Well President Obama made it official! He signed the documents into law yesterday allowing the 1st time buyer credit to be extended and also allowed for REPEAT buyers to purchase a home and receive a tax credit also!

Well, we've got some more relief for our industry. (pending our Presidents signature)

First time buyers AS WELL AS move up buyers will be able to enjoy the extended tax credits!!!

Word on the street is that it will NOT be extended again. So, if you've been riding the fence waiting for more money or for whatever reason, DON'T DELAY.

Ample inventory, lower prices, great interest rates, tax credits....blah blah blah... What more could you ask for?

There are even LOCAL communities who are adding GRANT money to the mix!

I don't know about the rest of you, but I think it sure would have been nice to have had our ODOT have the highway and exit projects DONE prior to the opening of the Outlet Mall in Monroe....

However, the added jobs and boom to the local economy is most welcomed!

Hello again. I just thought I'd drop in and see how everyone is doing. I just got back home from a trip to Seattle. I'm not going to write a lot at this time (still tired-lol) However, I wanted to remind everyone how lucky we are in the midwest.

The home prices here are so moderate in price in comparrision with the homes out west. We all have our gripes and complaints, but sometimes you need to sit back and count your blessings.

Lower home prices is a big one! At least it is in my book!

Short Sales

Just some food for thought...

IF you are an agent and want to survive in this marketplace, you seriously need to brush up on your knowledge and/or skills involving short sales.

I've written several contract offers lately and due to the price declines present, the majority of the offers that I am writing are on short sale properties.

That's my advice for the day to my fellow colleagues!

The I-75 and St. Rt. 63 interchange is STILL a MESS!

If you come to our area, especially on the weekends, be prepared for long traffic delays. I'm thrilled to pieces with the recent opening of the Cincinnati Premium Outlet Mall (although I haven't been there yet as I don't want to fight the crowds). It is a big boom to our local economy with the added jobs and revenues.

However, I would have been even more excited if our transportation department had started all of the road construction several months before they did in order to accomodate for the HUGE influx of visitors.

Anyway, enough said...

After speaking with a local lender recently, he informed me that projections for the Montgomery County Ohio area will be blasted with a new round of foreclosures in October.

Hopefully with all of the recent changes in the lending guidelines and new government regulations this type of negative information will become a thing of the past.

I have taken the required education to obtain the accredited ABR designation and in addition to that, the newest designation pertaining to short sales, foreclosures and REO properties is forthcoming.

The importance of a pre-approval letter!

The home buying process might seem a little confusing if you haven't gone through it before. However, it can actually be a lot easier than you think, particularly if you're working with an experienced Realtor, and particularly when there are so many good deals out there and interest rates are so low!

I've been helping first-time home buyers realize their dreams for years. I can speed up your home search, help arrange financing and help you negotiate a great deal. Please call or email me when you're ready to take this big step.

It does not matter which company has the listing for the home that you are interested in seeing, I can show you ANY of them. It's always much easier for a buyer to stick with one agent from start to finish instead of working with several agents. That way the agent knows exactly what type of home that you are looking for and you won't have to be "called" by numerous agents as well.

I am an "accredited buyers representative." This is denoted by the ABR designation. There are very few agents in the industry with this designation. I obtained it by additional schooling and strict requirements and testing of my knowledge of the whole buying process.

The newest designation that I'm working on is called SFR. It is a brand new one for agents who've taken the required schooling and tests for gaining additional knowledge for my clients who are seeking a qualified agent who works with a lot of "short sales, foreclosures and REO properties." I recently attended classes in Columbus Ohio to obtain this Nationally accredited designation and there are less than 50 agents in the entire state of Ohio who've gone through with this process at this time.

Another VERY important thing that you must know as a buyer; make sure that you get with a lender and get a pre-approval letter! In almost every situation when writing an offer on a property, the seller requires that you have this! As your agent, I would be able to focus my best and greatest efforts in finding and showing you only homes that you are qualified for.

Sometimes, buyers do not want to obtain a pre-approval letter until they find "the right home." By the time they've located it, they may be saddened because someone else who was already pre-approved beat them to the purchase. Or, more tragically, they might find that there are "issues" on their credit reports that would prevent them not only from buying "that" home but "any" home. The importance of a pre-approval letter cannot be stressed strongly enough.

I don't know about the rest of you, but I'm so busy with buyers that some days I literally get enough time to eat one meal for the day. I know, I know, it's a horrible problem to have. LOL.

Actually, I'm very grateful to the government for their efforts in curbing the housing market crisis. The main thing that concerns me though, is what might happen once all of the "incentives" disappear.

It reminds me of the auto industry on how accustomed the customers became to the incentive programs that bombarded the industry for years.

We can all appreciate the income now and you'd better tuck plenty away for when the market gets the culture shock once the incentives all dry up.

I WISH I was a first time buyer right now!!!

I just thought I'd take a minute to wish everyone a Happy 4th of July!

I think it would be a great time to kick back, relax, forget about our daily issues and problems, enjoy your friends and family and just take a plain ol' break from it all.

We are all so busy caught up in our daily lives, myself included, that sometimes we just forget to stop and smell the roses. Roses will fade and wither, but friends and family are forever when we pay enough attention and not let them drift away...

Have a hot dog on me! (and don't forget the apple pie) ~ ala mode of course, lol.

Have you been in the Monroe area recently? The Cincinnati Premium Outlet Mall is well underway and is nearing its target of completion (of the first phase) for a Grand Opening during the fall of 2009. (I wonder how many people are going to go to Cincinnati which is nearly 30 miles south of Monroe, hoping to find the outlet mall?)

Word on the street is that the mall is already filling up quickly with applications from tenants and there's already plans for additional retail space to be built to accomodate the demand for more room.

The highway is also splattered with the ever so familiar orange barrels. The entrance/exit to I-75 is being completely rebuilt in order to handle the expected huge volume of traffic. It doesn't take a rocket scientist to realize that Monroe Ohio is on the verge of a population expolosion. The mall alone has already attracted over 3,000 job applicants!

I am very sorry that I haven't updated my blog lately. However, I have a GREAT excuse for not doing so!

Contrary to popular belief, some Realtors are VERY busy! I just happen to be one of them. I am working with several buyers and a few very large investor buyers. I'm not sure why the media keeps downplaying our industry, but I can definitely see a huge increase in MY business!!!
