It was just announced that the Obama Administration is making some significant changes to the Home Affordable Modification Program (HAMP). I noted 3 key points:
Homeowners who are struggling financially will be eligible for a 2nd evaluation with a less stringent debt-to-income ratio. The program will be extended to include investor owned properties that are used as rentals. And ….(drum roll)…
3. The Administration will triple incentives for lenders who write down principal balances for underwater homeowners, AND they are extending this principal reduction incentive to Fannie Mae (12 comments)

I just spent a great afternoon outdoors (no rain today J), cutting back my rose bushes. It’s an annual chore that I always enjoy as it sets the stage for a year of beautiful blooms. I know that rose care in general can seem daunting, (especially if your thumb is less than green) but it really isn’t that complicated, and the plants are mostly hardy enough to survive even the worst pruning job.
Although pruning methods can vary according to the type of rose, (floribunda, climbing, miniature, (3 comments)

If you’ve been in this game for more than 4 years, you might actually remember the days when short sales and REOs were the minority of listings, not the troubled giant you have to deal with EVERY day.
So it was like a breath of fresh air to write an offer this evening and know that I was dealing with a flesh and blood owner that had lived in the property, had lovingly cared for it, and was ready to be responsive to our offer. I spoke (7 comments)

The logical response is, “No!” Yet every day, real estate agents are meeting strangers at properties in remote locations, perhaps putting themselves in danger.
I mention this because of the new client I am meeting tomorrow….at a house on a 22 acre property way out in the back country of San (63 comments)
