I just thought I'd drop a reminder note to anyone of interest.
When you are about to embark upon the home buying process, PLEASE ask your Realtor for help locating a lender if you haven't already done so.  Having a pre-approval letter from a lender is almost required when submitting an offer on a home.

and the buyers are out in droves....
My business partner and I are so busy, there are days where we both feel like burying our heads in the snow.  Nah, we aren't THAT bad, LOL.  Anyway, hopefully the snow is GONE for a long time!
Now that Spring is officially here and the grass is turning green, the flowers are sprouting and the trees are budding.  There is no shortage of buyers out there!
Hopefully, the government can keep up the different programs available to help people afford their homes and help to keep the momentum building.

Keep your chin up fellow agents.  IMO, the beauty of winter is when you get an interested client wanting to see properties through the snow.  It's then that you realize that this buyer is SERIOUS!
In my experience, I haven't taken out too many clients who are just "killing time" or "window shopping" in the winter months.
I used to have a 4 wheel drive truck and it sure came in very handy during heavy snows like we are experiencing now.  I actually had clients ask me to take them out looking at houses, because they were having a hard time … (2 comments)

Well, we've got some more relief for our industry. (pending our Presidents signature)
First time buyers AS WELL AS move up buyers will be able to enjoy the extended tax credits!!!
Word on the street is that it will NOT be extended again.  So, if you've been riding the fence waiting for more money or for whatever reason, DON'T DELAY. 
Ample inventory, lower prices, great interest rates, tax credits....blah blah blah...  What more could you ask for?
The time to buy is NOW!
There are even LOCAL communities who are adding GRANT money to the mix!

There are STILL loans available to consumers that require little to NO money down.
The beauty is, you do NOT have to be a first time buyer either.
You just need to know how to find these gems.  And, believe me, they are right under your nose!

I don't know about the rest of you, but I'm so busy with buyers that some days I literally get enough time to eat one meal for the day.  I know, I know, it's a horrible problem to have.  LOL.
Actually, I'm very grateful to the government for their efforts in curbing the housing market crisis.  The main thing that concerns me though, is what might happen once all of the "incentives" disappear.
It reminds me of the auto industry on how accustomed the customers became to the incentive programs that bombarded the industry for years.
