Dear Builders, Maybe You Shouldn't Build On EVERY Available Lot!I was out with a first time home buyer who is looking for newer construction homes in the lower price range of the market. Some of the homes that I found were interesting to say the least.
This one was literally built 25 feet off of SR 500 in Vancouver WA. I took this picture out of the window in the master bedroom of this new construction home.. It was so loud in this room that we could barely hold a conversation. Needless to say, my client wasn't interested in this (15 comments)

A few days ago, I had the opportunity to walk through the new 2009 Clark County Parade of Homes site and tour the homes that are currently being constructed. Security is tight and there are no public tours available. I managed to get invited to walk through each of the homes with the BIA's Parade of Homes marketing committee. This year's parde is being held at Camellia, Clark County's newest gated community. Camellia's parklike setting will be the perfect venue for this year's event. Starter Homes Are Drying Up In Vancouver Washington!We have spent a huge amount of time on the MLS lately searching for those classic first time buyer starter homes. Two months ago a search for homes up to $200,000 would have provided a list of 60 or 70 homes to comb through. We would filter out the junk and pass the remaining 20 to 25 homes to our clients for consideration.Today, that same search is giving us a list of only 40 to 50 with the majority of them being major fixers or short sales which inexperienced agents are clearly under pricing (2 comments)

I read an interesting article the other day in the LA Times in which a real estate investor made an interesting comment: "If you are trying to time the bottom of the market, you will end up with the junk." I would like to add to his comment by saying that you won't only end up with "the junk," but you will also overpay for it and not get the best mortgage rates that are available. He had been searching for a new home in Vancouver Washington via the internet for the past several months. He had been finding homes here and there that peaked his interest. Which Of These Homes Would You Choose? This has turned into a very interesting experiment. I listed both of these homes at the same time. They are on the same street in Washougal Washington. They are just one door apart. (There is one house that sits between them.) They have similar floor plans and have the same square footage. They both have the same panoramic view of the Columbia River between Washington and Oregon. Originally, they were both listed at the same price. Vancouver Washington Steps Up Their Curbside Recycling Program! I just received a tri-fold flyer in the mail from our waste handling company here in Vancouver Washington, Waste Connections. Our recycling program is getting revamped and we will now have the ability to recycle more volume per household.I have to say that I am kind of surprised. SURPRISED that it took SO LONG!Please know that I am not being critical here. Its just that, as of January 2009, the Vancouver School district was one of only 2 in the nation to have an integrated recycling program. That is some exciting stuff. Our (0 comments)
Recently, I have been working with several first time home buyers and I am surprised at how many of them did not know what a short sale is. Short sale properties are an especially dangerous trap for first time home buyers right now for several reasons: They are usually priced unusually low and catch the eye of many first time home buyers. They do not usually indicate that they are a short sale in the public notes. A New LEED Platinum Home In Vancouver Washington!The 2009 Clark County Parade of Homes is currently under construction and we have news that there will be another LEED Certified home in the parade this year. Ryan Zygar of Tamarack Homes built last year's parade home, "The Cottage." Lately, I have been on a gardening kick. It happens to me every year during the early spring. We have the most beautiful spring days here in Vancouver Washington. As the fruit trees start blooming I start to ITCH. (No, its not allergies!) First a little weeding. Then a little mowing. Then I start looking for a project. Last week I built two raised vegetable gardens. They aren't planted yet as I need to build covers to keep the deer out. Read here for a comic tale of my battle with the local deer population.
