I am always looking into new (to me) products in order for me to provide the best services to our clients. I took the PSA (Pricing Strategy Advisor) class in Columbus Ohio yesterday.
Although I have been in the business for several years, I am always open to new ideas pertaining to marketing, etc. 
I will say, the class provided some new information, but, it also reaffirmed what I already knew.

Staying in touch with previous clients.
I've been a top-selling Realtor in southwestern Ohio for several years and it seems that every winter I begin having doubts about future business/sales. (mostly due to the huge slow-down of business over the winter months)
I'm very good about staying in touch with my former clients, although, I admit, I could be doing a better job of it.
I've changed brokerages more than a few times over the past decade and a lot of my previous clients have actually searched Google, etc, to locate my current contact information as many of them are now, "moving up."

Most everyone should know and understand the importance of having an updated pre-approval letter available when planning to present an offer on real estate.
Although it is not a legal requirement to purchase a home in Ohio, I don't know of any seller's that would be willing to mark their home "pending" without the proverbial letter.

While I was taking a walk at the park yesterday, I overheard a very strange conversation.
The little girl was asking her mother in a very loud voice.  "Mommy, Mommy, why are we pushing the car into the lake"???!!!
The little girls mother responded abruptly.  "Jennifer, please be QUIET, you are going to wake up your father"!!!

I'm not a newbie and welcome most improvements and changes that can enhance our abilities to communicate with buyers and sellers. But, I'd like to know more about something before I begin using it.
However, with that being said, I'd like to hear from my colleagues about the new QR codes.
Are you using them? Are they effective? What is the main purpose of them?
They remind me of the older "bar codes" that we are now seeing on virtually every product known to man.
Do I need to download an app for my Droid to be able to scan them?

Our mortgage partner offers a wide variety of mortgage products.  One type of loan they have is very similar to the type you might achieve when buying a HUD owned home.
It's designed for homes that require some light rehab in order to be approved for an FHA mortgage.
It's called an FHA 203b with repair escrows.  A few of the benefits are, but not limited to, lower closing costs than a FHA 203k loan, lower interest rate than a 203k.
With all of the foreclosed homes on the market today, these types of loan products are in high demand.

I know that everyone keeps hearing about how important social media is and I must agree!
I'm on Facebook, Twitter, LinkedIn plus several others.
Not only do I enjoy the sites for networking and communication, but they have helped me gain clients as well.  (and for Free)
I also enjoy some of the games on the sites to help me take an occasional break from the real estate paperwork, etc.
Lastly, I've been able to reconnect with past friends and family members.
