Annapolis Restaurants... The Chart House in Eastport - 01/31/11 09:29 PM
Out and About Loving Annapolis   Chart House Restaurant in Eastport For over 25 years The Chart House Restaurant has been a favorite dining spot in Annapolis and this time of year is even more special with the large glowing fireplace and walls of windows overlooking the Annapolis Historic District and the Naval Academy. Ideally located on Spa Creek in the Eastport area of Annapolis, The Chart House Restaurant occupies what once was the famous Trumpy Boathouse. Trumpy was a well known boat builder on the east Coast and part of the deep boating heritage of Annapolis. I have enjoyed many a wonderful … (7 comments)

Selling Your Home...Sellers, So You Received an Offer on Day 1? Don't Get Excited... - 01/31/11 07:42 PM
Susan of Alexandria VA said this so well and believe me the answer is the same here in Annapolis Md too. Price it right and the offers will come.

Via Susan Haughton OLD TOWN ALEXANDRIA REALTOR® (Long & Foster REALTORS® OLD TOWN ALEXANDRIA): ...and blame your agent for pricing your property too low.  An offer on the first day could mean it's priced exactly right.  And a Buyer who has been in the market looking for exactly what you have to offer knows it when he sees it.  If you have multiple offers the first day - the first few … (2 comments)

I have hardwood flooring underneath my carpet. Should I refinish the hardwood or recarpet? - 01/31/11 08:59 AM
Hardwood floors are one of the most asked for features in a home here in Annapolis MD and are truly expected in homes priced in the upper brackets.
Thanks Debbie for explaining the hardwood story so nicely. Whether you live in New York, like Debbie, or Annapolis, like me, hardwoods floors do make a difference in a homes overall value.
Via Debbie Gartner, Westchester Flooring (Floor Coverings International Westchester NY & Fairfield CT):
If you have hardwood floors underneath your carpet, is it better to refinish the hardwood or to recarpet? Which is less expensive?  I get this question often from my customers and it is such … (4 comments)

Annapolis Views...Winter at City Dock - 01/30/11 06:18 PM
Annapolis In Winter
Annapolis has long been called the Sailing Capital of the World and in the spring, summer and fall it certainly lives up to it's name but come winter Annapolis becomes a town of stillness. A town where a slight sheen covers the creeks and coves and Ego Alley downtown, a town similar to all those years ago.
Whatever the season Annapolis is a beauty to savor, a moment to stop and treasure and the perfect place to call home.

Buying A Home...Annapolis Homes With Fireplaces - 01/28/11 03:20 PM

Annapolis in the winter time always conjurs up thoughts of icy rivers and ponds, snow covered buildings and trees and a warm drink in front of the fire. Yes, when the weather outside is frightful or at least a bit on the cold and dreary, a home with a fireplace is always a welcoming site.

Right now Annapolis Md has many homes with fireplaces in the 21401 zip code for sale right now. So if a fireplace is on your wish list  take a browse through and if you see one that hits your fancy give me … (3 comments)

The Year Of The One's - 01/20/11 10:25 PM

This year is definitely the year of the ones.
1/1/111/11/1111/1/1111/11/11
It is also the year that you can take the last 2 digits of the year you were born and add the age you will be this year and the answer will be 111.Go ahead try it. It works no matter what age you are or the year you were born.Yep....it is truly the year of the one's. … (8 comments)

Sellers Are People Too!!!! - 01/20/11 08:50 PM
Communication is so important in each and every transaction. Understanding what the true problem is and coming up with a solution makes all the difference in the world. Thanks Karen for sharing this great story.
Via Karen Fiddler Broker/Realtor (The Fiddler Realty Team/eVantage Real Estate):
I admit it...I had dug in my heels. The other agent had too. We were locked in fierce combat for our clients. My buyers were frustrated and the sellers were being very unreasonable. At least that's what WE thought.
I have buyers who were buying a very nice home and using FHA financing. The price was right, the location … (7 comments)

What's the Difference Between Foreclosures and Short Sales? - 01/10/11 12:50 PM
Makes no difference where you live...short sales and foreclosures mean the same all across the country. Debe Maxwell did a great job of explaining it here.

Via Debe Maxwell - Search Charlotte Homes for Sale - Charlotte NC Neighborhoods (Helen Adams Realty):
What's the Difference Between Foreclosures and Short Sales? You've got to love reading through some of the questions and answers on Trulia!  I always love to clear up the consumer's questions that seem to be so simple for us but, not so elementary for those who are not in the real estate business.  Here's the short version of a recent … (3 comments)

Should Renters Get a Home Inspection? - 01/09/11 08:06 PM
This is a very interesting topic and one that has never come up in 19 years of selling and renting real estate. It is surely worth investigating further.
Via Margaret Woda, Maryland Real Estate & Military Relocation Services (Long & Foster Real Estate, Inc., Crofton, MD):
Crofton renters recently asked me how much it would cost to have a home inspection before they move into the property.
Frankly, this isn't customary in this area... but the question got me thinking...

The typical rental move-in checklist deals primarily with cosmetic issues:  The carpet, walls, windows...  But what about the things you can't … (2 comments)

Taking Time For Special Friends...Priceless - 01/08/11 10:17 PM
Back in 1994 when I was President of the Crofton Chamber of Commerce one of the responsibilities I had was to find and hire a new Executive Director. During my tenure I was lucky to meet and hire Sheila Schneider.
Sheila served the Chamber for 8 years as our Executive Director and did so brilliantly. When life changes made a move to another area a must do for her I sold her home and helped her find her new one about 45 minutes away in Gaithersburg MD. Since that day we have made it a 'must do' each year to meet for … (10 comments)

What A Week... What A Week - 01/07/11 11:43 PM
Last Saturday I joined a gym. Yes I decided it was time to get back in shape...real shape. It was a big decision as I am one of those that if and when I work out I have to do so first thing in the morning or I never do. So.....
My plan was to go 3x's a week and work the treadmill then after I had that down I was going to pick up a class or two to add some strength training.
Monday morning the alarm went off at 4am. I jumped out of bed all excited and got ready so … (13 comments)

Selling Your Home...Contraire My Friend...I am the Bearer of Reality!! - 01/06/11 10:16 PM
Just before the holidays (Thanksgiving and Christmas) hit I was contacted by a past client about listing and selling their townhouse and then helping them purchase a new single family home. There was work to be done in the townhouse so we made a list and they started their projects to get ready for sale.
They had decided they wanted to be ready by March but as the news started rolling out that this winter was turning out to be the new spring market and that, if at all possible, it is much better to list now and not wait I let them know.
Last week they … (6 comments)

Glad I Got That Moment Of Being Nice Over With Early This Year - 01/04/11 10:47 PM
Glad I got that moment of being nice over with early this year
Today I was contacted by a lead generation system company to purchase a zip code that they say opened up in my neck of the woods. It was not a good time to get a full tour of what this all meant so I arranged for a phone call later in the day.
Now I am not a fan of lead generation companies. It all sounds nice but for me it doesn't work. So why did I even say for him to call me later? I think he caught … (8 comments)

Ahhh....I love Selling Memories - 01/04/11 01:49 PM
The year is 1954. A young newly married couple took the plunge and purchased a home. The price of the home $5350. The interest rate 4.5%. Now the home was pricey and the monthly payment was going to be a whole weeks worth of income but they were determined to make a life for themselves.
A family was started in this home, as first a son and then a daughter were born. Additions to the home were added as the family grew. Memories were made with family and holiday get togethers, and friends shared in the memory making as well. Children were sent to … (5 comments)

Lifes Little Pleasures One Day At A Time - 01/02/11 08:27 PM
I know we all say...gee where did the year go? It's New Years once again and I barely remember the year I just lived.
Since I caught myself saying this more than once myself as the year came to an end I added a last minute change to my business and life plan for 2011. I added as one of my 'big goals' to STOP at the end of each day and think back over that days happenings and choose ONE thing that stands out as being a true pleasure.
The last two days have been easy as I have been fortunate to … (5 comments)

New Year....New Promise - 01/01/11 10:57 AM
New Year... New Promise
2010 went out quietly for me this year. No trip to see the fireworks, no party filled with good eats, games and laughter. And though it was quiet it was absolutely perfect.Earlier in the day I made a big pot of Black Eyed Pea soup with the left over ham from Christmas. This has been a tradition for years and one I will not waver from no matter where or how I celebrate the first day of the new year. One year I made a pot and transported it with me to Ocean City. Our hosts … (9 comments)
