Do NOT Overprice Your Property!
Sellers must be realistic and review the most recent comparable market analysis provided by a qualified Realtor® and determine where their property fits based on pending home sales and settled properties and the condition of those properties at the time of the sale. Over priced properties hurt home sellers because they loose qualified buyers who are looking in their area because the buyers may never know your listing is on the market. The home may not come up in their search because the home is not within their target price range. Not only will an over priced property loose the seller qualified buyers but it will actually help sell other more competitively priced homes all the while the over priced house lingers on the market getting stale. Stale listings make both Realtors®  and buyers wary because they may assume that something is wrong with the property.

Set The Stage and Show Your Home in the Best Light.
Clean and de-clutter and let the sun shine in. Make sure the floors, stairway and wood work are clean and that your appliances and windows shine. Take care of leaky faucets and missing light switches and outlet covers. Clear clutter from the counter tops, table tops and closets. Pack or trash unused items. Less is more so become a minimalist. Make sure your house smells pleasant. Use plug ins,scented candles or boil water with cinnamon and a touch of vanilla extract before showings. Don’t forget to open blinds and turn on the lights too. Make your home is inviting for your guests so that they can imagine themselves living there and want to live there.

Be Accommodating for all showing requests and allow easy access to your home for showings with a lock box.
The first two weeks are especially crucial because the most serious buyers and their agents are monitoring the multiple listing service ready to pounce on the best new listings. They may be frustrated buyers who have been searching unsuccessfully for a suitable home that meets their needs until your house hit the market. So confirm their showing request because they are ready and want to buy now.
