The 2 fastest growing counties in SW Ohio are... I enjoyed reading the following information on the Western Star Press website about Butler and Warren counties, situated between two of the largest metros in the state, came out winners in the 2010 Census. They were the only counties to make gains in the last decade in the region. The surrounding counties of Hamilton, Montgomery and Preble lost counts, according to the U.S. Census. Butler County grew from 332,807 people in 2000 to 368,130 in 2010, an increase of 10.6 percent, the ninth highest in Ohio, according to the Census. Warren County

I am reaching out to my colleagues to get your help and or opinions. EVERY day, I get calls from people who've lost their homes because they were involved in a lease purchase contract or land contract, only to find out the seller was not making the mortgage payments and the home went into foreclosure. I always advise people to steer clear of those types of purchases and get their credit cleaned up instead and then go for the mortgage pre-approval. These figures are representative of the numbers of foreclosed homes on the market as of today in a few areas of SW Ohio. These figures are pulled from the Cincinnati Ohio MLS and the numbers could be slightly different if the homes are listed in different MLS systems. Dayton and Cincinnati areas have overlapping coverage areas and not all listings are in one or the other MLS. It sure would be NICE if we had a NATIONAL MLS system instead! Butler County Ohio. With the current economic conditions, lease purchases and land contracts are very popular. Our advise, AVOID the immediate urge of buying a home if you cannot obtain a mortgage! We get at least 2-3 calls DAILY from people who are/were involved with trying to buy a home on a lease purchase only to discover the homeowner had not been making the mortgage payments and they are/were evicted because the home is in foreclosure! Lease purchases are VERY dangerous, plain and simple! Yes, there are still honest sellers out there, but how do you know if the one you intend to buy
