      <description>&lt;p&gt;Under the Housing and Economic Recovery Act of 2008 (H.R. 3221), seller-funded down payment assistance (DPA), both direct or through a third party, is prohibited, effective October 1. &lt;a href="http://www.ameridream.org/" target="_blank"&gt;AmeriDream Inc.'s&lt;/a&gt; president Ann Ashburn issued a statement last week calling for supporters of DPA to press Congress and the Department of Housing and Urban Development (HUD) to regulate - not eliminate - down payment assistance. She urged advocates to visit &lt;a href="http://www.supporthomeownership.com/" target="_blank"&gt;SupportHomeOwnership.com&lt;/a&gt; and make their voices heard.&amp;nbsp; These programs help many American with low to moderate incomes to purchase the American dream of homeownership.&amp;nbsp; Not to mention, help million of homeowners seller their homes.&amp;nbsp; What has been your experience with DPA?&lt;/p&gt;</description>

      <title>Correcting errors on my report?</title>
      <description>Few aspects of both consumer and real estate financing have come under as much written and verbal gunfire as has the credit reporting industry. The skyrocketing volume of credit transactions has put a tremendous strain on credit reporting agencies which deal with millions of requests for information daily. &lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;As a result, a recent report to the U.S. Congress stated that as many as 40% of individual credit histories contain errors of some kind. A single missed keystroke by a data entry clerk, for example, can assign a delinquent account to the wrong file. Corrective information submitted by an individual can be misrouted or entered erroneously.&lt;/p&gt;&lt;p&gt;Our economy could not function without credit reporting. We need it to make purchases both large and small, to enable retailers to accept our checks, to obtain loans for homes, cars or college education. It is necessary for corporations to manage their cash flow for the overall benefit of the economy, and for us as individuals to manage our own finances.&lt;/p&gt;&lt;p&gt;For all these reasons, we must be vigilant about the accuracy of our credit reports. We need to know what goes into them, how to read them, how they are used and how to challenge errors when they occur.&lt;/p&gt;&lt;p&gt;While credit might have once been a private matter between oneself and one's banker, this is no longer the case. Every purchase we make on credit creates a record somewhere and these records flow into the huge databases from which our credit histories are constructed. Those histories, in turn, are used by nearly all credit grantors to determine how reliable we are in the use of credit, and to decide whether or not to extend it to us.&lt;/p&gt;&lt;p&gt;One way to fix an error is to contact the creditor reporting it. If you can get the creditor to agree that what was reported is an error, have them give you that information in writing, plus agree to report the updated information to the bureaus.&lt;/p&gt;&lt;p&gt;The Fair Credit Reporting Act gives you the right to dispute both the accuracy and completeness of your credit history. Any of the three credit reporting agencies must respond to your dispute. They must reinvestigate and record the results of their investigation "within a reasonable period of time." While this period remains undefined, practice indicates it means thirty days. If you don't get results within thirty days, have your attorney send the bureau a letter, together with copies of your correspondence.&lt;/p&gt;&lt;p&gt;If the reporting agency cannot verify a disputed entry, it must delete it. If the information is incomplete, they must complete it. For example, if you were temporarily delinquent on an account, and then brought it current and the agency's report does not reflect that, they must correct your record. Also, should your file show someone else's account (this sometimes happens with "junior-senior" relationships or with common names) the agency must delete it.&lt;/p&gt;&lt;p&gt;At your request (be sure you do request it) the agency involved must send a notice of correction to anyone who has received your credit report within the last six months.&lt;/p&gt;&lt;p&gt;In the event that some unforeseen misfortune resulted in a cluster of late payments in your record, you may send a short statement about the circumstances to each of the agencies. You may wish to report illness, unexpected unemployment, the death of a spouse, military call-up, or unexpected medical expenses. Be brief and to the point. No whining. This statement will be added to your file and will be disclosed whenever your credit file is accessed.&lt;/p&gt;</description>

      <title>FHA Financing Great Alternative!!!! </title>
      <description>&lt;p&gt;An FHA loan is a mortgage loan insured by the &lt;a href="http://www.fha.gov/" target="_blank"&gt;Federal Housing Administration&lt;/a&gt;. FHA is part of the &lt;a href="http://www.hud.gov/" target="_blank"&gt;U.S. Department of Housing and Urban Development&lt;/a&gt; (HUD). FHA insures loans made by banks, savings and loans, mortgage companies, credit unions and other approved institutions. FHA does not originate loans. Since 1934, FHA has offered mortgage insurance programs which help people purchase homes with a modest down payment. Title II, Section 203(b) is the most often used single family program. Under this program a borrower may obtain a ten, fifteen, twenty, twenty-five or thirty year loan to purchase an existing one- to four-family home in a rural or urban area.&lt;/p&gt;&lt;p&gt;In recent years, Fannie Mae and Freddie Mac have introduced low down-payment programs also--the Community Home Buyer program for example. Consequently, FHA loans are less popular than they once were. The loan limits for FHA loans &lt;a href="https://entp.hud.gov/idapp/html/hicostlook.cfm" target="_blank"&gt;vary geographically&lt;/a&gt;.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Mortgage Insurance:&lt;/strong&gt; In 2000, in recognition of the continued strength and increase in the MMI Fund, FHA revised its Upfront Mortgage Insurance Premiums (UFMIP) policy for all loans closed on or after January 1, 2001. The new UFMIP is 1.50 percent and the borrower does not have to be a first-time homebuyer or to have received homeownership counseling. The refund schedule has also been shortened to a five year time period. The up-front MIP may be financed, and in addition, there is a monthly MIP payment which is calculated by multiplying the loan amount by .5 percent and dividing by twelve. Condominiums do not require up-front MIP--only monthly MIP.&lt;/p&gt;&lt;p&gt;In the past, some FHA borrowers needed to pay annual mortgage insurance premiums throughout the life of the mortgage. The new rule specifies hat annual mortgage insurance premiums will be automatically canceled for all loans closed on or after January 1, 2001 under the following conditions: &lt;/p&gt;&lt;ul&gt;
&lt;li&gt;For mortgages with terms of more than 15 years, the annual mortgage insurance premiums will be canceled when the loan-to-value ratio reaches 78 percent. The mortgagor has to pay the annual mortgage insurance premiums for at least five years. &lt;/li&gt;
&lt;li&gt;For mortgages with terms equal or less than 15 years and a loan-to-value ratio of 90 percent or greater, the annual mortgage insurance premiums will be canceled when the loan-to-value ratio reaches 78 percent, regardless of the length of time the mortgagor has paid the annual mortgage premiums. &lt;/li&gt;
&lt;li&gt;For mortgages with terms equal to or less than 15 years and a loan-to-value ratio of 89.9 percent and less, the annual mortgage insurance premiums will not be charged. &lt;/li&gt;
&lt;/ul&gt;&lt;br&gt;The annual MIP for 30 year loans is 0.5%. 15 year loans is 0.25%. 15 year loans less than 90% ltv, Zero. &lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Down Payment Gifts:&lt;/strong&gt; One of the key benefits of an FHA program is that you do not have to use your own funds for the down payment. Under certain conditions, gifts are allowed if the donor is a relative, a close friend, an employer, or a humanitarian, welfare, or charitable organization. A gift letter, signed by the donor, is required stating the amount given and specifying that no repayment is expected, (See HUD Handbook 4000.2 REV-2)&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Bridal Registry:&lt;/strong&gt; The Bridal Registry Account allows couples who are getting married to open a bridal registry savings account with a participating Federal Housing Administration approved bank. Family and friends may deposit cash wedding gifts directly into the interest-bearing account.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;FHA Streamline Refinance:&lt;/strong&gt; FHA has made it very easy for borrowers to refinance their existing FHA loans. If your mortgage is currently FHA insured, your payments have not been late, you are not taking cash out, and you are reducing your payment--you may qualify for the FHA Streamline Refinance Program. An FHA Streamline Refinance typically does not require an appraisal&lt;/p&gt;&lt;p&gt;&lt;strong&gt;203(k) loan:&lt;/strong&gt; FHA insures rehabilitation loans for owner-occupants, municipalities and non-profit housing providers to finance 1) rehabilitation of an existing property, 2) rehabilitation and refinancing of a property, and 3) the purchase and rehabilitation of a property.&lt;/p&gt;&lt;p&gt;Investors must have a 15 percent down payment and can purchase (or refinance) and rehabilitate properties for rental purposes or sell the property (and get their profit using the Escrow Commitment Procedure) to a qualified Homebuyer (who assumes the loan). &lt;/p&gt;&lt;p&gt;203(k) can be used with one- to four-family dwellings, condominiums and HUD homes that require a minimum of $5,000 in repairs. CO-OPS ARE NOT ELIGIBLE. Garden apartment style row housing can be converted with 203(k) to fee simple or condominium with the addition of firewalls every four units. 203(k) loans can be used to bring illegal dwellings into code compliance.&lt;/p&gt;&lt;p&gt;Mixed use residential property is acceptable provided the property has no greater than 25 percent for a one story building; 33 percent for a three story building; and 49 percent for a two story building of its floor area used for commercial (storefront) purposes. The rehabilitation funds can only be used for the residential functions of the dwelling and areas used to access the residential part of the property.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Reverse mortgages for seniors:&lt;/strong&gt; Homeowners sixty-two and older who have paid off their mortgages or have only small mortgage balances remaining are eligible to participate in HUD's reverse mortgage program. The program allows homeowners to borrow against the equity in their homes.&lt;/p&gt;&lt;p&gt;Homeowners can receive payments in a lump sum, on a monthly basis, or on an occasional basis similar to a line of credit. Under certain circumstances, homeowners may restructure their payment options. &lt;/p&gt;&lt;p&gt;Unlike ordinary home equity loans, a HUD reverse mortgage does not require repayment as long as the borrower lives in the home. The reverse mortgage is repaid in one payment, after the death of the borrower, or when the borrower no longer occupies the property as a principal residence. Upon sale of the home, any remaining equity goes to the homeowner or to his or her survivors. If the sales proceeds are insufficient to pay the amount owed, HUD will pay the lending institution the amount of the shortfall. &lt;/p&gt;&lt;p&gt;The maximum amount of the reverse mortgage is determined by multiplying the maximum claim amount by the factor corresponding to the age of the youngest borrower and the expected rate. It is beyond the scope of this document to present the factorial tables required to calculate your particular maximum loan amount. &lt;/p&gt;&lt;p&gt;&lt;strong&gt;Home Improvement FHA Title 1 loans:&lt;/strong&gt; Under Title I, FHA insures loans obtained for repairs, alterations, and improvements to existing structures, and for the building of small new structures for nonresidential use. The property can be non-residential, multi-family, or single-family. Interest rates on these loans are set by HUD-approved lenders. &lt;/p&gt;</description>

Close your eyes and dream about it for a minute&amp;#133; Few inbound phone calls. Your cell phone never rings. Clients leave so ecstatic with your service that they hand you three names of people they know who are ready to sell their homes or want to buy in your area. You enjoy shorter workdays during the process because everything clicked. Okay, WAKE UP! The dream has ended.&lt;/p&gt;&lt;p&gt;&lt;img title="MONEY PIC" src="http://activerain.com/image_store/uploads/3/1/8/3/4/ar120406515743813.jpg" height="136" alt="MONEY PIC" width="150"&gt;&lt;br&gt;&lt;br&gt;Yet, that dream is possible. Although you work in an innately reactive business, it is possible to be proactive and stave off the reactive nature of day-to-day dealings. But, you must create a system. Think through each step of the process and ask yourself, &lt;em&gt;"How can I make this better?" &lt;/em&gt;or &lt;em&gt;"How can I take this reactive activity and be proactive to curtail it?" &lt;/em&gt;Here's the key: Create the &lt;em&gt;Perfect Purchase Transaction. &lt;/em&gt;&lt;br&gt;&lt;br&gt;The drill: Sit down with all your team members, those individuals on your immediate staff as well as your extended team - Your Lender, Escrow Officer, Title Representative, Home Inspector, handy man, Home Warranty Representative, etc. Then on blank index cards note the steps that take place pertaining to any purchase. The first card would document the initial phone call or touch point. The last card could describe the note you sent on the one-year anniversary since the transaction closed, congratulating your buyers on that memorable date. Each of the middle cards should highlight and detail every contact required throughout the process to ensure the &lt;em&gt;Perfect Purchase Transaction. &lt;/em&gt;&lt;br&gt;&lt;br&gt;In the lower, right-hand corner of each index card, jot down the initials of the individual tasked with executing the particular activity. It would be helpful to conduct this meeting in a conference room with a table long enough to spread out the index cards for easy viewing. Create a snake of index cards, beginning with the first point of contact. As you sift through this snake and examine each index card, determine where any snags or breakdowns occur. Contemplate any ways to improve each interaction.&lt;br&gt;&lt;br&gt;From there, separate the index cards into stacks, sorted by initials. Are any of the stacks top heavy? Do any of the stacks contain more activities than it's humanly possible to service at the level of professionalism needed to "WOW" a customer? Do any cards in these stacks need to be redistributed?       <description>While a short sale may be a last resort for many homeowners facing foreclosure, it also represents a great opportunity for potential home buyers and real estate investors. This article is designed to help answer a few basic questions about the substantial risk and reward involved in this extremely complex and often drawn out process. &lt;br&gt;&lt;br&gt;&lt;strong&gt;What is a Short Sale?&lt;/strong&gt; &lt;br&gt;&lt;br&gt;A short sale is a legally-binding agreement to allow a home to be sold for less than the amount that is owed. And, while short sales are not by any means common or easy, because of increasing inventory levels and foreclosures in some parts of the country, lenders are much more eager to negotiate with borrowers who are having trouble paying their mortgages. For potential home buyers and real estate investors, a short sale also offers a great opportunity to purchase property at a significant discount. &lt;br&gt;&lt;br&gt;However, don't expect a lot of help from the lender without first providing a sales contract from a qualified buyer and all the information required by the lender's loss mitigation department. &lt;br&gt;&lt;br&gt;Of course, lenders are not looking to bail out "flippers" or other borrowers who simply overextended themselves. In most cases, a borrower must have suffered a serious financial hardship that directly caused him or her to default on the mortgage: the loss of a job, a serious illness, or the death of a loved one. &lt;br&gt;&lt;br&gt;A written declaration and supporting documentation demonstrating financial hardship will definitely be required by the lender. This may include pay stubs, tax returns, and liquid asset statements, among other documentation. &lt;img title="short sale pic" src="http://activerain.com/image_store/uploads/3/1/7/1/9/ar120406054791713.jpg" height="191" alt="short sale pic" width="193"&gt;&lt;br&gt;&lt;br&gt;&lt;strong&gt;Key Considerations to Keep in Mind&lt;/strong&gt; &lt;br&gt;&lt;br&gt;The lender will likely issue a 1099 to the seller for the difference between what is owed and the final amount the lender collects after the costs of the sale, including real estate commissions and possibly other charges. This means that the difference or deficiency can be considered as taxable income to the borrower. Some lenders may even attempt to get the existing homeowner to sign a note for the remaining amount due. &lt;br&gt;&lt;br&gt;If there are multiple liens against the property, all lien holders will have to be involved in the negotiation process, not just the first lien holder.       <description>&lt;p&gt;&lt;strong&gt;Do You Live in a High-Cost Region?&lt;/strong&gt;&lt;br&gt;Not everyone will benefit from these temporary loan limit increases, but experts estimate that areas in at least 17 states will be able to take advantage of it. So how do you know if your neighborhood qualifies? &lt;/p&gt;&lt;p&gt;A high-cost region is typically determined by the median value of its homes. The median value is the specific price that is halfway between the least expensive and most expensive home sold in an area over a given period of time. Do not confuse this with the average home price. The median home price is the price at which half of all buyers bought more expensive homes and half of all buyers bought less expensive homes. &lt;/p&gt;&lt;p&gt;If that sounds confusing, don't worry. It is the responsibility of the Department of Housing and Urban Development (HUD) to determine, within the next 30 days, what the median home price is for regions across the country. They sought to identify those traits which employers deemed most important. Nearly 50% of the respondents noted that the role of the personal assistant has changed drastically in the past five years, especially regarding the level of responsibility.&lt;br&gt;&lt;br&gt;First and foremost, the personal assistant is now viewed as a "key member of the team" whose input has merit. Some of those employee's suggestions can make a boss shine if taken seriously, or at least serve as a springboard for brainstorming sessions.       <description>&lt;p&gt;Many homebuyers frequently wonder, "If I am shopping for a home loan will my credit be affected each time a credit report inquiry is made?" &lt;/p&gt;&lt;p&gt;It's a logical and intelligent question to ask; the answer is: not significantly, if the credit checks are done in a short period of time. &lt;/p&gt;&lt;p&gt;When a credit check is made by a potential lender it is called a hard inquiry. When a hard inquiry occurs it does have an impact on your credit score. However, when you're shopping for a mortgage or a car loan, credit bureaus typically cluster the hard inquiries together because the credit reporting bureaus understand that the consumer is shopping for the best loan. &lt;/p&gt;&lt;p&gt;"So for example, if you're shopping for a new mortgage and three potential lenders pull your credit score within three weeks, that is looked at as one inquiry for that purpose," says Steven Katz a spokesperson for TransUnion's TrueCredit.com. &lt;/p&gt;&lt;p&gt;Keeping your credit clean is critical. Katz offers the following advice to help ensure healthy credit. &lt;/p&gt;&lt;p&gt;One card you should not carry: Leave your Social Security card at home. "There is basically no reason that you need to [carry] that with you," says Katz. &lt;/p&gt;&lt;p&gt;Most people have their Social Security card number memorized. If you're not one of those people, then only carry your card with you when you know you need the information on it. Your Social Security card number contains personal information that if it gets into the wrong hands, can cause major credit dilemmas. &lt;/p&gt;&lt;p&gt;Lock it up: Apartment complexes and condominiums typically have locking mailboxes, but these types of secure mailboxes aren't as common in residential, single-family neighborhoods. &lt;/p&gt;&lt;p&gt;"If at all possible, people should have a locking mailbox," says Katz. &lt;/p&gt;&lt;p&gt;Katz says mailboxes with locking devices are becoming more popular at hardware stores because identity theft is spreading. Taking precaution to protect your personal information can save you months of agony. &lt;/p&gt;&lt;p&gt;Shred your documents: Katz says if you don't shred your personal documents and criminals access the information, the result can be devastating to your credit. Criminals will often attempt to open new accounts using your name and information. If they're successful, they will use the new account and divert the account information to the criminals' address or post office box. &lt;/p&gt;&lt;p&gt;"So, you'll never even know that the account was established. They'll be receiving the bills and then just throwing them out. It's ruining your credit." explains Katz. &lt;/p&gt;&lt;p&gt;Keep an eye on your credit card: Katz says while it is difficult, people should not let their credit card out of their sight or else they run the risk of becoming a victim of skimming. &lt;/p&gt;&lt;p&gt;Skimming has become prevalent at some restaurants and gas stations where a clerk might have a small device that scans the consumer's credit card. &lt;/p&gt;&lt;p&gt;"It's a very small scanner that captures all the information that is on the magnetic strip, and then the card's information can be cloned," explains Katz. &lt;/p&gt;&lt;p&gt;Of course, keeping your credit card visible at all times is nearly impossible. Katz says, "If you're going to go to a restaurant in an area that you're a little uncertain of -- that's in a fringe area or you're in a foreign country and you're not too certain about where you're dining -- attempt to use cash." &lt;/p&gt;&lt;p&gt;Also, when using credit cards be sure that the receipt you leave with the merchant does not have your credit card number exposed. Most merchants have credit card systems that only print out the last four digits of a consumer's credit card; however, some still show the entire account number on the print out. If your full credit card account number appears on the receipt, scratch it out with a pen. Additionally, in rare cases where carbon copies are used, ask for the carbon. &lt;/p&gt;&lt;p&gt;Check your credit history &lt;/p&gt;&lt;p&gt;Consumers can check their credit history for free once a year at annualcreditreport.com.       <description>&lt;p&gt;Knowing what questions to ask and what information you need from a borrower is absolutely paramount to your service platform. If you are not getting all of the information you need for your Processor up front, you are putting yourself in a position that could jeopardize your borrower's perception of your knowledge, credibility, and the service that you are providing.&lt;/p&gt;&lt;p&gt;As you go through this section, make sure you understand the reasons, as Alisa has pointed out in the following pages, that you need to not only ask questions, but ask additional questions when you are given certain answers. This will significantly increase the amount of feedback you receive and the amount of documentation you ask your borrower for up front.&lt;/p&gt;&lt;p&gt;From there, hopefully, the borrower will perceive the process as very smooth and efficient. One of the main complaints you hear from borrowers is that the process is too laborious. Make it as easy on the borrower as you can up-front, and make sure that you are asking for all of the proper documentation.&lt;/p&gt;&lt;p&gt;There are a couple of high-producing Loan Officers in my office who are continually faced with a high turnover rate of their team. They are constantly dealing with morale issues and people quitting on them. The main reason they have such high turnover is that they don't do their jobs well.&lt;/p&gt;&lt;p&gt;They rely on their Processors, Transaction Coordinators, and Assistants to collect documentation and qualify borrowers because they don't know how to do it. Remember, credibility is an important issue. If you don't have the respect of those support people that are most important to you, you are going to have serious problems with the efficiency and fluidity of your team.&lt;/p&gt;</description>
