Early this morning, around 5:30 AM, I was watching a national cable news network report on the state of the real estate industry recovery.   The main focus of this report was on the "fact that is is getting very difficult to buy a home" because:
"You MUST have a credit score of at least 720 to buy a home.You MUST have at least 20% down payment to buy a home."

Fort Hood foreclosure sales have been fairly brisk for the first half of 2010.    The closed sales tallied at 239 units, with 83 of those homes paid for in cash.
VA loans (81 units) financed the next largest segment of those foreclosed homes for sale, while conventional loans and FHA loanfinancing were just about tied for the remainder of the sales.

home: Killeen Fort Hood Houses for Sale - Will you buy the right one? - 06/30/10 05:44 PM
There are plenty of Killeen Fort Hood homes for sale at the moment, and I think I may have seen them all this summer!    
Last weekend's buyers and I saw 11 houses for sale in Killeen and Copperas Cove, and seems like all we saw was one home after another with NO landscaping, ankle high weeds, expanses of dead grass yard, and even more homes for sale with untreated wood privacy fencing that is suffering in the hot sun. (And these weren't cheap houses, either!) So who wants to own a house like that????   Any takers?  Not me, and not any buyers I've been working … (6 comments)

UPDATE 1/2/09:   Rates were at 5.5%!
 
Great news from local Fort Hood lenders this morning!  Late yesterday afternoon the VA rate plummeted from 6.75% to 6% and stressed buyers can, for the moment, give a sigh of relief. 
If you've been waiting out the rates before committing to a home at Fort Hood, this could be the time to jump in.   Rates have been volatile the past month, swinging between 7% and 7.5%, so 6% is looking pretty good today!

Here are a few  thoughts this afternoon about Fort Hood home builders. 
Some buyers think that buying a home from a nationally known home builder is the way to go.  
These BIG builders offer buyers "the moon" as incentive to buy their homes.   They offer to"pay" closing costs, buy interest rates down, put in refrigerators, sprinkler systems and privacy fences and even more to get the buyer's business.     
By the time the sales pitch is done, buyers are starry eyed and ready to sign that contract!

home: Fort Hood Lenders have Money Available for VA Loans - 10/01/08 12:16 PM
Part of my job is staying informed so I can give advice to my Fort Hood home buyers and sellers.  I owe it to them to be a good source of reliable information.    
For the past two weeks, I've been staying in particularly close touch with local lenders, checking in on movement in interest rates.  I'm also checking on the availability of funds for federally insured loan programs (VA and FHA). 
GOOD NEWS:  The lenders assure me that money is available to lend on VA and FHA loans.  All you have to do is qualify for the loan, as in the past.

A Fort Hood area Buyer Agent called me the other day after we had completed negotiations on one of my listings.  She was feeling a little down, saying she felt like she hadn't represented her clients well in negotiations because they didn't get the seller to give them much in the way of concessions.
I understand exactly what she means.  I've been on the other side, negotiating for my buyers, and come away with less than we wanted.  Sometimes you feel like you went ten rounds in the ring and lost.
