Dear Builders, Maybe You Shouldn't Build On EVERY Available Lot!I was out with a first time home buyer who is looking for newer construction homes in the lower price range of the market. Some of the homes that I found were interesting to say the least.

A few days ago, I had the opportunity to walk through the new 2009 Clark County Parade of Homes site and tour the homes that are currently being constructed. Security is tight and there are no public tours available. I managed to get invited to walk through each of the homes with the BIA's Parade of Homes marketing committee. This year's parde is being held at Camellia, Clark County's newest gated community. Camellia's parklike setting will be the perfect venue for this year's event. Two months ago a search for homes up to $200,000 would have provided a list of 60 or 70 homes to comb through. I read an interesting article the other day in the LA Times in which a real estate investor made an interesting comment:
"If you are trying to time the bottom of the market, you will end up with the junk."
I would like to add to his comment by saying that you won't only end up with "the junk," but you will also overpay for it and not get the best mortgage rates that are available.

I just received a tri-fold flyer in the mail from our waste handling company here in Vancouver Washington, Waste Connections. Our recycling program is getting revamped and we will now have the ability to recycle more volume per household.I have to say that I am kind of surprised. SURPRISED that it took SO LONG!Please know that I am not being critical here. Recently, I have been working with several first time home buyers and I am surprised at how many of them did not know what a short sale is.  Short sale properties are an especially dangerous trap for first time home buyers right now for several reasons:

Lately, I have been on a gardening kick. It happens to me every year during the early spring. We have the most beautiful spring days here in Vancouver Washington. As the fruit trees start blooming I start to ITCH. (No, its not allergies!) First a little weeding. Then a little mowing. Then I start looking for a project.
