We had an interesting response from a short sale negotiator the other day, REJECTED! This is noteworthy because the seller is really a distressed seller. This is not a sale of convenience. The hardship is obvious: a divorce with extensive attorney’s fees, a severe cut in job hours, 6 months of delinquent mortgage payments on a home that is worth $55,000 less than the mortgage. A large number of agents I know default to email for all of the prospecting communications. I see them in their offices, day after day, pounding away at their keyboards to craft the "Perfect Message" that will captivate each lead. They are usually upset and confused as to why they aren't getting any favorable responses and aren't closing as many deals as they would like to. This post is a little mental escape for me. You see, I just got off the phone with a lender for a deal that I am working on and he informed me (again) that we will be closing late and that I will need to get extensions signed. I ran across this gem last week at Office Depot and I had to have it.You see, I have a bad habit of being a "loud talker" when I am using my cell phone. Either the speaker too far for me to hear or the mic is too far from my mouth for my client to hear. Either way, the result is me talking too loudly for the rest of the office to work effectively.This Native Union handset is the perfect solution. Today I was making prospecting calls to out of state agents in an effort to build my referral business. we are located in Vancouver Washington and we have built a nice referral business by reaching out to agents who work right across the river in Portland Oregon. Many of them have clients who are selling their homes to relocate here in Vancouver in an effort to take advantage of the superior school districts and the liberal state tax laws.
