The Great Identity Crisis! Vancouver Washington

Vancouver, NOT BC. Washington, NOT DC!

It seems that some of us Vancouver residents (Vancouverites? uh, Vancouveronians?) are suffering from an identity crisis. We don't know who we are and we aren't sure what to do about it.

The Columbian reports that "Clark County needs a new brand. Led by an economic developer at the city of Vancouver, they're launching a seven-month, zero-budget effort to agree on a new logo, phrase and "story" that somehow tie together this half-rural, half-suburban swatch of Southwest Washington."

Personally, I like Vancouver Washington just the way it is. I like to think of it as our little secret. Beautiful scenery, no state income tax, awesome schools, great fishing and hunting, and just 10 minutes from everything that Portland has to offer...

Don't tell anyone. It will be our little secret!

The Value Of A Good Belt

I have had this belt for almost 25 years. It wasn't expensive. As a matter of fact it was free. Well, not really free. You see, I found it.

I was rock climbing in 1983 when I found this belt wrapped around a tree in Malibu Canyon. It looked as though someone had used it to secure a climbing rope and rappel down the face of a boulder. I have had it ever since.

For the past 25+ years, this old belt has served me well. It has been with me in France, England, Germany, Switzerland, and Mexico. Holding up my pants has been the least of the services that it has provided.

I have used it to lash surfboards to the top of a van during a surf trip in Mexico. On the same trip I used it to strap my surf bag shut when the airlines broke the zipper.

I have used it strap the door shut on an old truck of mine when the latch broke.

I have used it to strap a sleeping bag and other miscellaneous items to my backpack .

I have used it as a shoulder strap to carry my snow skis.

I have used it as a sling for my djembe drum.

I have even used it to lash dive equipment to the deck of my sailboat on a few trips across to Catalina.

So, what does an old belt have to do with real estate?

As Realtors®, we are that old leather belt! So many people that think that our profession is one dimensional. Buyers think we just find the house. Sellers think we just plant a sign and enter it onto the MLS. Those are the least of the services that we provide.

We determine the value of the home and council the client accordingly. (Buyers and Sellers)

We negotiate the deal with our client's best interest at the forefront of our actions.

We schedule and coordinate every aspect of the transaction from the first showing through closing, and beyond!

We protect our clients throughout the transaction. We write the contracts with contingencies in place to protect them at every stage.

We renegotiate the deal at every opportunity to make it better for our clients.

I could go on and on, but I think that you get the point. Our job is to make the transaction as trouble free for our clients as possible. When we do it right, our clients just might keep us around for 25+ years!

I wrote a post a few weeks back about Homes For Sale In Clark County For Under $200,000 and while researching that post I found an incredible piece of information.

Did you know that there are currently 121 Vancouver Washington Homes For Sale Under $200,000 that have been built since 2005?

These are virtually brand-new single family homes that are being sold at discounted prices. It is amazing to think that with a small (3.5%) down payment, most people can buy their own home and have payments that are pretty close to what they are paying in rent!

Guess what else I found! Over 60 of those homes were built in 2008 or 2009 and have never been lived in! There are new construction homes on the market for $179,000 and a few for less. We have rarely seen Vancouver Washington Homes For Sale Under $200,000 and I am not sure how long it will last.

What Is ICF Home Construction? Green Building in Vancouver Washington

Another building technique that is becoming more common in green building in Vancouver Washington, is the use of ICF's. ICF's are Insulated Concrete Forms. Insulated Concrete Forms are stay in place forms used to build a superior concrete home. ICFs can be made from a variety of materials: Expanded polystyrene (EPS) - most common, Extruded polystyrene, Polyurethane, Cement-bonded wood fiber, and Cement-bonded polystyrene beads.

The majority of forms are made of foam insulation, such as expanded polystyrene (EPS), and are either separate panels connected with plastic connectors or ties; or pre-formed interlocking blocks connected with plastic or steel connectors or ties. Most forms have vertically oriented furring strips built into the forms on 6", 8", or 12" centers which are used to secure interior and exterior finishes. They are connected together forming the shell of the wall and then filled with concrete.

Local Contractors are increasingly taking advantage of ICF's for their green building in Vancouver Washington. Some of the benefits of building with ICF's are:

Minimal, if any, air leaks, which improves comfort and less heat loss compared with walls without an air barrier

Thermal resistance (R-value) typically above 3 K·m²/W (in American customary units: R-17); this results in saving energy compared with uninsulated masonry

High sound absorption, which helps produce peace and quiet compared with framed walls

Structural integrity for better resistance to forces of nature, compared with framed walls.
Higher resale value due to longevity of materials

More insect resistant than wood frame construction

When the building is constructed on a concrete slab, the walls and floors form one continuous surface; this keeps out insects.

Concrete does not rot when it gets wet

Reduces HVAC operating costs from 30%-70%

Construction methods are easy to learn, and manufacturers often have training available

ICF structures are much more comfortable, quiet, and energy-efficient than those built with traditional construction methods.

Designing and Building with ICFs help your construction project attain Leadership in Energy and Environmental Design (LEED) Green Building status.

Insulated Concrete Forms create a monolithic concrete wall that is 10 times stronger than wood framed structures. As one builder put it, " The difference in quality is similar to the difference between Three Little Pigs' brick house and the one that was made of sticks."

What is SIP Construction? Green Building In Vancouver Washington

Structural Insulated Panels or SIPs are one of the latest trends in green building technology. A SIP consists of a sandwich of two layers of structural board with a layer of foam in the center. Generally the structural boards are made of oriented strand board (OSB) and the foam is either polystyrene foam, extruded polystyrene foam, or polyurethane foam. Although the concept of foam core panels was originally developed in the 1930's and gained public attention in the 70's, their use as a mainstream building techniques is just now catching on as part of the green building movement.

Why Do Some Homes Hold Their Value Better Than Others? 3 Simple Reasons

A few days back I wrote a post about the Homes For Sale in Ashley Heights - Vancouver, WA, and I was surprised to get a few emails regarding home values and what causes some homes and some neighborhoods to maintain the value better than others. Although the reasons can be endless, here are 3 simple things that can affect a home's value:

1. Consistent home prices in the area. Many owners mistakenly believe that a small and simple homes in a neighborhood full of mini-mansions will drive their values up. Generally this isn't true. Their smaller home will drag the values of the larger homes down. Homes that are located in neighborhoods of similar homes are in higher demand and hold their value better. When demand outweighs the supply prices go up.

2. Desirability creates demand. While this seems too simple to be true, it is! What kind of neighborhood would your dream home be located in? One where all of the homes are nicely landscaped and well taken care of? One with large lots and beautiful homes? Maybe a neighborhood with lots of green space and neighborhood parks? In the above mentioned Ashley Heights, there are three parks within walking distance. There is certainly a higher demand for homes like that and when demand outweighs the supply prices go up.

3. Positive national press never hurts. Although rare, press like this is always good for values in an area - Vancouver Washington #3 in the TOP 10 Safest Cities in The United States 2009. These types of reports cause out of state demand for areas that have previously been overlooked and when demand outweighs the supply prices go up.

Of course there are many other factors that contribute to values but there is usually a common denominator with each of the factors, they contribute to the demand of the homes in the area! When demand outweighs the supply prices go up. I could have written a post about the ONE SIMPLE REASON THAT SOME HOMES HOLD THEIR VALUE BETTER THAN OTHERS, but nobody would have read it.

Read It Here First! Tax Credit Enhanced AND Extended!

Still needs to go to a vote but here is the latest news as reported by FOX 12 Oregon

WASHINGTON -- Senators agreed Wednesday to extend a popular tax credit for first-time homebuyers and to offer a reduced credit to some repeat buyers.

The tax credit provides up to $8,000 to first-time homebuyers but is set to expire at the end of November.

Senators agreed to extend the existing tax credit for first-time homebuyers while offering a reduced credit of up to $6,500 to repeat buyers who have owned their current homes for at least five years, said Regan Lachapelle, a spokeswoman for Senate Majority Leader Harry Reid, D-Nev.

The tax credits would be available to homebuyers who sign sales agreements by the end of April. They would have until the end of June to close on their new homes, said a congressional aide, who spoke on condition of anonymity because he was not authorized to publicly discuss the deal.

Senators were still negotiating the expansion of a separate tax credit that lets money-losing businesses get refunds for taxes paid in previous years, providing them with an immediate source of cash.

Senators in both political parties were hoping to add both tax provisions to a bill that would give people running out of unemployment insurance benefits up to 20 more weeks of federal aid. The Senate could vote on the overall bill as early as Thursday, but lawmakers were still haggling over several unrelated amendments Wednesday evening.

Popular bills like the one to extend unemployment benefits often attract amendments that would have a difficult time passing on their own.

Republicans were demanding that they be given a chance to offer amendments to restrict federal aid to the beleaguered community activist group ACORN and on requiring that people receiving unemployment insurance be processed through E-Verify, an Internet-based system that employers use to check on the immigration status of new hires.

Majority Democrats have refused to add the amendments.

Get Rid of Boxelder Bugs - How to kill elder bugs without using dangerous chemicals.

If you are a Washington resident, then you have certainly seen the Western Boxelder Bug. In the fall, it is a very common sight to see them warming themselves on the sunny side of the homes in most neighborhoods. Boxelder bugs spend the winter in protected places, including homes. On warm days, they'll come out and rest in the sun, and you'll see them on the south and west sides of homes.

They are not dangerous. They don't sting or bite. They don't cause much damage to plants, trees or fruits. They don't cause any structural damage to your home. What they are is ugly and annoying!

How do you get rid of them?

The answer is amazingly simple. You will need a squirt bottle, liquid dishwashing soap, tap water, and a kid who likes to play with squirt guns. Mix the water and soap in the squirt bottle to make a 10% soap solution. Screw the squirt top on, set it on the stream setting for distance, give it to your small marksman friend and send him out the door for target practice! It is really that simple.

One shot and the elder bug will fall off the side of the house and die. If you have squirrels in the neighborhood, they will come and eat the dead bugs. Oddly enough, they will eat the bodies but leave the wings behind for you to sweep up.

The homes in Ashley Heights, Vancouver Washington are the first ones to appreciate in value during a strong market and the last ones to drop when the market favors buyers. Located on the west side of Vancouver WA, this gorgeous subdivision has been in high demand over the past years.

There has never been a better time to purchase a home in the Ashley Heights neighborhood of Vancouver Washington. Green Building In Vancouver Washington

I will admit it. I have been frustrated with the lack of green and sustainable building projects here in Vancouver Washington. As an EcoBroker and one of the first Earth Advantage Certified real estate agents in Washington I have proudly had my fingers on the pulse of green building in Vancouver WA. The problem is that during the past 2 years it has been like feeling for the pulse on a corpse! Of course the pulse of the local building industry in general have been slowing to a dull thud.

Recently the green builders in Vancouver have been coming back to life. There was a gorgeous high efficiency home built for this year's parade of homes. Although they didn't go after the coveted LEED certification, it sure got some people's attention by demonstrating that beautiful and green can be used to describe the same house.

Better yet, Jon Girod of Quail Homes is currently working on a LEED Platinum project over at Granite Highlands Phase 4. (Interior pic of construction shown above) This home is a SIP built home with a passive solar design, water gathering and storage capabilities, solar panels, and a wind generator. This home will be very close to being a zero energy home and it will be the first of its kind here in Clark County.
