After moving several times with small children in tow I knew personally just how stressful it could be on them. Sometimes it seemed as if the move was a 'bigger' deal to them then it was to me and to me it was huge.
So when I decided to make real estate my career one of the first things I did was put together a Childrens Listing Agreement form.

Keeping Children Involved in the Sale of Their Home
When I have sellers with children I always strive to involve them in the move. It seems to reduce their stress level to some degree and makes Mom & Dad very happy to know the children are involved in the move. I start out with a Childrens Listing agreement that everyone signs and after the home is sold and closed I send the children a gift card to go shopping at a Toys R Us.

Yesterday was tour day for my office. Since my office is centrally located for our area we have agents who specialize in all areas of Anne Arundel and Prince George counties. Vacant listings have their good and their bad side.
The good side is that when showing a vacant listing many Buyers like that they can take their time as they do not feel like they are intruding on someone elses life. Many can get a better feel for room size and can visually picture their furniture instead of someone elses in each room.
The bad side is vacant listings can also feel cold to a Buyer. For those buyers who can not visualize will have problems seeing pass the colors of the walls or the spot on the carpet. vacant listings can also be an open house to thieves.

Just before the holidays (Thanksgiving and Christmas) hit I was contacted by a past client about listing and selling their townhouse and then helping them purchase a new single family home. There was work to be done in the townhouse so we made a list and they started their projects to get ready for sale.

Yesterday was a pretty day here in Maryland and so hubby and I decided to go for a drive. A successful closing took place this morning that almost did not happen. At 8am the Buyers signed their closing paperwork and at 10am the Sellers signed their closing paperwork. Yes we normally do both Buyer and Seller together but alas it worked better to do them separately this time around.
My clients were the Buyers and as our contracts are written it is the Buyer who has the right to select the settlement company. I am thrilled when they take my recommendation and go with Vintage Settlement Services just because of the challenges like this transaction presented after the fact.

I know this is way out of norm especially since this sale is not a short sale but I have been working with a Buyer on purchasing a home since March. Yep almost 5 months to get from contract offer to settlement.
The reasons have been many but it all started with the Buyer wanting a home on a particular street. No other street would do. The past couple of weeks have presented more than my fair share of challenges in real estate including one sale where the Sellers title was..well a little messy. Seems that out of all the loans on the property over the years; two did not follow through and record a release. One of those was from 1986 of which the bank said they would need at least 30 days to pull the information...but thats another story one day.
Yes the Sellers had closed a few loans since that date with nary a problem but this time the Title Company  could not clear and close. Things were different … (2 comments)

Lucky me. I have had the opportunity to see and analyze two full blown appraisals over the last two weeks. Two totally different homes, age, location. The only like kind was that both were/are beautifully maintained.
Now this post is not about the actual appraised value of either property. That is a totally different post for sure. Nope this post is about how each appraiser came up with the plus and minuses for the comps used and the $$$ amount attached.

Listing Agreements....We all use them to be able to represent a Seller in the sale of their home. Not to use one makes no sense at all. Right??? But what about the children of the house? Does a Children's Listing Agreement make sense as well?? 
I think they do. Especially in todays market where so many are moving under difficult circumstances a Childrens Listing Agreement is a welcome diversion to a stressful time.
