We have since grown to almost 50 agents in such a short amount of time. We've already opened 4 offices with more planned to open in the near future. These figures are representative of the numbers of foreclosed homes on the market as of today in a few areas of SW Ohio. These figures are pulled from the Cincinnati Ohio MLS and the numbers could be slightly different if the homes are listed in different MLS systems. Dayton and Cincinnati areas have overlapping coverage areas and not all listings are in one or the other MLS. It sure would be NICE if we had a NATIONAL MLS system instead! Butler County Ohio. I read a similar post and wanted to share my thoughts. I've been working with buyers for years who are wanting to buy a foreclosed home and save themselves some money. There isn't anything wrong with the concept, but you might want to listen to me (or your Realtor) when it comes time for writing the offer. The bank and government owned homes are already being offered at steep discounts. Why would you want to try to low-ball them and get the price down several thousand dollars further? Yes, that works in some cases, but when you find a hot property (3 comments)

If a buyer is not paying cash to purchase a home, they need to speak with a lender and obtain a pre-approval for a mortgage letter before doing anything else. As a Realtor, I hear a LOT of horror stories of how some investors are buying numerous properties and then selling them back to desperate people who can't get a traditional mortgage via land contracts or lease purchases. The seller then takes the money from the buyer for months upon months and then stops making their mortgage payments causing the home to be put into foreclosure and placing the innocent buyers on the streets. Am I the only agent who is very highly upset about HUD's new earnest money policy? I think NOT. I've been pleading with anyone who will listen at HUD and have even asked NAR to intervene. Here's my complaint. First of all, I show and sell a LOT of HUD owned homes all over the map in SW Ohio. When I show a HUD owned home to a client, they typically do not know for sure whether or not they intend on bidding on the home until after they've viewed it. Buyers, you have more to be-aware of during this Halloween season.. IF you are planning to buy a foreclosed home to save some money, be prepared for potentially long delays with the closing. The foreclosure mess is ongoing and can cause huge delays with completing your purchase. I sell a lot of foreclosures and it's taking longer and longer to get them to the table, thanks to the latest wave of issues surrounding the improper ways of the process of some companies. Hopefully, this will all get cleared up in the very near future and we can get back to business as (2 comments)

I've been specializing in selling bank owned REO foreclosures for years and I've recently switched gears. I still DO sell them, but HUD has been putting out some very nice listings of late. Plus, you don't have to wait for 3-4 months for the Sheriff's deed to be filed as in many REO sold properties. If you have the need for an agent such as myself, please feel free to call upon me! Apparently in a move to spur more housing sales, they have lifted the 90 day hold on FHA flipping guidelines. Of course there are a few exceptions so be sure to check into this thoroughly before making any decisions about whether or not you intend on flipping an investment property that you just bought.
