foreclosed: Foreclosed Homes in Ohio - 11/10/11 01:47 PM
Buying a foreclosed home? If you are in the market to buy a foreclosure or bank owned property, you've come to the right place! Our combined years of experience with selling foreclosures can be a huge benefit to your home buying needs. Please feel free to browse the tabs on the left side of the counties that you are interested in. Please realize, the lists of foreclosed homes on this website are not complete. Some counties are serviced by more than one MLS and we are only able to display the properties that are currently listed in the Dayton MLS. If (0 comments)
foreclosed: SW Ohio Stats for foreclosed homes currently on the market - 06/23/11 09:26 AM
These figures are representative of the numbers of foreclosed homes on the market as of today in a few areas of SW Ohio. These figures are pulled from the Cincinnati Ohio MLS and the numbers could be slightly different if the homes are listed in different MLS systems. Dayton and Cincinnati areas have overlapping coverage areas and not all listings are in one or the other MLS. It sure would be NICE if we had a NATIONAL MLS system instead! Butler County Ohio. Foreclosures of homes and condos priced under 100k = 92 Butler County Ohio. Foreclosures of homes and condos (0 comments)
foreclosed: Discounted homes and avoiding paying too much - 05/29/11 01:05 PM
I read a similar post and wanted to share my thoughts. I've been working with buyers for years who are wanting to buy a foreclosed home and save themselves some money. There isn't anything wrong with the concept, but you might want to listen to me (or your Realtor) when it comes time for writing the offer. The bank and government owned homes are already being offered at steep discounts. Why would you want to try to low-ball them and get the price down several thousand dollars further? Yes, that works in some cases, but when you find a hot property (3 comments)

Our company has a diverse mixture of real estate agents. Some of our agents specialize in selling short sale homes, foreclosures, HUD owned homes and everything else in between. We also have a very fluent Spanish speaking agent. We also have agents who specialize in selling commercial properties. Some of our agents specialize in people who are interested in selling a home, some of our agents specialize in people who are buying a home. Some of our agents specialize in both! It doesn’t make any difference to us if you are looking to buy or looking to sell a farm, a (0 comments)

As a Realtor, I hear a LOT of horror stories of how some investors are buying numerous properties and then selling them back to desperate people who can't get a traditional mortgage via land contracts or lease purchases. The seller then takes the money from the buyer for months upon months and then stops making their mortgage payments causing the home to be put into foreclosure and placing the innocent buyers on the streets. This type of activity SHOULD be a CRIME and SHOULD be PUNISHABLE by law!!! If you agree - RePost! Of course, there are a lot of (5 comments)

foreclosed: Zero comments on this post from earlier, trying again...HUD has new earnest money policy. - 11/23/10 04:57 PM
Am I the only agent who is very highly upset about HUD's new earnest money policy? I think NOT. I've been pleading with anyone who will listen at HUD and have even asked NAR to intervene. Here's my complaint. First of all, I show and sell a LOT of HUD owned homes all over the map in SW Ohio. When I show a HUD owned home to a client, they typically do not know for sure whether or not they intend on bidding on the home until after they've viewed it. IF they decide to write an offer, we fill out (6 comments)

foreclosed: Buying an REO property. - 10/25/10 08:36 AM
Buyers, you have more to be-aware of during this Halloween season.. IF you are planning to buy a foreclosed home to save some money, be prepared for potentially long delays with the closing. The foreclosure mess is ongoing and can cause huge delays with completing your purchase. I sell a lot of foreclosures and it's taking longer and longer to get them to the table, thanks to the latest wave of issues surrounding the improper ways of the process of some companies. Hopefully, this will all get cleared up in the very near future and we can get back to business as (2 comments)

I am sure that many people are very confused these days when it comes time to buy a home. Everyone wants a good deal. Everyone wants a bargain. Everyone wants instant equity. Below I will address a few of the most commonly asked questions about these kinds of homes. Where do they begin? What do the different sets of letters mean and are they important to a home buyer? Are there different places to find these types of homes? Are the DOT.COM sites accurate and up to date? Who pays the "buyer's agent" commissions and fees? How long does the buying (3 comments)
