&lt;p&gt;Today, as I began collecting all the materials and staging them next to my front door, I thought about how many times I've gone through this process before.&amp;nbsp; It's a little like a matador who prepares in advance for his work (my job isn't quite so glamorous or dangerous).&amp;nbsp; I won't be donning a suit of lights, but I will be putting on appropriate attire for the day including flat shoes that allow me to keep up with the long strides of my 6'2&quot; client.&amp;nbsp; My shoes are also slip-on so I can easily kick them off to protect the freshly cleaned carpets in homes we will be seeing today.&amp;nbsp; All the listings of the homes we'll be visiting are neatly organized in little books for both my clients.&amp;nbsp; Pens have been attached for their convenience.&amp;nbsp; My GPS has been programmed with the addresses we'll be visiting.&amp;nbsp; The car is clean and has a full gas tank.&lt;/p&gt;

&lt;p&gt;
&lt;p&gt;My friend plans to take his laptop with him and to write up any offers and negotiate them on behalf of his clients while he is out of state.&amp;nbsp; He was wondering what kind of compensation he should offer to an agent who would show houses to a couple of his clients while he's away.&lt;/p&gt;
&lt;p&gt;I suggested that rather than doing a commission split, he might want to consider paying one of the office agents an hourly rate ($25/hr.) just to set the appointments with the sellers and open the doors for his clients.&amp;nbsp; I have done this in the past when I just couldn't be in two places at one time.&amp;nbsp; It works well because your clients feel that you're making sure they get to see the houses as they come on the market.&amp;nbsp; And, they know that you are still the one who will be handling presenting the offer, doing the negotiating for them and walking them through the process to closing.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;It's a win-win-win situation:&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Buyer's Agent is happy&lt;/strong&gt;...he gets a vacation&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Showing Agent is happy&lt;/strong&gt; - he gets paid without having to much more than just show up&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Buyers are happy&lt;/strong&gt; - they don't feel that they are missing out on making offers on properties while you take a well-deserved vacation&lt;/p&gt;
&lt;p&gt;Over the years, I have been surprised when I tell my clients that I'll be away for a few days to attend a seminar or to take a vacation that they consistently are very supportive and tell me to relax and have a great time because I deserve it.&amp;nbsp; Try it, you'll come back rejuvenated, refreshed and ready to deliver even better service after more training or some well-deserved rest.&lt;/p&gt;

      <description>&lt;p&gt;In working with a nice couple we came across a home that was listed in the MLS (Multiple Listing Service) in Orange County, California.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Here are a few highlights that were included in the listing:&lt;/strong&gt;&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;One picture of the front of the house &lt;/li&gt;
&lt;li&gt;Good price for the current market and size of the property&lt;/li&gt;
&lt;li&gt;Listing Agent's telephone number that when called had an outgoing message that said, &quot;the subscriber is not taking calls at this time&quot;.&lt;/li&gt;
&lt;li&gt;Listing Broker's telephone number - &quot;The number you have reached is not in service at this time.&quot;&lt;/li&gt;
&lt;li&gt;Lockbox location - &quot;see agent remarks&quot;&lt;/li&gt;
&lt;li&gt;Agent Remarks - blank&lt;/li&gt;
&lt;li&gt;Currently listed for sale for 1 1/2 years&lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;My clients have been looking at this house off and on&amp;nbsp;for a period of a couple of years.&amp;nbsp; They first saw it when it was offered for sale by the builder at a much higher price.&amp;nbsp; When they saw it on MLS they asked me to check on it for them.&amp;nbsp; I was intrigued, so I drove by to take a look thinking maybe I could find a lockbox somewhere at this vacant property.&amp;nbsp;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Here's what I found when I got to the property:&lt;/strong&gt;&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;No sign on the property (that's what it said in MLS, but I didn't really believe it-why would you not want to let people driving by know the house is for sale?)&lt;/li&gt;
&lt;li&gt;Lawn and shrubs dying for lack of water&amp;nbsp;&lt;/li&gt;
&lt;li&gt;Checked every door, hose bib, gas meter, everywhere I could think of...no lockbox&lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;This is an absolutely lovely property that is scheduled for foreclosure in about 2 weeks.&amp;nbsp; I've emailed the listing agent to see how I can get inside the home to assess the condition before we make an offer...no reply.&amp;nbsp;&lt;/p&gt;

&lt;p style=&quot;text-align: justify;&quot;&gt;There is so much negative press these days, but this one small success gave me so much hope.&#160; The hug that I got from this very grateful lady who appreciated someone who could come alongside her and give her some hope was like a tonic.&#160; I felt my step lighten, my shoulders lift and walked out of her home appreciating the sun on my face.&#160;&lt;/p&gt;
&lt;p style=&quot;text-align: justify;&quot;&gt;I know this sounds very sappy, but countless surveys have shown that what drives most real estate agents is that it is a profession that provides us the opportunity to help people.&#160; That dear lady helped me to remember what it feels like to be able to help someone.&#160; For that reminder and the hope of more opportunity to come is just what I needed for a complete attitude adjustment.&lt;/p&gt;

&lt;p&gt;I was calling with some pretty normal questions about the property and to check to see if it made sense for the buyers I'm representing to make an offer.&amp;nbsp; When I asked if there had been any offers, the seller said, &quot;Yes, there had been seven offers so far.&quot;&amp;nbsp; He went on to say that, &quot;There were only two that we took seriously and presented to the bank. The rest were &amp;lsquo;bottom-feeders' just scavenging to see what they could get.&amp;nbsp; &lt;strong&gt;Frankly, I'd rather let the bank foreclose than to deal with that type (of buyer).&quot;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Ouch.&amp;nbsp; I found his response interesting because this was a seasoned investor who had purchased the property as an investment.&amp;nbsp; His reaction was one that I might expect from someone selling their personal residence.&amp;nbsp; But generally speaking investors tend to take things less personally and just see it as a business transaction.&lt;/p&gt;
&lt;p&gt;I thought it was an interesting opportunity to hear this investor's opinion of people who make numerous ridiculously low offers.&amp;nbsp; In this case, they were not even countered they immediately hit the shredder because in the investor's opinion &lt;strong&gt;they were not even worthy of being presented to the bank for review.&lt;/strong&gt;&lt;strong&gt;&amp;nbsp;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;The price of a property whether being set by the seller or by the buyer in making an offer needs to be supported by facts.&amp;nbsp; &lt;/strong&gt;Market trends, recent sales, pending sales, property condition, and current demand for similar properties are just a few of the factors that need to be considered.&amp;nbsp; Property prices should never be picked out of thin air or based on feeling whether you are the buyer or the seller.&lt;/p&gt;

&lt;p style=&quot;text-align: justify;&quot;&gt;So, just as I would with anyone who is thinking about selling their home, I prepared a complete package with plenty of information about the housing market and information about her home in particular.&amp;nbsp; As we visited, she told me she had a reverse mortgage.&amp;nbsp; She was concerned it might be a problem.&amp;nbsp; As I reviewed the paperwork, it became apparent that this sweet lady had gotten a reverse mortgage a few years ago when her condo was appraised at over $400,000.&amp;nbsp; Today, we'd be lucky to find a buyer who'd be willing to pay $250,000.&amp;nbsp; Now, here's the interesting part.&amp;nbsp; She's only used about $225,000 of her reverse mortgage and still has over $50,000 left to draw against her line of credit.&lt;/p&gt;
&lt;p style=&quot;text-align: justify;&quot;&gt;We chatted for a bit and I shared with her that I really think she needs to continue to use her Long Term Care insurance policy for assistance in her home until it runs out in about 3 years.&amp;nbsp; Then, she can begin using her equity line on her Reverse Mortgage to pay for in-home care.&amp;nbsp; Then, if the market has bounced back by then, we might consider selling her condo.&amp;nbsp; She is so fortunate that she took advantage of the opportunity to get a reverse mortgage when her property value was at it's peak.&amp;nbsp; She now has money that she'll be able to draw out even though her property value has declined in our current market.&amp;nbsp;&lt;/p&gt;
&lt;p style=&quot;text-align: justify;&quot;&gt;It sure felt good to be able to let this lovely lady know that she would be able to live comfortably in her own condo for the next 5-6 years.&amp;nbsp; It would have been perfect if I could have assured her that our market will come back up again in those 5-6 years, but alas this is not a fairy tale.&amp;nbsp; This is real life.&amp;nbsp;&lt;/p&gt;

&lt;p&gt;How to identify if &lt;em&gt;you and your home&lt;/em&gt; can qualify for a short sale:&lt;/p&gt;
&lt;ul type=&quot;disc&quot;&gt;
&lt;li&gt;When the sales price of a home falls below what is owed on the home loan, the home owner(s) &lt;em&gt;may&lt;/em&gt; qualify for a short sale. &amp;nbsp;&lt;strong&gt;&lt;/strong&gt;&lt;/li&gt;

&lt;p&gt;The would-be-client (We'll call him Ted) responds with, &quot;No, I like the home I live in and have no intention of selling it, I just want you to sell my house.&quot;&amp;nbsp; Huh?&amp;nbsp; Pardon me, Ted, but I don't understand.&amp;nbsp; Well, the conversation that ensued took about 25 minutes so I won't bore you with it in real time.&amp;nbsp; Here's the gist:&lt;/p&gt;
&lt;p&gt;Ted had used a wayyyyyy out of area broker to place his &lt;em&gt;rental&lt;strong&gt; &lt;/strong&gt;home&lt;/em&gt; in MLS.&amp;nbsp; He paid $99 for this service.&amp;nbsp; Ted was sending emails to all the agents within a reasonable radius of his rental home to ask them to sell his house.&lt;/p&gt;
&lt;p&gt;Ted couldn't figure out why agents were unwilling to show his property and why this property wasn't selling. Since I had recently been working with a buyer who was looking for a home in the same area and in the same price range, I was curious why this listing had not been one of the ones my client chose to see.&amp;nbsp; So, I took a look at his listing on MLS and here's what I found:&lt;/p&gt;
&lt;ol type=&quot;1&quot;&gt;
&lt;li&gt;There were only 4 photos in MLS.&amp;nbsp; Front of the house, a picture of a stairway, a picture of a granite counter in the kitchen and a picture of a small backyard that was landscaped with only grass and no shrubs and a 2 ft. by 1 ft. piece of concrete next to the back door...very sparce to say the least.&amp;nbsp; &lt;/li&gt;
&lt;li&gt;In Ted's email he had sent me a link to a lovely video of the home done on RealEstateShows.com.&amp;nbsp; Yet this wonderful video was not on the listing.&lt;/li&gt;
&lt;li&gt;Since the home was a rental, Sam didn't want anyone disturbing the tenants, so he was restricting showings and prequalifying anyone who wanted to see the property.&lt;/li&gt;
&lt;li&gt;In the agent remarks (a portion of the listing that only agents and brokers can see) it read, &quot;Agents to negotiate all terms of sale with the Seller.&quot;&lt;/li&gt;
&lt;/ol&gt;
&lt;p&gt;&amp;nbsp;Ted couldn't understand why the local agents weren't flocking to him with fistfuls of offers.&amp;nbsp; I politely told him that in trying to save the commission he thought he was saving in not being represented by a listing agent he had:&amp;nbsp;&lt;/p&gt;
&lt;ol type=&quot;1&quot;&gt;
&lt;li&gt;&lt;strong&gt;Originally Overpriced&lt;/strong&gt; his rental home and although he'd recently had dropped the price by $150,000 he needs to drop it by an additional $150,000 in order to get the property shown.&amp;nbsp; And, had he used the services of a listing agent, he would have most probably priced it right to begin with six months ago and not been subject to the significant price drop we've experienced in the past 6 months while he's been on the market.&amp;nbsp; Ted's rental home was originally priced at $1,300,000.&amp;nbsp; He just dropped the price to $1,150,000.&amp;nbsp; In my opinion Ted really needs to drop the price to just below $1,000,000 to even get it shown.&amp;nbsp; It just does not compare with area homes currently listed in the $1,150,000 price range.&lt;/li&gt;
&lt;li&gt;In &lt;strong&gt;sending emails to real estate agents&lt;/strong&gt; who are working hard to market the properties they actually have listed and giving the impression he has a sincere desire to work with them, he's only wasting his time and ours.&amp;nbsp; Most full time, practicing agents have wonderful clients that are willing to pay for our services to assist them in marketing their homes and appreciate utilizing the advantage of our expertise.&amp;nbsp; I asked Ted if he'd be willing to work for months without receiving a paycheck and possibly never be paid for his work.&amp;nbsp; The question of course was rhetorical and hopefully helped Ted to reconsider his options.&lt;/li&gt;
&lt;li&gt;&lt;strong&gt;Hard to Show&lt;/strong&gt; - There are homes on the market with &lt;strong&gt;tenants in the property&lt;/strong&gt;.&amp;nbsp; Most agents agree that typically, these listings are not as easy to show, but this is not always the case.&amp;nbsp; If you are a landlord who is attempting to sell your rental home while it is still rented, make it worth the tenants while by offering them a slight reduction in rent for the inconvenience to them during the marketing period. A couple hundred dollars in rent reduction saves you thousands in price decline during a declining market. I also ascertained from Ted that there was &lt;strong&gt;no lockbox&amp;nbsp; on the property&lt;/strong&gt; so if the tenants were unavailable, the property was not available to be seen by prospective buyers.&amp;nbsp; There was &lt;strong&gt;no sign on the property&amp;nbsp; &lt;/strong&gt;so neighbors who might know someone interested in moving to the area or anyone driving by would have no idea the property is even for sale.&lt;/li&gt;
&lt;li&gt;&lt;strong&gt;Seller Trying to do the Job of a Professional &lt;/strong&gt;- Buyer's Agents know that when they will be negotiating directly with the Seller in a transaction that invariably we must work twice as hard at best.&amp;nbsp; Anyone who is unlicensed and not working in the real estate business daily is unfamiliar with the process and really need someone to help them to correctly furnish the necessary paperwork to complete the transaction.&amp;nbsp; This is not the job of escrow, it is not the job of the Buyer's Agent, and do you honestly think the broker who placed the listing in MLS for Ted for $99 is going to be of any assistance? Trying &amp;nbsp;to handle the sale of your own property &amp;nbsp;is much like trying to do open heart surgery on yourself.&amp;nbsp; Even if you have the skills, it is very difficult to make unemotional decision.&lt;/li&gt;
&lt;/ol&gt;
&lt;p&gt;If you are a seller attempting to sell the property yourself, a word of caution...this is a very tough market.&amp;nbsp; Seasoned professionals are having a hard time getting properties into escrow, pre-qualifying buyers, and once the properties get into escrow getting them to actually close is not happening with regularity.&amp;nbsp; If you are seeking to save yourself a few dollars consider that in a declining market &lt;strong&gt;the dollar you believe you are saving in not hiring a listing agent to represent you and properly market your property could be costing you thousands&lt;/strong&gt; in lost equity for every extra month the property lingers on the market.&lt;/p&gt;
