I've been getting a lot of questions lately about the HAP program.    There's a lot of talk floating around about it, and sellers are are wondering if they even qualify for any of the program benefits.

Hood Real Estate Market Report saw 147 sales in January in the Single Family Homes and Single Family Homes on Acreage categories combined.  Average sales price was $129,170.   Median sales price was $115,000.  List/Sell Ratio stood at 97% for this period, and Average Days on Market stood at 128 days. Early this morning, around 5:30 AM, I was watching a national cable news network report on the state of the real estate industry recovery.   The main focus of this report was on the "fact that is is getting very difficult to buy a home" because:
"You MUST have a credit score of at least 720 to buy a home.You MUST have at least 20% down payment to buy a home."

This seller used the Homeowners Assistance Program through the Army Corps of Engineers to help them with closing costs, real estate commissions, etc. If you need to sell and are upside down or short of funds to close, call and let's discuss your situation. If you have PCS orders out of the Fort Hood Area or are a Wounded Warrior with at least a 30% disability, you might be able to use the HAP program.
