This is an analysis of the Santa Barbara Real Estate market including Carpinteria/Summerland, Montecito, Hope Ranch, downtown Santa Barbara and Goleta through the month of April 2012. For the Home Estate/PUD market April marked the second month in a row that sales were at or above 100. The median sales price fell however from $835,000 in March to about $760,000 in April. The reason for the decline in that median sales price is that 70 of the 100 sales were below $1,000,000 with 43 of those sales coming in between $450,000 and $800,000. American Airlines recently dumped Orbitz, an online travel agency information vulture that has preyed on the airlines by exploiting their data . As a result, Expedia (another online travel agency information vulture) has removed fares from its search results in a show of support for it's competitor Orbitz.Falsely, Orbitz and Expedia says, "this is bad for the consumer." BS. It's bad for Orbitz and Expedia that exploit the airlines data for profit. Why can't American Airlines control their own data? Earlier this week economist Leslie Appleton Young presented to the Marin Association of Realtors that, "Excessive asking prices are having an outsized effect on high cost markets such as Marin County. In the upper end are unrealistic sellers who are nostalgic for the boom years. The Marin Real Estate market may take several years to recover from it's recent slide. While demand has cooled for high end properties, there is still a strong appetite for so called "distressed" properties whose sellers are financially struggling, or have stopped paying their mortgage." Jumbo Loans have always played an interesting role in Marin County Real Estate. The high end of the market depends on them. A year ago, even the most creditworthy borrowers struggled to secure home loans of more that $729,750 - the cutoff for conventional conforming loans backed by Fannie Mae and Freddie Mac. But, since this spring, the interest rate spread between conforming and jumbo loans has narrowed and the number of lenders offering the loans has jumped. As of late July, lenders were offering jumbo loans at a typical rate of 5.5 percent, down from 7 percent a year earlier

Million dollar home sales in Marin County last month surged to their highest level in two years as the region's luxury housing market continued to improve, according to Coldwell Banker's Residential Brokerage, the Bay Area's leading provider of luxury real estate services. A total of 78 homes sold for more than $1 million in June, up 25 percent from the previous month and June of 2009 when 62 properties sold.
