marin real estate: The Debt Ceiling, Bond Market, and Real Estate - 07/27/11 11:05 AM
Let’s take a look at what is happening in Europe these days to understand why it’s key that the United States finds a solution to the debt ceiling issue. Not only have some European banks recently failed a stress test, but last week there was news that Greek, Italian, Portuguese, and French “credit default swaps” (which are insurance policies against default) were trading at record levels. While the European Union is continuing to work to contain Europe’s debt problems and prevent a default in Greece, these events carry a very important lesson for the U.S.
Why? Because solving our debt ceiling … (0 comments)

marin real estate: Marin's Two Real Estate Markets? Is Model - 11/19/10 12:24 PM
Earlier this week economist Leslie Appleton Young presented to the Marin Association of Realtors that, "Excessive asking prices are having an outsized effect on high cost markets such as Marin County.  In the upper end are unrealistic sellers who are nostalgic for the boom years.  The Marin Real Estate market may take several years to recover from it's recent slide.  While demand has cooled for high end properties, there is still a strong appetite for so called "distressed" properties whose sellers are financially struggling, or have stopped paying their mortgage." Young suggests that there are two Marin Real Estate markets:  Distressed properties versus … (1 comments)

marin real estate: Selling in a Slow Market - 10/24/10 07:42 PM
Selling in a slow market may require extra effort. Few things are more frustrating than trying to sell your home in a slow market. Month after month after month with no offers. Your life is on hold. What can you do? Drop your price. Change real estate agents. Offer agents an incentive to sell your house. Make your house especially attractive. Each of these options will help, but none is easy. Dropping the price is usually the most effective way to sell a house, albeit the most painful. The one thing that is critical in this market is price, price, price. … (3 comments)

marin real estate: Jumbo Loans in Marin County - 10/01/10 11:42 AM
Jumbo Loans have always played an interesting role in Marin County Real Estate.  The high end of the market depends on them.  A year ago, even the most creditworthy borrowers struggled to secure home loans of more that $729,750 - the cutoff for conventional conforming loans backed by Fannie Mae and Freddie Mac.   But, since this spring, the interest rate spread between conforming and jumbo loans has narrowed and the number of lenders offering the loans has jumped.    As of late July, lenders were offering jumbo loans at a typical rate of 5.5 percent, down from 7 percent a year earlier … (0 comments)

marin real estate: Open Houses, Lookey Lou's, and Stinkey Poo - 05/04/10 07:23 PM
A lot of people question whether blogging is Journalism? This post should help foment that debate. If you're humor impaired or comedically challenged, stop reading now.  The intention of this post is to be informative, and ....
Two things you need to know about Open Houses. If you're a seller, there should be nothing of value left out in your home for showings or open houses. Anything from collectibles, family heirlooms, jewelry, cameras,  to drugs (pain killers are very popular right now) should be locked up or removed from the premises.  Secondly, if you're visiting an open house, you're a guest. If you … (0 comments)

marin real estate: Who's the Number One Real Estate Company in Tiburon, California? - 02/06/10 03:59 PM
An email is circulating around Marin County right now that clearly misrepresents that Company's position in Tiburon real estate sales, and listings. This company has skewered the statistic to such a degree it would appear they're the leading real estate company in Tiburon?  This company's advertising practices has landed them before various Grievance Committees at the Marin Association of Realtors in the past.  And,because the Marin Association of Realtors has no means to reign in this kind of bad behavior, it reflects poorly on all us who practice real estate here in Marin. Disengenuous, deceptive, and dishonest Advertising is a Violation of the … (0 comments)
