) are sitting unoccupied while I pay rent&lt;/li&gt;&lt;li&gt;Walking in the woods now requires planning -- and a road trip&lt;/li&gt;&lt;li&gt;People can knock on my door and/or walk through my yard anytime the choose -- and they do! (I&amp;#39;m kind of strange about privacy)&lt;/li&gt;&lt;li&gt;I&amp;#39;m fat and out of shape and riding a bike around town may actually kill me&lt;/li&gt;&lt;/ul&gt;So far, other than the complete lack of privacy and control over my environment... the pros outweigh the cons. But I&amp;#39;m pretty set in my ways and this is taking QUITE an adjustment!</description>

      <title>How NOT to Sell Real Estate: My Rant of the Day</title>
      <description>&lt;p&gt;Brace yourself. I&amp;#39;m on a rant... &lt;/p&gt;&lt;p&gt;I&amp;#39;m currently spending a bit of time at the beach in Ft. Pierce, Florida. It&amp;#39;s lovely. Jealous, aren&amp;#39;tcha?&lt;/p&gt;&lt;p&gt;We are staying in a family member&amp;#39;s condo for the week, but being me, I had to take a peek at the real estate market while I&amp;#39;m down here. And I found a cute little cottage that seemed to be well-priced. I showed it to my mother, aunts and grandmother and we determined that if we all pulled together, that we could purchase this property for future getaways.&lt;/p&gt;&lt;p&gt;So I call the listing agent...&lt;/p&gt;&lt;p&gt;I used my cell phone. My cell phone has a private number. I don&amp;#39;t give it out to anyone. I forward my 800 number when I&amp;#39;m on the road (like I am now) and I do not want anyone to have that information.&lt;/p&gt;&lt;p&gt;I get a message that the contact number I have dialed does not accept blocked calls. &lt;/p&gt;&lt;p&gt;Not only is that frustrating, it&amp;#39;s bad business. I will not unblock my number in order to inquire about a property, thus giving that number to a stranger. It&amp;#39;s not going to happen. My aunt loaned me her cell phone because she wanted me to seek additional information. For me, I was already turned-off by this agent and no longer wanted to try to work around the hurdles he had placed for me to contact him.&lt;/p&gt;&lt;p&gt;But, the rest of the crew wants to forge ahead, so I call. I get a voice mail. Not well-branded, not particularly inviting and not offering any alternate contact information. It&amp;#39;s during regular business hours. There&amp;#39;s no indication of when my call will be returned. I left my 800 number so that even if I were away from the phone, I&amp;#39;d have quick access to any incoming calls (it forwards to my cell and sends an alert to my email whenever I have a message). &lt;/p&gt;&lt;p&gt;We wait.&lt;/p&gt;&lt;p&gt;We wait.&lt;/p&gt;&lt;p&gt;... and, we wait some more.&lt;/p&gt;&lt;p&gt;I didn&amp;#39;t indicate if it was the quaint little cottage or one of the lavish condos or a multi-million dollar beach front property that I wanted to see. I called on Monday, it is now Wednesday afternoon. Sure, I could call another agent, and I probably will -- but that&amp;#39;s not the point of my rant.&lt;/p&gt;&lt;p&gt;I work with real estate agents, Realtors(r) and brokers every day. Everyone is concerned about lead generation, about having calls coming in, showings to be made, listings to be posted... and this is often what happens when those leads are generated. Not with MY clients, of course... but with some. :O)&lt;br /&gt;&lt;/p&gt;&lt;p&gt; If this were not a common problem, I&amp;#39;d assume it was just a bad agent. But, for me, this has happened several times. I literally had to chase the agent to buy my 25 acre farm over a period of weeks. I had to call and follow up on my own when I bought the house in town prior to the farm. In my experience as an individual, it&amp;#39;s the rule rather than the exception.&lt;/p&gt;&lt;p&gt;I know that Active Rainers aren&amp;#39;t like this. I know that people who blog, who network, who open themselves up to be known -- even before that first call is made -- understand the importance of handling clients.&lt;/p&gt;&lt;p&gt;But I also know that this group, more than any other, understands the importance of contact management and prompt communication with leads ... so this is where I&amp;#39;m placing my rant. Right here, where people who really &amp;quot;get it&amp;quot; will commiserate with me. &lt;/p&gt;&lt;p&gt;*rant ends now* &lt;/p&gt;</description>

Personally, I&amp;#39;m thrilled with the prospect. I am a tiny house advocate. I&amp;#39;m building my own little house on my 25 acre farm. I believe that the trend of the 80s and 90s of real estate expansionism is a trend that is long overdue the impending death-rattle.&lt;/p&gt;&lt;p&gt;Yes, there will always be people who want the luxury properties -- the expansive, no-holds barred, traditional estate. And that niche is a lucrative one for many of my own clients. It&amp;#39;s an enjoyable niche to market. The luxury arena is secure. It is a market that won&amp;#39;t decline based on these new trends. &lt;/p&gt;&lt;p&gt;But the wanna-be market will. It already is. &lt;/p&gt;&lt;p&gt;McMansions, the &amp;quot;fast food&amp;quot; of the real estate industry with lower quality building materials and an eye on square footage for its own sake, are on the decline. The desire to keep up with the Joneses is finally starting to wane. People are becoming more comfortable with who they are and are making choices based on what they want, rather than on what other people think. &lt;/p&gt;&lt;p&gt;Consumerist inclinations are giving way to the more ecologically sound &amp;quot;smaller is better&amp;quot; view on real estate. People, now living longer, are more concerned with a quality home -- one that will last, be easy to maintain, and will feel like home throughout the stages of a lifetime. They are paying more attention to amenities in their communities that are within reasonable walking/driving distances.&lt;br /&gt;&lt;/p&gt;&lt;p&gt;Although we are a more mobile society, most people still want a place to call home. They still need a place to return between adventures and after the traveling becomes tiresome. Once-radical ideas like &amp;quot;organic foods&amp;quot; and &amp;quot;ecologically sound practices&amp;quot; are now commonplace and we are entering a new era in Real Estate. The improved offerings of technology makes it easy to have a smaller home with all the &amp;quot;trimmings&amp;quot; and it&amp;#39;s becoming cooler to keep things smaller. Think nano-technology and entertainment systems in the palm of your hand. Think about the idea of connectivity and access to vast resources rather than owning resources. People do more research online and less in books that must be dusted, packed, moved, maintained and housed. &lt;/p&gt;&lt;p&gt;If I were a real estate agent, selecting my own niche -- this would be it. Tiny houses, low maintenance living options built in stronger, more closely knit communities. Then, I&amp;#39;d advertise far and wide to attract just the type of people that seek and would appreciate these lifestyle options. I&amp;#39;d find a handful of quality builders and I&amp;#39;d create a resource list that would meet the needs of those individuals relocating into the &amp;quot;sensible lifestyle&amp;quot; community concept I&amp;#39;d built.&lt;/p&gt;&lt;p&gt;If I were an agent or a broker marketing my own business -- this would be my path, my calling and a niche I could really sink my teeth into. For anyone out there seeking a niche that&amp;#39;s going to blossom over the next few years, and anyone willing to work to build the demand for that niche and organize those types of individuals and offer what they most need -- I encourage you to do this. &lt;/p&gt;&lt;p&gt;I encourage you to do what I would do... if I were you.&lt;br /&gt; &lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;</description>
